Dear Design Review Board Members, Lisa Johnson, the owner਍ഀ of a Vail East Lodging condominium unit would like to improve the interior living space of her residence at 4132 Spruce Way, in East Vail. The condo unit is part of a triplex that was਍ഀ built in 1965. She would like to make the following improvements to her residence: 1. Re-route the existing winding stairs from the first floor to the second. 2. Adjust the location਍ഀ of and replace with similar; a new front entry door on the south elevation to accommodate the new direction of the stairs. 3. Remove the existing wood fireplace and flue and repair the਍ഀ roof penetration. The wood burning fireplace will not be replaced. 4. Install a new French patio door on the west elevation in the location of the existing window. 5. Remove the first਍ഀ floor 1/2 bath and reconfigure the space into an entry closet, pantry and laundry. 6. Remove the secondary entry door on the north elevation and repair the exterior wall during the renovation.਍ഀ Exterior siding to match both materials and color. 7. Capture 63 square feet of clear story space adjacent to a loft in order to increase the living area for a new master bedroom. 8.਍ഀ Convert a small bedroom into a new master bath and walk-in closet. 9. Provide an egress window for the new master bedroom with a window relocated from the existing small bedroom. 10.਍ഀ Provide a new window for the proposed master bath and walk-in closet. 11. Renovate the existing upstairs bathroom. All of the improvements to the condo that disturb the exterior will਍ഀ match existing finishes and color schemes. New window and door schemes will match existing and the new French patio doors will match the existing; white, aluminum clad windows. The interior਍ഀ conversion of the loft clearstory living space is allowed trough the interior conversion allowance in the Town of Vail Municipal Code. The GFRA calculations for the residence are attached਍ഀ to this submittal.਍ഀ The applicant would like to proceed with the improvements to one of the older surviving residences in Vail this summer. The current Zoning for the property is Low Density Multi Family. a. LDMF – GRFA Ratio = 0.44 of buildable਍ഀ area b. Lot area for 4132 Spruce Way unit #1 = 0.042 Acres – 1,829 sq, ft. c. Unit # 1 existing floor area = 1,033 sq. ft. d. Existing GRFA is greater than (>) the lot ratio of 0.44਍ഀ of buildable area. 2. Additional GRFA requested with the improvements to this residence: a. 63 sq. ft. of additional GFRA is requested per the proposed improvements to this residence.਍ഀ b. Use allowed per section 12-15-4: Interior Conversions, of the municipal development code c. Requested additional GFRA (63 sq. ft.) is less than the allowed “250 Ordinance”, per section਍ഀ 12-15-5 of the municipal development code. Please note that this application requests the interior conversion of, 63 sq. ft. of interior vaulted space and that the residential unit’s਍ഀ building envelope and or building mass will not be increased.
