The approved plat incorporated an additional 110 square feet of GRFA into the new dwelling unit thus leaving a remainder of 266 square feet of GRFA for the project. Further more it reduced the number of required parking spaces by 1.5 spaces for the multi-family development. Unit 101 was 1,234 s.f. of GRFA requiring 2 parking spaces Unit 102 was 1,209 s.f. of GRFA requiring 2 parking spaces When combined the total GRFA for the new unit is 2,553 s.f. (1,234 + 1,209 + 110) requiring 2.5 parking spaces. An employee housing mitigation fee will be assessed for the 110 square feet of additional GRFA in conjunction with the DRB application. There was no change to any other development requirements On March 24, 2010, a Design Review application was approved to make physical changes to Condominiums 101 and 102 including exterior changes.
