● Submit two complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified.
● Please respond in writing to each comment with a response letter addressing each comment.
Architectural Comments:
Revise plans to include a site plan showing location of all property lines, setbacks and any easements
Include waterproofing and construction detail for new decking and roof. IRC ch. 9
Show all required insulation R values for walls and roof per 2009 IECC
Include a deck guardrail detail showing minimum 36” height and openings less than 4” per IRC R312
Add note to plans for carbon monoxide detectors and smoke detectors to be added to existing house per IRC R315
Structural Comments:
6 Revise plans to indicate live loads used in design, and wind speed/exposure
7 Reference all structural work to be in accordance with 2009 IBC as adopted by TOV
8 Revise plans to indicate lumber species and grade for all proposed framing.
9 Deck snow load is a minimum 100 psf revise plans.
10 Specify stud spacing of new 2x6 walls.
11 Specify anchor bolt spacing of new 2x6 walls at foundation sill plate
12 Specify wall bracing or shear panel construction for new stud walls.
13 Provide structural calculations for 2x10 @16”o.c. deck roof framing. Verify actual span.
14 Provide details for attachment of deck guardrail to deck and rim joist. Connection must be designed per IBC 1607.7.1
Electrical Comments:
15 Provide electrical plans per Town of Vail requirements. 2008 NEC
16 Provide electrical load calculations and panel schedule for the proposed additional heat tape circuits
