Vail, CO 81658 RE: Parking lot improvements at the Vail Valley Medical Center Dear Nicole: As you are aware, I have been working with the Vail Valley Medical Center to improve the circulation and function of the existing parking lot. There are currently 107 parking spaces within the surface parking area, partially fulfilling the requirements of all existing uses on the site. With some modifications, we are now able to obtain 135 parking spaces within the surface parking lot. The new 28 spaces are in excess of the existing requirements and may be used in the future for any modifications to the WMC that may increase parking requirements subject to Town's review process. Please note that the 135 spaces do not include the existing 15 (now maybe 17) Town of Vail parking spaces located on Lot 10. We are continuing discussions with the Town of Vail on the management of these spaces to ensure maximum utilization of parking. We are submitting this DRB application for improvements to the lot in two phases. Phase 1 consists of sealing the existing asphalt and restriping the lot to accommodate the new spaces. There is no loss of landscape area and the existing light poles will not be relocated in this phase. As a result there are slightly fewer than 135 parking spaces in phase 1 as some of the existing light posts and landscape islands prevent the use of certain parking spaces. Phase 2 includes relocating existing light posts and providing new light fixtures (to be submitted under separate application) and additional landscape areas (to be planted with grass). We are seeking approval of both phases. Phase 1 will be completed in the next few weeks and phase 2 will be completed next summer (2010). We anticipate the phase 2 approval having conditions of approval requiring a detailed landscape and lighting plan prior to beginning the work. We would like to obtain this approval as expeditiously as possible so that the phase 1 work can commence in just a few weeks. Thank you for your time and consideration on this matter.
