In tesponse to your Plan Review cohhents dated October 21,2008 regarding the above-teferenced
project, I offer the following responses itemized per your letter:
Architectural comments:
1. A new drawing Sheet A406, has been added shorring large-scale plans of each typical stait
configuration and associated guatdail and handrail details. Han&ail extensions have been
ptovided in accordaace with ANSI 117.1 sections 505.10.2 and 505.10.3 whete pnctical and
were not ptovided per ANSI 117.1 section 505.10, exception 3, whete it would cteata
^bazatd. It is my opinioa that if a handrail extension were to proiect into, and thus impede,
the oormal patl of egress tavel a hazard would be created. Sheets A,{01 thtough A404
show where I believe extensions could safely be provided.
2. Stair sections have been provide on Sheet A406
3. Sheet A802 is par of the odginal pernit set but has been induded hete as requested.
Electical comments:
4. Per our telephone convetsadoo, the wate+roof deck coating (Dex-O-Tex) fot ttre catwalks,
and consequendy the electrical work undemeath, q'ill not be cohpleted until aext Spring due
to the weather requirements of tle system Hourever, it is our desire to complete the
stnrctural wotk (glue lams and timbers) and installation of the new guadrails this ysar and
are requesting a partial release of the pernit to do so. We are moving forward with the
engineered electrical dawings and will submit them in the upcot''ing weeks upon
completion

Building Company, it has become evidet that tbe existing exterior wall asse'mbly does rrot match the
original design assr:rnptions. Specifcally, the gypsum wallboard barrier shown between t.he o$erior
wood shingle panels aad the wall framiag is abseut. The sbingles are attached directly to the wall
frar:ring. Due to ongoing asbestos mitigation work on ftre interior of tha rmits, Crestone has expressed
inrerest in revising tle architesbraf dctails related to fhe extsior renovation-
Crestonc ftpresentatives bave proposed to leave the existing wood shingls p6aels intact. They will shim
out the voicls to provide a flat surfacq and then attach 746" OSB panels nailed tbrouglr tbe shingles into
tle wall fiaroilg. In lieu of tbe %" rigid iruulation panels, they wiil provide a flscrble house wrap
naterial srif! s nrinimrrm R-valuc of 2.0. Per Cresione represeotatives, the Torna of Vail has verbally
apprwed this assembly; howevec, the Tor'rr bas requested that an eogineer review the proposal and
pmrdde nailing for the OSB pmels.
Based on our prcfessional opinion we remmmend that tle OSB panels be athcbed to the wall fi'aning
q'ith s yrinirnrlri l2d box (0.128"dia. x 3.25"loog) or 16d box (0.148 dia. x 3.5" long) "Fils spaced ai
f'o.c. almg the vertical panel edges and l?'o.c. field- The nails shall have minimrm 1.5" embedmeirt
ifio the wall framing. Due to the presence of the existing shiryles uoder tbe new paoels, this siding
configuration is not intended to fomally provide additional l,atsal shearwail support to tbe eodsting
structure. These recorruneodatioos are provideal only as an appropriate backing and support for tle new
exterior shingles and sfucco.
