Building Department Comments Architectural Comments: 1 Revise cover sheet to indicate 2009 IRC as adopted by Town of Vail. 2 Revise Rescheck to use 2009 IECC as adopted by Town of Vail. 3 Revise window schedule to show U-values per the Rescheck report. Window schedule indicates .35, Rescheck model used .32 and .24 4 Provide a key or legend on the floor plans to clearly indicate new versus existing walls. 5 Specify safety glazing at window 7 on the window schedule. R308 6 Revise shower compartment in bath 204 to provide a minimum 30” clear width. R307 7 Show 1 1/4”-2” diameter handrails at all stairways on the floor plans per R311.7.7.3 8 Revise stair tread details to show stair tread nosing per R311.7.4.3. Sheet A402 9 Revise reflected ceiling plans to show smoke detectors in all sleeping rooms. R314 10 Revise sheet A302 to show section 2/A302 as referenced from sheet A101 11 Clarify operable portion of doors WA where opening onto south deck. Provide a landing at the exterior side of the operable portion of the doors per R311 12 Include detail for roof overflow scuppers as referenced on sheet A120 to 5/A501. Show size to comply with IRC R903.4.1 13 Show roof covering to be class A on the roof plan per TOV ordinance 14 Show mechanical room vent chase termination on the roof plan. Specify minimum 3’ vent termination height. TOV ordinance Structural Comments: 15 Revise design criteria to 2009 IBC 16 Revise ground snow load to 143 psf per TOV ordinance 17 Include structural calculations for 18” BCI 90 24” o.c. rafters at roof where shown spanning 20’-23’. Sheet S102 18 Revise sheet S100 to specify anchor bolting requirements for all HD hold down where shown at existing and new foundation areas. Plumbing Comments: 19 Include plumbing plans per TOV plan submittal requirements. Mechanical Comments: 20 Include mechanical plans per TOV plan submittal requirements Electrical Comments: 21 Include electrical plans per TOV plan submittal requirements Planning Department Comments 22 The applicant must remove all existing and proposed improvements from the adjacent Town of Vail stream tract and revegetate the site to a natural condition. Revised site and landscaping plans must be submitted for review. Fire Department Comments 23 Please contact Vail Fire directly for any review comments. Public Works Comments 24 The deck encroaches slightly into the stream tract. Either remove the small portion that is not on their property, request an easement from council or double check the survey accuracy.
