SCOPE OT STT]DY
This report presents the results ofa subsurface Soils and Foundation Investigation for the
proposed residence to be constructed on Lot 12, Innsbruck Meadows, Town of Vail, Eagle County,
Colorado. The purpose ofthe subsurface soil and foundation investigation was to determine the
engineering characteristics ofthe foundation soil and to provide recommendations from a
geotechnical point ofview for the foundation design, grading, and drainage.
SITEDESCRIPTION
The proposed building site is on the south side of Kinnikinick Road, approximately 120 feet
west ftom the intersection with Basingdale Boulevard, in the Innsbruck Subdivision in West Vail,
Eagle County, Colorado. The topography of the site is relatively flat to moderate, sloping to the north.
The vegetation consisted ofgrass. There were no stuctures on the lot.
PROPOSED CONSTRUCTION
It is understood that the proposed residence will consist of a two to three story wood frame
construction with garages underneath. Loads are anticipated to be light, typical of residential
construction.
If the finalized plans differ significantly from the above understanding, we should be notified
to reevaluate the recommendations of this report.
F'IELD II{VESTIGATION
The field investigation conducted on June 20, 1996, consisted ofobserving, logging and
sampling one test pit. The test pit was excavated with a trackhoe. The test pit location is shown on
Figure No. l.Summary of the soil profile is shown on the Subsurface Exploration Logs, Figure No. 1.
Soil samples for laboratory soil analysis and observation were taken at selected intervals.
SIIBSURFACE SOIL AND GROUNDWATER CONDITION
As shown on the Subsurface Exploration Logs, Figure No. l, the subsurface soil conditions
consisted ofabout 3 feet ofTopsoil, over clayey-sandy Gravel to the maximum depth explored of8
feet. Ground water was not encountered in the test pits; however, the moisture increased with depth.
The soil samples were tested for grain size distribution. The test results are shown on Figure No. 3.
Beyond the preliminary soil investigation, from July I tkough July 9, 1996, we visited the
site several times. The pu{pose of our site visits was to observe the soil exposed in the foundation
excavation. The north halfofthe excavation was stepping lower than the south half. Cleyey-sandy
gravel was exposed at the bottom ofthe excavation. Proofrolling ofthe excavation showed firm
base on the lower excavation, while the upper excavation exhibited pumping. During the following
site visits we observed trenches excavated tlrough the soft soil. Two trenches were dug, one on the
west and one on the east side of the excavation. The east trench was about 4 feet deep, while the
west trench was l0 feet deep. Both trenches were bottomed into firnr, gravelly soil. One possible
soft area remained. This area was at the southwest corner of the west trench. We could not observe
proofcompaction ofthis area because ofa broken tamper.
FOI'NDATION RECOMMENDATIONS
The proposed residence should be supported with conventional type spread footings,
designed for a maximum allowable soil bearing pressure of 2,000 psf. The footings should be placed
on the undisturbed clayey-sandy Gravel. Minimum width of l6 inches is recommended for the
continuous footings and 2 feet for the isolated footing pads. Continuous foundation walls should be
well reinforced, top and bottom, to span an unsupported length ofat least l0 feet.
A minimum of 48 inches of backfill cover is recommended for frost protection of the footing
subsoils. The foundation excavation should be free from excavation spoils, frost, organics and
standing water. Soft spots encountered in the foundation excavation should be overexcavated and
backfilled, in 8 inches loose, level lifts and compacted to l00Yo of the maximum dry density and
within 2 percent of the optimum moisture content as determined in a laboratory from a Standard
Proctor test (ASTM D-698). Structural fill placed under footings should be tested by the engineer or
her representatives on regular basis.
SLAB CONSTRUCTION
The natural on-site soils, exclusive of topsoil, organics, and fill, are suitable to support
lightly loaded slab-on-grade construction. The subgrade for the slab-on-grade construction should be
proofcompacted to detect and remove soft spots. Soft spots that have to be overexcavated and
backfilled with structural material, and other underslab fill should be constructed with the on-site soil
or other suitable material, compacted to a minimum of 95 percent of the maximum standard Proctor
density (ASTM D-698). Suitable material should be free from topsoil, organics and rock fragments
greater than 3 inches.
The concrete slab should be constructed over a 4-inch layer ofclean gravel consisting of -3/4
inch gravel with at least 50% retained on the No. 4 sieve and less than 3 percent passing the No. 200
sieve.
The concrete slab-on-grade should be reinforced and controljoints scored according to the
American Concrete Institute requirements and per the recommendations of the designer to reduce
damage due to shrinkage. The concrete slab should be separated from the foundation walls and
columns with expansion joints to allow for independent movement without causing damage.
RETAIhIINGWALLS
Foundation walls retaining earth and retaining structures that are laterally supported should
be designed to resist an equivalent fluid density of60 pcffor an "at-rest" condition. Laterally
unrestrained structures retaining the on-site earth should be designed to resist an equivalent fluid
density of40 pcf forthe "active" case.
