● Please respond in writing to each comment with a response letter addressing each comment.
BUILDING DEPARTMENT COMMENTS
Architectural Comments:
1 Revise roof plans to include complete details for snow clips, snow fencing or other means of snow retention for all roof areas located where snow shedding will occur per IBC 1510.7
as amended by Town of Vail. Snow retention shall be designed by the structural engineer for the 80/100 psf snow load. Multiple sheets
2 Chimney shrouds and covers shall be listed per IFGC 503.5.4, or shall be approved by the mechanical engineer per Town of Vail policy. Revise plans, multiple sheets
3 Combustible roof sheathing and framing is not permitted on the chimney shroud roofs, or chimney crickets for IB building construction type. IBC 602.2, multiple sheets
4 Provide manufacturer’s listing and attachment information on the plans for EIFS installation on the existing concrete walls per IBC 1408 and 2603.5.1. System shall be approved for
type I construction on fire rated exterior walls. Multiple sheets
5 Provide manufacturer’s listing for foam plastic insulation proposed on the roof per IBC 2603.6. Multiple sheets
6 Revise sheet A5 to indicate all required exterior vents to remain as necessary. Combustion air and exhaust vents may not be eliminated with the new exterior wall finish.
7 Revise sheet A5 to coordinate with the structural plans for framing of the wall projection below the seventh level framing. Foam insulation may not be used for the additional thickness
unless EFIS listing allows the application. Steel stud framing and attachment shall be designed by the engineer.
Structural Comments:
8 Include structural analysis for the unbalanced roof snow load that will occur at roof areas between solar panel locations.
9 Include a snow maintenance program for the roof to ensure snow load does not exceed the existing live load design capacity. Indicate at what depth snow must be removed from the roof.
10 Provide approval from a geotechnical engineer for the additional foundation loading per note 11, sheet S5.
11 Include notes on the plans for all required special inspections per IBC ch. 17. Complete the attached special inspection program forms.
12 Include construction details for attachment of steel studs for the exterior wall projection below the seventh level chimney framing. See sheet A5.
Mechanical Comments:
