on the undishrbed silty, gravelly sand with cobbles. See

SCOPE OF'STUDY
This report presents the results ofa subsurface soil and Foundation Invostigation for a
proposed residence to be consb'cted on Lot 44, Vail vilage west, Filing l, at 1g07 Arpine
Drive' Town of vail, Eagte county, colorado. The purpose of the subsurface soil and foundation
investigation was to detennine the engineering characteristics ofthe foundation soil and toprovide recommendations forthe formdation design, gnding, and drainage. Geologic hazard
studies are outside ofour scope ofsernices.
SITE DESCRIPTION
Lot M is at l 802 Arpine Drive in the Town of vail, Eagle comty, colorado. The lot is
on the north side of the rroa4 rrytich is lhe dormhill side. It has steep topography. Vegetation on
the lot consisted ofpines and aspens. Drainage is to the north and northwest. Lots 42 (north) &

45 (west) had residencss and lot 40 (east) was vacant. Lot 44 is vacant.
PROPOSED CONSTRUCTION
We understand that the proposed residence will consist of two stories, wood frame
construction with a walkout basement, on a concrete foundation. We anticipate loads to be light,
typical of residential construction.
If the finalized plans differ significantly from the above understanding, they should notifi
us to reevaluate the recomrnendations of this report.
I'IELD IIYVESTIGATION
'rhe field investigation conducted on November 8,2004,consisted of excavating, logging
and sampling one test pit. Excavation of the test pit was done with a scat-Trak 2345, mini
trackhoe' The test pit location is shown on Drawing No. l. we show the soil profile of the test
pit on the Subsurface Exploration Log, Figure No. l. soil samples for laboratory soil analysis
and observation were taken at selected intervals.
SUBSURFACE SOIL AIYD GROIJNDWATER CONDITION
The soil profile encountered in the test pit was as follows: Test pit No. I had two feet of
topsoil over five feet of light browq silty, gravelly sand with cobbles. Ground water was not
encountered in the test pit.
we sampled the soil in the test pit at random intervals. The soil samples were tested in
our laboratory for grain size distribution and natural moisture content.

F'O{JNDATION RECOMMENDATIONS
The proposed residence should be supported with conventional tlpe spread footings,
designed for a maximum allowable soil bearing pressure of 1500 psf. The footings should be
constructed on the undisturbed silty, gravelly sand with cobbles. Ground water was not
encountered in the test pit at the time of our site visit. We recommend minimum width of 16
inches for the continuous footings and 2 feet for the isolated footing pads. Continuous
forurdation walls should be reinforced top and bottom to span an unsupported length ofat least
10 feet.
We recommend a minimum of 48 inches of backfill cover for frost protection of the
footing subsoils. The foundation excavation should be obsertted by the undersigned engineer to
verifu that the soil conditions encountered during construction are as anticipated in this report.
The foundation excavation should be free from excavation spoils, frost, organics and standing
water. We recommend proof-rolling ofthe foundation excavation. Soft spots detected during
the proof-rolling, should be removed by overexcavation. Any overexcavation within the
proposed foundation, should be backfilled, in 8 inches loose level lifts and compacted to 100%
of the maximum dry density and within 2 percent of the optimum moisture content as
determined in a laboratory from a Standard Proctor test (ASTM D-69g). A structual fill, placed
under footings should be tested by the engineer or her representatives on regular basis.
SLAB CONSTRUCTION
The natural on-site soils, exclusive oftopsoil and organics, are suitable to support lightly
loaded slab-on-grade constuction. The subgrade for the slab-on-grade construction should be
proofcompacted to detect and remove soft spots. They should backfill overexcavated soft spots
and other underslab fill with the on-site soil, free from topsoil and organics, or ottrer suitable
material, compacted to a minimum of 95 percent of the maximum standard proctor density
(ASTM D-698)' Suitable material should be free from topsoil, organics and rock fragments

greaterthan 3 inches.
The concrete slab should be conshucted over a 4-inch layer ofclean gravel consisting of-
3/4 inch gravel with at least 50% retained on the No. 4 sieve and less than 3 percent passing the
No. 200 sieve.
They should reinforce the concrete slab-on-grade and score control joints according to the
American Concrete Institute requirements and p€r the recommeodations of the designer to reduce
damage due to shrinkage. The concrete slab should be separated from the foundation walls and
columns with expansion joints to allow for independent movement without causing damage.
RETAIIYING WALLS
Foundation walls retaining earth and retaining structuros that are laterally supported
should be designed to resist an equivalent fluid density of60 pcffor an ..at-rest,, condition.
Laterally unrestrained structures, retaining the on-site earth, should be designed to resist an
equivalent fluid density of 40 pcf for the ..active" case.
The above design recommendations assume drained backfill conditions and a horizontal
backfill surface. Surcharge loading due to adjacent structures, weight oftemporary stored
construction materials and equipment, inclined backfill and hydrostatic pressure due to
undrained backfill should be incorporated in the design. They should try to prevent the buildup
of hydrostatic pressure behind the retaining wall.
T'NDERDRAIN SYSTEM
To reduce the risk of surface water infiltrating the foundation subsoil, we recommend
installation of a foundation perimeter drain (see Figure No. 2). The foundation perimeter drain
should consist of a 4-inch diameter, perforated pipe, sloped to a suitable gavity outlet, or to a
sump pump location, at a l/4 inch per foot for flexible or at a l/g of an inch for rigid pipe . The
drain pipe should be covered with a minimum of 6 inches of -3l4-inch free-draining granular

material. Geotextile (Mirafi l40N or equivalent) should be used to cover the free-draining gravel
to prevent siltation and clogging ofthe drain. The backfill above the drain should be granular
material to within 2 feet of the ground surface to prevent a buildup of hydrostatic pressqre.
SITE GRADING AI\ID DRAINAGE
The following recommendations are general. Exterior backfill should be compacted at or
near the optimum moisture content to at least 95% of the maximum standard proctor density
under pavement, sidewalk and patio axeas and to at least 90% of the maximum standard proctor
density under landscaped areas. They should use mechanical methods of compaction. Do not
puddle the foundation excavation.
The site surrounding the building stmcture should slope away from the building in all
directions. A minimum of 12 inches in the fust l0 feet is recommended in unpaved areas, and
three inches in the first l0 feet in paved areas. The top ofthe granular foundation backfill
should be covered with a minimum of I foot of relatively impervious fill to reduce the potential
of surface water infiltrating the foundation subsoils.
Surface water naturally draining toward the proposed building site should be diverted
around and away from it by means of drainage swales or other approved methods. The roof
drains and downspouts should extend and discharge beyond the limits of the backfill.
LAWI\ IRRIGATION
It is not recommended to introduce excess water to the foundafion soils by installing
sprinkler systems next to the building. The installation of the sprinkler heads should insure that
the spray from the heads will not fall within l0 feet of foundation walls, porches or patio slabs.
Lawn irrigation must be contolled.

This report has been prepared according to tocally accepted Professional Geotechnical
Engineering standards for similar methods of testing and soil conditions at this time. There is no
other warranty either expressed or implied.
The findings and recommendations of this report are based on field exploration,
laboratory testing of samples obtained at the specific locations shown on the Location Sketch,
Drawing No.l and on assumptions stated in the report. Soil conditions at other locations may
vary, which may not become evident rmtil the foundation excavation is completed. If soil or
water conditions seem different from those described in this report we should be contacted
immediately to reevaluate the recornmendations of this report.
This report has been prepared for the exclusive use of Mr. Mike Dantas, Dantas Builders
for the specific application to the proposed residence on Lot 44,Vail Village West, Filing l,
Town of Vail, Eagle County, Colorado.

letter. Indicate which olan sheet, detail, specification, or calculation shows the requested
information. Please send revisions to the attention of the olans examiner with the building
permit apolication number noted.
o Please be sure to include on the resubmittal the engineer's or architect's "wet" stamp, signature.
reoistration number and date on the cover page of any structural calculations, all structural
details and structural sheets of the plans. For commercial or multi-family proiects all sheets of
the olans must be stamped.

