The approved plat incorporated an additional 110 square feet of GRFA into the new dwelling unit thus leaving a remainder of 266 square feet of GRFA for the project. Further more it reduced the number of required parking spaces by 1.5 spaces for the multi-family development. Unit 101 was 1,234 s.f. of GRFA requiring 2 parking spaces Unit 102 was 1,209 s.f. of GRFA requiring 2 parking spaces When combined the total GRFA for the new unit is 2,553 s.f. (1,234 + 1,209 + 110) requiring 2.5 parking spaces. An employee housing mitigation fee will be assessed for the 110 square feet of additional GRFA in conjunction with the DRB application.
