The owners of Unit 403, Nicholas and Katusha Bull, are in the process ofഀ
purchasing Unit 402 (Davis) and combining the two units under singleഀ
ownership. The goal of this consolidation is to provide the Bulls with a moreഀ
flexible rental program, as well as a larger personal residence.ഀ
ഀ
The units would be connected with a new fire-rated door assembly at theirഀ
respective entry halls, and provide the ability to rent as a 2 bedroom/2 bath unit,ഀ
a 3 bedroom/2 bath unit or as a 5 bedroom/4 bath combined unit. As part ofഀ
this remodel, Unit 402 will be modified from a 2 bedroom/1 bath plan to a 2ഀ
bedroom/2 bath floor plan. The other major aspect of the remodel is to takeഀ
advantage of the volume of the top floor and raise ceilings up to the existingഀ
roof framing and install additional windows to increase the light. They wouldഀ
also bring the interior finishes and volumes in line with Unit 403. Unit 402 willഀ
continue to have a kitchen and be able to function as an independent rental unitഀ
when not combined with Unit 403.ഀ

The exterior changes proposed for the Unit 402 remodel are as follows:ഀ
ഀ
1. On the east elevation (Chute Road), the existing living room door andഀ
window combination will be replaced by a new sliding glass door unitഀ
which will fit in the existing stucco framed opening.ഀ
2. On the north elevation (Gore Creek Drive), a new 24" x 42" casementഀ
window will be added to the new bath 1, and will have no stucco accentഀ
band (to match other bath windows) and be painted or clad white toഀ
match existing windows.ഀ
3. On the west elevation (in the courtyard stair/landing alcove), the entryഀ
door to Unit 402 will be relocated from the northeast corner of the landingഀ
to the southern end of the landing adjacent to the existing entry doorഀ
(and be changed to match) of Unit 403 (see plan). The existing wall-ഀ
mounted light sconce will be relocated to the wall face between the doorsഀ
(402 and 403). In addition, three new windows (24" x 24") will be addedഀ
to the west walf of the entry above the entry door to bring light into theഀ
western volume of the unit. Similar to the bath window, these openingsഀ
will have no accent bands and match similar openings elsewhere on theഀ
building.ഀ
