Val1ey First Filing Dear Curt: on April L5, the Design Review Board gave preliminary approval to the design of the Thompson residence with the understanding that the st,one on the north side would be studied and several window changes considered. We wish to remind you that only one fireplace may be a wood burning fireplace. Bill Andrews, Town eng'ineer, reviewed the project and is asking for a preliminary title report and spot elevations on the driveway. He stated that you must be prepared to bore under Vail Valley Drive for electrical service because Vail Valley Drive has new paving and the Town does not want the road to be cut. We understand that the dwelling will not encroach onto the utitity easement at the rear of the lot. This project is scheduled for second review on April 27. Loose and disturbed soils should be removed and the subgrade compacted prior to the footing construction. Other design and construction criteria relating to geotechnical aspects of the site are presented in bhe body of the report. PURPOSE AND SCOPE OF STUDY This report presents the results of a subsoil study for foun- dation design of a proposed residence to be Iocated on Lot g, Block 3, Vail VaIIey, 1st FiIing, in Vai1, Colorado. The project site is shown on Fig. 1. The study was eonducted in aecordance with our proposal to James Thompson dated April /, 1987, A field exploration program consisting of exploratory borings was conducted to obtain information on subsurface conditions. Samples obtained during the field exploration were tested in the laboratory to determine cl.assification and engineering properties of the on-site soils. Results of the field exploration and laboratory testing were analyzed Lo deveLop recommendations for foundation types, depths and allowable pressures for the proposed building foundation. The results of the field exploration and laboratory testing are presented in the report. Design parameters and a discussion of geoteehnical engineering considerations related to construction of the residence are included in fhe report. PROPOSED CONSTRUCTION At the time of this study, design of the bullding was in progress. We understand the strucLure will be located on the site as shown on Fig. 1 and be two to three stories of wood frame construction. Some of the building exterior will have a rock facade. The foundations and lower floors will be stepped with the slope of the hiLlside. The entryway at the downhill side will be a partial basement leveI cut into the hil1side. Maximum cut depth will be about 6 to 8 feet. Lower floors will be construebed as bobh slab-on-grade and structural over crawl space. Approximate lower floor levels are shown on Fig. Z. Structural loadings, as provided, brill be relatively Iight, about 2 kips per foot for continuous walls and 15 to 25 kips for columns and point loads. If building or grading plans change from those descrlbed, we should be contacted to provide geotechnical review and additiona] analysis as necessary. SITE CONDITIONS At the Lime of our field work the subject Iot, which is located on the downhill side of VaiI Valley Drive, was vacanL. The terrain is generally a moderately sloping norbhwesberly facing hillside wi.th grades of abouL 15f Lo 2O%. Elevation difference across the proposed building is about 10 feet. Total elevati.on difference across the lot is on the order of 50 feet. The site was covered wlth up to about 1/2 fooL of snow at the time of our field work, and appears naturally vegetated with weeds and grass. There are existing residences on the adjacent lots to the east and west of the subject 1ot. The buildings are 1 1/2 Lo 2-story structures with walk-out type basemen.t levels daylighting to the north. FIELD EXPLORATION The field exploration for the project was conducted on April 8, 198?. Two exploratory borings brere drilled at the locations shown on Fig. 1, to evaluate subsurface conditions. The borings were advanced with 4-inch diameter auger powered by a truck-mounted dri1l rig.The borings were logged by a representative of Chen & Associates, Inc. Samples of the subsoils were taken with 1 3/8-tnch and 2-inch I.D. spoon samplers. The samplers r,rere driven into the subsoiLs at various depths with blows from a'lqO-pound hammer falling 30 inches. This test is similar to the standard penetration test described by ASTM Method D-1586. The penetration resistance values are an indication of the relative density or consistency of the subsoils. Depths at which the samples were taken and the respective penetrabion resistance values are shown on the Logs of Exploratory Borings, Fig. 2. The samples were returned to our laboratory for review by the project engineer and testing. The subsoil profiles generally consisted of from about 31/? Lo 41/2 feet of organic t,opsoil underlain by silty to very.silty sands and gravels to the depths dril1ed, 20 and l0 feet. At Hole 1, a layer of very elayey and silty sands was encountered from a depth of about 13 to 19 feet. PenetraLion resistance values indicate the coarser granular soils are generally medium dense, and the sand layer is loose and soft. Laboratory testing performed on samples obtained included in- situ moisture content and dry density, gradation analyses and liquid and plastic limit testing. Results of swell-consolidation tests performed on relatively undisturbed drive samples of bhe finer portions of the subsoils are shown on Fig. ll . The results indicate the subsoils possess low to moderate settlement potential under light surcharge loadings and some potential for additional settlemenb when wetbed.A gradation analysis performed on a small diameter drive sample (minus 1 1/2-inch fraction) of the subsoils is presented on Fig. 5. The laboratory testing is summarized on Table I. No free water was encounterd in the borings at the time of drilIing. When Lhe borings were checked one day following drilling, water leveIs in the borings were from 13 to 18 feet below the ground surface. Seasonal developmenL of perched water or rise in water ]evels should be expected. The subsoils were moist to highly moist and wet with depth. The design and construction criteria presenLed below should be observed for a spread fooLing foundation system. The con- sLrucLion criteria should be considered when preparing project documenLs 1) Footings placed on the natural granular subsoils can be designed for an allowable soil bearing pressure of 2000 psf. Based on experience and the assumed light foundation Ioads, we expect settlements of footings designed and con- structed as discussed in this section will be about 1inch. Some additional settlement could occur if significant weLting of the bearing soils were to occur. 2) Prior to the footing construction, aIl topsoil, filI and any loose or disturbed soils should be removed and the footing bearing leve1 extended down to competent bearing soils.