Architectu ra I Com ments:
1 Amend plans to provide details for vehicle barriers at the edges elevated driveway/bridge. Vehicle
barriers are required where driveway surface is 30" or more above grade per IBC 406,2,4, Barriers
must be designed per IBC L604.7.3 to accommodate a 6000 pound horizontal load. Coordinate with
structural drawings to provide a complete detail stamped by the engineer. Clearly show extent of
barrier on the site plan, floor plans, and elevations. Vehicle barriers may not extend closer than 5'to
edge of asphalt per TOV Public Works. Vehicle driveway must not be greater than 30" above grade
in the area within 5'of the edge of asphalt.
2 Revise top of footing elevations on the driveway/bridge foundation on the site plan and foundation
plan. Footings must extend a minimum of 48" below finish grade.
3 Coordinate location of the proposed driveway bridge foundation with the Excel Energy high pressure
gas line location.
4 Amend plans to show location of proposed Fire Department access stairway.
5 Amend stairways to show the following: (R311,5)
-minimum width of stairways shall not be less than 36"
-maximum riser height 7 3/+"
-minimum tread depth of 10"
-minimum headroom clearance of 6"-8"
-handrail on at least one side of stairway 34u-38" above nosing of treads
-handrail ends to be returned to wall or terminate in newel posts
-handgrip portion of handrails shall be t tl4"-2" in cross sectional dimension
-handrails to be continuous between landings (can be interrupted by a newel post at a turn)
-stairway shall not rise more than 12'vertically between landings
-for circular, spiral and winding stairs detail requirements in R311.5.8 and IBC1009
6 Amend plans to include guard details. Guards are required at unenclosed floor openings, landings,
balconies or porches which are more than 30" above grade or floor below. Specifu minimum 36"
height and openings that a 4" sphere cannot pass through.
7 Clearly indicate on plans types of fireplaces proposed.
8 Amend south building elevation to show extent of driveway bridge to the connection at Alpine Drive.
Show all distances to finish grade.
9 Specify a self closing, weather-stripped door into mechanical room and outside combustion air for
appliances located in the room with access from guest suite on the lower level. (IMC 303)
Structural Comments:
10 Revise structural specifications to reference design under the 2003 IBC as adopted by the Town of
Vail.
11 Revise wind and seismic specifications per 2003 IBC requirements.
12 Revise design criteria at all e*erior decks for a minimum 100 psf live load (snow).
13 Include complete construction details for vehicle barriers at the elevated driveway per IBC L607,7
14 Revise design criteria for driveway bridge. Design must accommodate a 50psf vehicle load with a
2000# load over 20 square inches plus a 100 psf snow load. Also coordinate driveway loading

criteria with the proposed use of the bridge. If driveway bridge will receive truck traffic, construction
staging or materials storage, additional analysis will be required. Refer to IBC 1607,6 for truck
loading criteria.
15 Include complete specifications with manufacturer's structural loading criteria for the steel grate
system proposed for the driveway.
16 Revise top of footing elevation at the driveway bridge foundation. Footings must be a minimum of
48" below grade for frost protection. Site plan and Sheet 7
17 Include construction details for the interior pad and thickened slab footings. Sheet 7
18 Include construction details for all exterior footings. Include reinforcement details for the vertical

19 Provide details for suppoft of stone or masonry veneer.
20 Specifo base plates and attachment at all TS columns. Sheet 7
21 Include post to beam connection details for the driveway steel frame. Sheet 7
22 Include foundation beam pocket and end bearing details for the steel driveway beams. Sheet 7
23 Include construction details for support of the fireplace framing. Sheet 8.
24 Show ledger or other support for floor joists over the guest suite where framing into the concrete
foundation wall. Sheet 8.
25 Include construction details for attachment ofthe cantilevered deckjoists to the TJI joists. Sheet 8
26 Amend plans to clearly identify alljoist and beam hangers. All framing sheets

Hi Chris. I reviewed the plan with the anticipation that we would not be travelling on the driveway. The
stairs will allow access, and are being installed with a monitored fire alarm system in lieu of a Bprinkler
system. We will stage in the street. Mike.

I am reviewing the plans for the Raiola permit. Wanted to let 1pu know my plan sets do not show any
stairs from the street as noted on your condition. Also, do you need an area of the driveway/bridge for
staging to be designed for fne truck loading? or would staging just be on Alpine Drive? Gunently the
driveway/bridge is not designed for fire trucks.

From a Public Works stand point we have not rggulated private bridge loads in the past. However if Fire
is planning on staging on it obviously would need an additional load requirement.

As I was finalizing the letters of credit that I have accepted for various residences this year, I came across the
letter of credit that you submitted in July for the remainder of the work at your residence. I drove by yesterday to
check on the status of the work and saw that not all items have been completed. Because the letter of credit
expired on August 18, 2006, the Town's wish is to have the work completed and be able to release the bond as
soon as possible, but by the end of the year at the latest.

