After some digging through the files, in 1990/1991 the Red Lion building was granted several variances, modifications to a view corridor, and approval of an "exterior alteration" to allow for a significant redeveloped. One of the conditions of approval by the PEC and Council was that all future renovations to condos R-1, R-2, and R-3, shall not expand beyond their 1990/1991 approved exterior walls and the GRFA was capped at the as-built calculation. The other part of this condition was that the density was capped at exactly 3 units. There is language prohibiting new units or any subdivision of these units.
