General Information:
All projects requiring design review must receive approval prior to submitting a building permit applicauon. Please

cannot be accepted until all required information is received by the Community Development Department. The

room as our new living room. The DRB Application (copy enclosed) was approved by the DRB on
April 15, 1993andpresantedattheDRBmeetingonApril 21, 1993. Followingthatapproval,we
completed the remodel of our existing living roonr, dining room and kitclren during 1994.

III. TMPORTANT NOTTCE REGARDIN9 ALL SUBMISSTONS TO THE DRB:
A. In addition to meeting submittal requirements, the applicant must stake and tape the project site to indicat.e property lines, building lines and building corners. All trees to be removed must be taped. All site tapings and staking must be completed prior to the pnB site visit. The applicant must ensure that staking
done durj-ng the winter is not buried by snow.
B. The review process for NEW BUILDINGS normally requires
two separate meetings of the Design Review Board: a conceptual approval and a final approval . Applicants
should plan on presenting their development proposal at a minimum of two meetj-ngs before obtaining final
approval.
C. Applicants r^rho fail t.o appear before the Design Review
Board on their scheduled meeting date and who have not
asked in advance that discussion on their item be postponed, wiII have t.heir items removed from the DRB
docket until such time as the item has been
republished.
D. The following it.ems may, at the discretion of the zoning adrninistraLor, be approved by the Comrnunity
Developrnent Depart.ment staff (i.e. a formal hearing before the DRB may not be required):
a. Windows, skylights and similar exterior changes
which do not alter the existing plane of the building; and
b. Building addition proposals not visible from any other lot or public space. At the time such a proposal is submitted, applicanLs must include Iett,ers from adjacent property owners and/or from the agent for or manager of any adjacent
condominium association stating the association
approves of the addition.
E. If a property is located in a mapped hazard area (i.e.
snow avalanche, rockfalI, flood plain, debris flow,
wetland, etc), a hazard study must be submit.ted and the
owner must sign an affidavit recognizing the hazard report prior.to t.he issuance of a building permit.
Applicants are encouraged to check with a Town Planner prior to DRB application to determine the rel-ationship of the property Lo aII mapped hazards.

The review process for NEw BUILDINGS norrnally reguires two separate meetings of the Design Review eoard: a conceptual approval and a final approval . Applicants should plan on presenting their developrnent i-roposal at a minimum of two meetings before obUaiiing tinai approval .
Applicants who fail to appear before the Design Review Board on their scheduled neeting date and who have not asked in advance that discussion on their itern be postponed, will have their items removed fron the DRB docket unLil such time as the'item has been republished.
The following itens may, at the discret,ion of the zoning administrator, be approved by the Community Development Department staff (i.e. i formal heariig before"ghe DRB may not be reguired):

As technology has progressed, a new type of hot tub and spa has been developed. This new
iype is essentaliy a self-contained unit with all plumbing, etc., containecj within the structure of
the unit. The only necessary component for this Vpe of unit is an electrical outlet. For the
Town's purposes, these units will be considered. moveable/portable hot tubs and spas.

ltl tr'l 4. Hazards - A hazard letter will not be required unless some other structure, as defined
lu ! I ' in Section 18.04.310 of the Town of Vail Municipal Code, is also being added. Specific
requirements for structures in hazard areas are in Section 18.69 of the Town of Vail
zoning code. Maps indicating hazard areas are available in the Communig
Development Department office.
A hot tub may be added to an existing, conforming (legai; OecX. Decks may encroach into
setbacks, incluCing front, rear, side and creek, either 1/2the setback distance or 10 feet if
within 5 feet of grade, or 1/2 the setback distance cr 5 feet if more than 5 feet from grade.
Please refer to Section 18.50.050, 18.58.060 and 18.58.300 of the Town of Vailzoning code
for the specific regulations. Requests for hot tub/spa encroachments into setbacks further
than allowed for decks may be approved by the Design Review Board. Other secticns cf the
code, which are not cited in this memo, may also be applicable to some installations.
All completed applications for movable/portable hot tubs will be reviewed by staff. No
approval can be given without all the necessary information as iisied abc.re.
This review program is not applicable to permanenUbuilt-in hot tub/spa units.
The Town will not regulate 'temporary' hot tubs which are sited for less than a 48-hour period.