I apologize for my delay in responding to your request for light fixtures. I have filed the cut of the
H-Lite fixture, #H-716'l-B-77 in our files as the final light fixture for your residence, to be located in the
previously approved locations on the site plan.
Just let me know when 1lou have the fixtures up. At that point, we can go about getting lour bond
refunded to 1ou, provided everything else is done at that time as well.

Thank you for inquiring about the changes that have occurred to the driveway design at Lot 44. Per the Vail Town
Code Development Standards Handbook and Zoning Regulations, walls greater than three feet (3') are not
allowed within the front setback unless they are associated with access to a garage that is also located within the
front setback.
5. Height Limitations; Fenceg hedges, walls and landscaping screens shall not exceed three feet
(3') in heightwithin any required front setback area (Section 14-10-H-5). '
L. Retaining walls up fo sr'i feef (6') in height may be permifted in the setback by the Design Review
Boad when associated with a permitted garage as referenced in subsection K (Sectionl2-21-1+L)
Therefore, the constructed walls must remain less than three feet in height in order to avoid proceeding through
the Planning and Environmental Commission with a variance request for wall height. StafPs suggestion would be
to reduce each concrete wall to three feet or less in height and then add a railing of the same design that has
been constructed along the remainder of the driveway in order to provide a safe and aesthetically compatible
situation. An application for design review will be required for any changes that have already been made to the
driveway^vall design as well as the changes that are being proposed for the driveway^^rall design.

Dear Jay,
Thank pu for submitting a design review application for several changes to the approved set of plans. I have
staff approved the following items:
1. The addition of two windows to the office dormer;2. The extension of the deck at the northeast of the lot by one foot to the north;3. The change in the color of the metal roofing material from "black'to'Galvalume";4. The change in the color of the stucco and siding to the Behr custom color sample ("Dark Taupe')
submitted with the application;5. The change in the color and style of the garage door to a "white" Carriage-House style door (with the
condition that the door be no other material than painted white wood).6. The peak of the office ceiling to 10' 2" will need to be indicated on a section drawing of that area of the
residence.
However, I will be unable to stafr apprcve the rcmoval of the prcposed trees af fhe south srde of the lot due to the
fact that the eventual placement of those frees was a condition of approval specified by the Design Review Board
at its final review of the reslUence on Aprit 6, 2005.
Finally, t have enclosed the Design Review Board Action Form for your records. Please don't hesitate to contact

activities pursuant to this permit, if such injury, loss, or damage is caused in whole or in part by, or is claimed
to be caused in whole or in part by, the act, omission, error, professional error, mistake, negligence or other
fault of the applicant, his contractor or subcontractor or any officer, employee or representative of the
applicant, his contractor or his subcontractor. The applicant agrees to investigate, handle respond to, and to
provide defense for and defend against, any such liability, claims, or demands at the sole expense of the
applicant. The applicant also agrees to bear all expenses relating thereto, including court costs and

That the permit may be revoked whenever it is determined that the encroachment, obstruction, or oiher
structure constitutes a nuisance, destroys or impairs the use of the rightof-way by the public, constitutes a
traffic hazard, or the property upon which the encroachment, obstruction, or structure exists is required for
use by the public; or it may be revoked at any time for any reason deemed sufficient by the Town of Vail.
That the applicant will remove, at his expense, the encroachment, obstruction, or structure within ten days
after receiving notice of any revocation of said permil

design review application (DRB050216) and have also approved the original set of submitted building permit
plans (8050104) and the revised foundation plan submitted by Dave lrwin on June 1st, which reflects a new
foundation plan ensuring the absence of Gross Residential Floor Area within the front setback. Please note that

