I am writing to provide a summary of the comments from the Design Review Board at their November 18,
2009 meeting on the conceptual review of minor alterations at 5030 Prima Court. Please use these comments
as a guide for developing your final proposal. Note that the board member who made the comment is listed
in parentheses after the comments, which are as follows:
1. Railing comments:
a. Do not use metal railing unless you are changing railings on both sides of duplex. (Mike
Dantas, Brian Gillette)
b. Metal railing is acceptable if it is compatible. Need more detail. (Tom DuBois)
2. Roof structure over garage doors:
a. The roof structure over the garage entrance will not function properly, and will shed snow on
the driveway, which is prohibited by the regulations. (Mike Dantas, Brian Gillette, Libby
Plante, Tom DuBois)
3. Windows:
a. The change to the windows is fine. (Mike Dantas, Brian Gillette)
4. Heavy beams:
a. Addition of heavy beams is fine, even without changes to other side of duplex. (Mike
Dantas, Brian Gillette)
b. Brackets over entry are acceptable, but should be eliminated over changed windows. (Libby
Plante, Tom DuBois)
Stone veneer:
a. Proposed stone is too extensive and should be reduced to small details. Otherwise, stone
should be added to entire structure. Stone must terminate on inside corners, which does not
occur underneath the deck. (Brian Gillette, Tom DuBois)
b. Stone is unacceptable if not added to other half of duplex, unless there is a small focused
area of stonework. (Pete Dunning)
In order to conduct a final review, please submit the following materials with your application form:
1. Site plan with landscaping and site coverage calculations
2. Elevations for all sides of the structure
3. List of materials and colors
4. Sample board with materials and colors
5. Photos of all sides of structure

Minor Exterior Alteration
General Information: This application is required for all proposals involving minor changes to buildings and site im-
provements, such as roofing, painting, window additions, landscaping, fences, retaining walls, etc. Applicable Vail
Town Code sections can, be found at www.vailgov.corn under Vail Information - Town Code Online. All projects re-
quiring design review must receive approval prior to submitting a building permit application. An application for Design
Review cannot be accepted until all required information is received by the Community Development Department, as
outlined in the submittal requirements. The project may also need to be reviewed by the Town Council and/or the Plan-
ning and Environmental Commission. Design review approval expires one year from the date of approval, unless a
building permit is issued and construction commences.
Fee: $250 for Multi-Family/Commercial
$20 for Single Family/Duplex

General Information: A conceptual review may be requested by an applicant where new construction or major
changes are to occur on a property. A conceptual review does not serve as a final approval and an additional applica-
tion is required for final review. The conceptual review is intended to allow the applicant to introduce the project to the
Design Review Board and receive comments. The DRB does not vote on conceptual reviews.

14-10-6: RESIDENTIAL DEVELOPMENT:
A. The purpose of this section is to ensure that residential development be
designed in a manner that creates an architecturally integrated structure with
unified site development. Dwelling units and garages shall be designed within
a single structure, except as set forth in subsection B of this section, with the
use of unified architectural and landscape design. A single structure shall
have common roofs and building walls that create enclosed space
substantially above grade. Unified architectural and landscape design shall
include, but not be limited to, the use of compatible building materials,
architectural style, scale, roof forms, massing, architectural details, site
grading and landscape materials and features.