available. The Series 2PV is designed
to maintain a constant unifiorm heat
throughout your home. So, it's not

hydronic system you'll never

Hydronic sysrcrns can be zoned easily,
senses temperatures in the flueways.
For example, if the fluervays, within
the boiler, become blocked or
restricted, the flame rollout switch nill
automatically shut off the main gas
burner to prevent damage to your

must be replaced. The boiler cannot be
restaned until the obstruction is
cleared and a new switch is installed.

Roll-Out switch (FI|S), standard on al
2PV models, is a thermally activated
switch, located near the burners, that

monitor ducr and shuts off the main
gas burner. The BVS is only necessary
on the natural vent models. For PV
models with non-metallic venting
there is a thermal vent slvitch to
monitor the temp€rature of the plastic
venting. This switch is not required by
code, but Burnham feels it is an added
feature necessary for yow safery and
the long life of your boiler.

Venting Packages:
The Series 2PV is available with three separate venting packages: a natural vent package and two polr'er
vent packages, Plexvent or AL29-4c stainless steel. When ordering the Series 2PV boiler, specify the venting
package desired. For detailed information on venting requirements, refer to the section on venting in the
Installation and Ooeration manual.
The narural vent 2PV may be vented into
fueclay tile-lined masonry chimneys. Never vent into
an unlined masonry chimney. Type B, BW, or L double
wall metal vents, located inside the heated space, may
be used. The natural vent 2PV boiler is designed to be
vented into a common lined chimney with a gas-fued
domestic water heater.
The power vent 2PV is des@ed to vent directly
through the wall using only Burnham's approved vent
s/sterns: UL approved Plexco's Plexvent or AL29-4C
stainless steel pipe.

The Series 2PV is efficient by
design. At the heart of every 2PV
boiler is a dependable cast iron
exchanger that not only enhances
energr efficiency, but also improves
boiler performance. A fuaft inducing
fan pulls hot gases tbrough the heat
exchanger at just the right speed for
optimum efficiency. Together, the heat
exchanger and fan provide for more
heat with less fuel and eliminate heat
loss through the vent. No vent
damper is required.
The Series 2PV is equipped with
split controls: an operating/high limit
control, a transformer and a circulator
relay. By using ''off+he-shelf"
sep;uate controls instead of a
combination control. BuInham@ has
simplified replacement and reduced
reDlacement costs. The location of the
controls also makes regular servicing
easier because every.thing is up front.
It is also equipped with a prepurge
ignition module which allows the fan
to purge air through the boiler and
vent system to clear the system and
make sure there is no blockage in the
vent beFore trying for ignition. The
Series 2PV is equipped rvith an
electronic spark ignition pilot (EI) for
all narural and propane gas models to
increase fuel efficiency. Coupled with a
redundant gas valve, the system shuts
down upon lost pilot flame within 0.8
seconds. The control anangement
provides for a 90 second try for pilot
relight following shutdown. If after
that length of time the pilot is not re-
estabtshed the entire system goes on
safery shutdown. After 5 or 6 minutes
the unit rvill retry for ignition and
continue to do so on a programmed
basis until a pilot is established or the
thermostat is set below room
remperarure.

lvlr. Crosby submitted plans for a hot tub, deck,
and storage areafretalning wa1 1 August lO, 1978.
During the presentation Mr. Crosby mentioned that
he was going to put some play equipment to the
south of the deck area. The play area was represented
as being slightly graded with a berm above the retaining
wal1. The hot tub, deck, and retaining wa1l were
approved at that session.
It came to tbe staff 's attention that l'{r. Crosby
had excavated a large flat area on his south yard-
generally at street leve1 on one end and approximate
8' below grade on the other. Two Stop Work orders
have been issued on the entire project and Mr. Crosby
has been requested to submit a site and landscaping
plan to the Design Review Board.