Dear Jay,
Thank you for submitting building permit sets of plans for review by various Town Departments. Unfortunately,
the Planning Department has denied the building permit set of plans due to items reflected in the building permit
set that were not approved by the Design Review Board on the date of final review. I have listed below the
conditions of approval from the original final approval dated April 6, 2005 and have followed each condition with a
summary.
1. At the time of building permit submiftal, the applicant shall demonstrate that at least 25% (9.5'
feet) of the 38 foot perimeter of the enclosed stdimay located on the southeast srde of fhe
rcsidence is contiguously open, as defined by site coverage in Ordinance No. 74, Series of 2004.
This condition has been appropriately dealt with at every level excepting the lower level. Nine and one
half feet (9.5') of contiguous opening will be required at the lowest level as well in order to keep Gross
Residential Floor Area from extending into the front setback area,
2. Atthe time of building permit submiftal, all plans must be stamped by a licensed architect,
pursuant to Vail Town Code, Section 12-21-14, Hazard Regulations.
This condition has been fulfilled.
3. At the time of building permit submiftal, the applicant shall demonstrate that the deck on the
southeast srde of the residence projects not more than ten feet (10') into the required front
setback area pursuant to Vail Town Code, Section 14-10-C-1.
This eondition has been fulfilled.
4. Atthe time of building permit submittal, the plans must demonstrate the addition of six (6) four
inch (4) caliper aspen trees on the south side of the lot.
Thls condition has been fulfilled.
Additionally, the following changes have occurred on the plans, which changes were items not originally approved
by the Design Review Board. A "changes to approved application" addressing the sum of these issues will need
to be submitted prior to continuance of the building permit review process.

A Window has been added to the bar area which was not originally designated on the West elevation.
A window has been eliminated between Bedroom 3 and the stairwell at the lowest level.
Additional Gross Residential Floor Area (GRFA) of approximately thirty (30) square feet has been added
to the area between Bedroom 3 and the stairwell at the lowest level. Please note that this additional
GRFA results in the same amount of additional site coverage, which will now change from 1,452 square
feet at the time of approval to {,472 square feet pending approval of this change.
. Additional GRFA thirty (30) square feet has been added to the walk-in closet which now
extends stairwell on the main level.
Please note that m of the additional GRFA on both levels results in a sixty (60) square feet difference, from
3,181 square feet at the time of approval to 3,241 square feet pending approval of these changes.
I have attached the cover page of the application that will be needed prior to further review. Simply bring in the
application and the associated fee and the building permit set of plans will be treated as a Design Review Board

commenled favorably on the proposal, which was aided by your submission of a model of the residence. As you
know, the application was approved with the lollowing four conditions:
1. At the time of building permit submittal, the applicant shall demonstrate that at least 25% (9.5
feet) of the 38 toot perimeter of the enclosed stairway located on the southeast side of the
residence is contiguausly open, as defined by site coverage in Ordinance No. 14, Series of 2004.
2. At the time ot building permit submittal, all plans must be stamped by a licensed architect,
purcuant to Vail Town Code, Section 12-21-14, Hazard Regulations.
3. At the time of building permit submittal, the applicant shall demonstrate that the deck on the

Thank you for submitting two applications for design review of a new single-lamily residence at lhe above
address. Per our conversation late last week, the application has been scheduled for conceptual design review
by the Design Review Board on February 2m at 3pm. Though this week's meeting will be for conceptual level
review only, I have drafted a very concise list ol possible/probable issues that will need to be addressed prior to
final review.
1. GRFA has been proposed within the setbacks on the main level.2. No utility approvals or verifications have been received.3. The landscaping plan must include a detailed legend in addition to the placement of
proposed landscaping on the plans.4. The slope of the lot appears to be approximately 41%. This percentage will need to be
protessionally veifid in order to conectly calwlate site coverage.5. The proposed wall within the Town s right-of-way will need to be professionally engineered and
stamped, as its height is over four feet. Additionally, a revocable right-of-way permit will need to
be obtained from the Town to allow such an improvement within the Alpine Drive right-of-way.6. No snow storage is currently indicated on the plans.7. The height of several ridges on the residence appears to be over thirty three feet (33'). These
ridge elevations will need to be veitied at less than thirty three feet in height, or the design
must be altered to @mply with the appropriate height regulations within the Pimary/Seandary
zone district.8. The Fire Department will be requiing that the residence be spinkled due to the extremely
reilrtdive access to the site.
Again, this is not a comprehensive compilation of lhe issues that will need to be addressed following the
conceptual review but rather a starting point from which Staff, the applicant, and the reviewing boards can base
future design and review decisions. I am slill awaiting comments from the Public Works Department, which lwill

OK, I just got off the phone with George and his thoughts are that a stamp is required however when it is
necessary is unclear. He is comfortable with the stamp now or later. lf at the DRB final approval the
plans are not stamped then a condition must be placed upon them requiring them to be stamped when
submitted for building permits. George defferred to what ever we agree on.