The above design recommendations assume drained backfill conditions and a horizontal
backfill surface. Surcharge loading due to adjacent structures, weight oftemporary stored
construction materials and equipment, inclined backfill and hydrostatic pressure due to undrained
bacldll should be incorporated in the design. Every attempt should be made to prevent the buildup
ofhydrostatic pressure behind the retaining wall.
UNDERDRAIN SYSTEM
To reduce the risk of surface water infiltrating the foundation subsoil, installation of a
foundation perimeter drain is recommended. The foundation perimeter drain should consist of a 4-
inch diameter perforated pipe sloped to a suitable gravity outlet, or to a sump pump location, at a
1/4 inch per foot ifflexible or at a l/8 ofan inch ifrigid pipe is used. The bottom ofthe trench
adjacent to the footing should be lined with a polyethylene moisture barrier glued to the foundation
wall. The drain pipe should be placed over the moisture barrier and covered with a minimum of 6
inches of -3l4 inch free-draining granular material. Geotextile M.afi l40N or equivalent) should be
used to cover the free-draining gravel to prevent siltation and clogging ofthe drain. The backfill
above the drain should be granular material to within 2 feet ofthe ground surface to prevent a
buildup of hydrostatic pressure. The top one foot ofthe bacldll material should consist of a
relatively impervious fill. The bacldll should be sloping away from the building.
SITE GRADING AND DRAINAGE
A grading plan was not available for review at this time.
Exterior backfill should be compacted at or near the optimum moisture content to at least
95Yo of the maximum standard Proctor density under pavement, sidewalk and patio areas and to at
least 90% of the maximum standard Proctor density under landscaped areas. Mechanical methods of
compaction should be used. Do not puddle the foundation excavation.
The site surrounding the building structure should slope away from the building in all
directions. A minimum of 12 inches in the first l0 feet is recommended in unpaved areas, and three
inches in the first l0 feet in paved areas. The top ofthe granular foundation backfill should be
covered with a minimum of I foot of relatively impewious fill to reduce the potential of surface
water infiltrating the foundation subsoils. Surface water naturally draining toward the proposed
building site should be diverted around and away from it by means of drainage swales or other
approved methods.
The roofdrains and downspouts should extend and discharge beyond the limits ofthe
bacldll.
I,AWN IRRIGATION
It is not recommended to introduce excess water to the foundation soils by installing
sprinkler systems adjacent to the building. The installation ofthe sprinkler heads should insure that
the spray fiom the heads will not fall within 5 feet of foundation walls, porches or patio slabs. Lawn
inigation must be controlled.
LINIITATION
This report has been prepared according to locally accepted professional Geotechnical
engineering standards for similar methods oftesting and soil conditions at this time. There is no
other warranty either expressed or implied.
The findings and recommendations ofthis report are based on field exploratioq laboratory
testing of samples obtained at the specific locations shown on the Location Sketch Figure No. I and
on assumptions stated in the report. Soil conditions at other locations may vary, which may not
become evident until the foundation excavation is completed. If soil or water conditions appear to
be diferent from those described in this report we should be contacted immediately to reevaluate the
recommendations of this report.
This report has been prepared for the exclusive use of Mr. Bob Borne for the specific
application to the proposed residence structure to be located on Lot 12, Innsbruck Meadows, Town

III. TMFORTAIIT IK)TICE REGABDING ALL STIBITISSIONS lDO THE DRB:
A. In addition to meeting subnittal requirenents, Lheapplicant must stake and tape the project site toindicate property lines, building lines and buildingcorners. All trees to be removed must be t,aped. Allsite tapings and staking must be completed prior to the
DRB site visit. The applicant must ensure that stakingdone during the winter is not, buried. by snow.
B. The review process for NEW BUIIJDINGS normall.y requirestwo separate meetings of the Design Review Board: aconceptual review and a final review.
C. Applicants who fail to appear before the Design ReviewBoard on Eheir schedul.ed meet,ing dat,e and who have notasked in advance that discussion on their iuem bepoEtponed, will have their itens removed from the DRB
agenda until such time as the iten has been
republished.
D. The folLowing items may, aE the discret,ion of thezoning adsrinistraEor, be approved by the Conrnunity
Development, Department staff (i.e. a formal hearingbefore the DRB may not be required):
a. Windows, skylights and similar exterior changeswhich do not alter the existing pLane of thebuilding; and
b. Building addj.tions not visible from any other lotor public space. At the time such a proposal issubmitted, applicants must incLude letters fromadjacent property owners and,/or from the agent foror nranager of any adjacent condorniniun associationsLating Lhe association approves of the addition.
E. If a property is located in a mapped hazard area (i.e.
snow avalanche, rockfall, flood plain, debris flow,wetland, etc.), a hazard study must, be submitted andthe owner musE sign an affidavit recognizinq the hazardreporL prior to the issuance of a building pernit.