Agreed, unless you're unlicenced and designing a structure on steep slopes within the Town of Vail
jurisdiction. This is explicitly prohibited by the 12-21-14 of the Town Code. The due process is very short
and to the point, we as staff are legally obligated to say "no". lf an unlicenced designer can convince an
architect who is licensed by the State of Colorado to stamp their plans, then we'll review the plans and put
them on a DRB agenda. Until then, the answer remains the same - "no".
This requirement certainly does not prevent someone from preparing a design, they just can't submit it to
the TOV for review and approval until it is stamped. Additionally, this requirement does not preclude
someone from building their design on a flatter lot in Vail, building it in another jurisdiction, or winning an
award from Architectural Digest.

People design things and then decide not to build them, or determine they cannot properly engineer what
they have designed, all the time - all over the world. Many an architectural award is given to building
designs which are never actually built.
lf I want to design a big Poppa Smurf house with a hanging cornice roof on a steep slope here in Vail and
somehow get it approved by DRB, and then figure out it can't be built on the site I own, I have the right to
do so and have due process via the Design Review Application process.
Sure, it probably is a waste of time to review buildings which cannot be physically built, but it is ultimately
the applicant who wastes their time and money going through the motions and not following through on
their plans. We collect the same design review fees regardless of whether a building or site design

The legal aspect: the licensed architect requirement is part of 12-21-14 of the zoning code, not the
building code. Therefore, zoning requires that a licensed architect designs a house on steep slopes.
Therefore, design review approval (a.k.a. - zoning approval) can not be issued for plans not stamped by a
licensed architect as required by the Town Code.
The practical aspect: if someone who is not licensed prepares DRB plans that do not meet the
architectural/structural standards of the building code on steep slopes (i.e. this is the role of a licensed
architect) why did we all (i.e. home owner, applicant's rep., DRB, ComDev, Public Works, Fire, etc.) waste
our time reviewing DRB plans that can not, and should not, be constructed?!?!?

The plans submitted for the building permit must have every page stamped by a licensed architect and
Professional Engineer. (FYl-Dave is not a licensed architect.)

Dear Dave,
Thank you for attending today's Design Review Board meeting to obtain suggestions and comments from the
Board on the conceptual proposal for a new single-tamily residence at the aforementioned address. The Design
Review Board visited the site prior to the public hearing and mentioned the following items at the meeting:
'1. Much attention should be paid to preserving as many mature trees as possible, particularly the
forty foot spruce which is cunently proposed for removal to provide a route for the driveway.
2. Consideration should be given to the zero setback allowance lor garages (pending Design Review
Board approval) which are located on lots with steep slopes. According to the Vail Town Code,
Section 12-21-14:.K, "Setbacks, as they apply to this chapter... are amended as follows: there shall be
no required front setback for garages, except as may be required by the design review board.
Garages located in the front setback, as provided for in this section, shall be limited to one story in
height (not to exceed 10 feet) with the addition of a pitched or flat rcof and subject to review and
approval by the design review board."
3. Suggestions were made concerning the rotation of the home and driveway such that more trees
could be oreserved.
4. Plan and elevation views should ref lect the termination of exterior materials at places other than
outside corners and unusual vertical heights.
5. To provide additional clarity for the Design Review Board, please ensure that the property
boundaries are staked and the trees proposed for removal are tagged prior to the next hearing of this
proposal.
6. Positive comments were made regarding the proposed materials ol stucco, cedar, and metal
roofing.
7. Staff will be requiring that a topographic survey is submitted which clearly indicates a) the existing
trees on the lot, not all of which appeared on the submitted survey and b) the proposed tinished
grades, since height is calculated based upon the most restrictive of existing or finished grades.
Additionally, I received comments today lrom the Public Works Department, which I have copied and enclosed tor
your review. Please be aware that the Fire Department will be requiring that the residence be sprinkled due to the
lack of access that their Department has to that lot. Finally, I have enclosed a copy of the Hazard Regulations,
Chapter 12-21 oI the Vail Town Code, which clearly indicdlB h€{eCd}alnrrs and leniencies that apply to steeply-
slopes lots such as Lol 44. These regulations will likely substantially direct the design stages of the proposed
residence.
Gurrently, the proposal is scheduled for final review by the Design Review Board on Wednesday, February 16rh.
Howaver, In order for that to occur, I would need to rccelve revised plans reflecttng the changps outllned
