The old entry, sauna /hot tub room and old garage storage work area. These three rooms will be completely redone. Removal of all old walls both interior and exterior, flooring, electrical, mechanical and subfloors. Ceiling is 2x10 inch floor joicing which separates the upstairs from the downstairs, we are adding two micro Iambs to the main support beam per engineer. When the old hot tub failed it was discovered that the foundation walls of this area were 18 inch pony walls with no footers. These will be taken out and replaced with proper foundation walls and footers as needed. The old wood floor framing will be replaced with heated slab on grade throughout the remodel (no elevation changes). Exterior walls will be upgraded from 2x4 to 2x6 framing with new metal clad windows and a slider door. Old entry door may be reused (classic- antique),owners decision. Exterior siding and trim will remain as before, matching the existing home in stain color and style (vertical cedar). Existing exterior heated entry paver system will remain the same except it will expand by about 50 sq ft to tie together existing entry and new slider door (shown on plan). Remodeled area will now consist of entry, sauna, bath, closets, family room with wet bar and mechanical room. There is no increase to square footage of the home. Home will actually decrease by about 17 Sq Ft, removal of bay bump out. All old fixtures and finishes will be replaced and upgraded. All affected old electrical will be removed in the remodeled area and upgraded. Old gas boiler to be replaced with new gas boiler. Floors will be a combination of tile and carpet. Walls and ceiling will be mostly painted sheetrock. All insulation will be replaced and upgraded to meet TOV requirements and /or architects specifications. Spoke with TOV planners before going to design review last spring and was told that we could do an open pit soils test during demolition. Results will be submitted to TOV when completed before beginning of foundation work. If any changes to foundation plan are deemed necessary by soils or structural engineer then TOV planning will be notified of design changes before foundation work begins. Remodel will not impact roof or exterior decks. There are no stairs in the remodel area. There are no fire places in the remodel area and none proposed. Job No. 09 -019 Geotechnical and Materials Engineers SCOPE This report presents the results of a geotechnical subsurface exploration for the proposed addition to be constructed at 5164 Main Gore Drive South in Vail, Colorado. The approximate site location is shown on the Vicinity Map, Fig. 1. The purpose of this report is to present our evaluation of the subsurface conditions at the site and to provide geotechnical recommendations for the proposed addition. This report includes descriptions of subsurface soil and ground water conditions observed in the exploratory test pits, recommended foundation systems, allowable bearing capacity, and recommended design and construction criteria. This report was prepared from data developed during our subsurface exploration and our experience with similar projects and subsurface conditions in the area. The recommendations presented in this report are based on the addition being constructed in the location shown on the Locations of Exploratory Test Pits, Fig. 2. We should be contacted by the contractor and /or owner to review our recommendations when final plans for the structure have been completed. A summary of our findings and conclusions is presented below. EXECUTIVE SUMMARY 1. Subsurface conditions observed in the exploratory test pits were similar. The subsurface conditions consisted of 8 to 9 inches of existing fill underlain by topsoil to varying depths of 0.9 to 1.0 foot. The existing fill is characterized by dense gravel and sand with silt. Job No. 09 -019 Geotechnical and Materials Engineers topsoil to the maximum depth explored of 2.0 feet in TP -1 and 4.8 feet in TP -2, the subsurface conditions consisted of natural dense, silty, sandy, gravel with cobbles and boulders. Refer to the SUBSURFACE CONDITIONS section of this report for additional information. 2. Buried topsoil was observed at varying depths of 0.9 to 1.0 foot in the exploratory test pits. However, greater thicknesses of topsoil could be encountered across the site. Any topsoil will need to be removed from all construction areas prior to construction. The topsoil may be used in landscaping areas. 3. During excavating, ground water was not observed in any of the exploratory test pits to a maximum depth explored of 2.0 feet in TP -1 and 4.8 feet in TP -2. Refer to the GROUND WATER section of this report for additional details. 4. We anticipate that the subsurface conditions at the foundation elevation for the proposed addition will consist of the natural sandy gravel. In our opinion, the proposed addition may be supported by a spread footing foundation bearing on the sandy gravel with a low risk of movement. Refer to the FOUNDATIONS section of this report for more details. 5. We anticipate that the subsurface conditions at the proposed floor slab elevation will consist of the existing fill. Due to the presence of existing fill and buried topsoil, we recommend that all the existing fill and topsoil be removed and if necessary replaced with approved structural fill. In our opinion, the sandy gravel or new structural fill will support slabs -on -grade with a very low risk of movement. Refer to the SLABS -ON -GRADE section of this report for more details. 6. Since cobbles and boulders were observed in the exploratory test pits, it is our opinion that heavy -duty construction equipment will be necessary to complete the required excavations. Refer to the EXCAVATIONS section of this report for more details. 7. Drainage around the addition should be designed and constructed to provide for rapid removal of surface runoff and avoid concentration of water adjacent to foundation walls. The potential for radon gas is a concern in the area. Building design should include ventilation systems for below grade levels. Refer to the RADON section of this report for additional details. 9. Mold has become a concern with new construction. Refer to the MOLD section of this report for additional details. SITE CONDITIONS The proposed addition will be located at 5164 Main Gore Drive South in Vail, Colorado. The lot is accessed from Main Gore Drive South, which borders the southern edge of the site. The site is bordered on its northern, eastern, and western edges by forested land. The location of the proposed addition is bordered on the northern side by vegetated land, on the eastern and southern sides by the existing residence, and on the western side by the existing driveway. A northeast portion of the existing residence was demolished prior to our subsurface exploration, with the removal of exterior walls and the concrete slab -on- grade. However, the overhanging wood deck was left in place. Site topography varies with the existing residence constructed in a relatively flat area and the surrounding areas sloping down towards the northwest and southwest directions at approximate grades varying from 10 to 15 percent. Vegetation on the lot consists of grass and pine trees. PROPOSED CONSTRUCTION Prior to the start of our subsurface exploration, a site plan of the proposed addition 3 April 30, 2009 Job No. 09 -019 KOECHLEIN CONSULTING ENGINEERS, INC. Geotechnical and Materials Engineers was provided by K2 Carpentry. We anticipate that the proposed addition will consist of a single story structure with no below grade level. We anticipate that the addition will be of cast -in -place concrete and wood frame construction with slab -on -grade floors. We anticipate that excavations up to 3 feet in depth will be necessary for the proposed construction. SUBSURFACE EXPLORATION Subsurface conditions were explored at this site on April 28, 2009 by excavating two exploratory test pits (TP -1 and TP -2) with a rubber tire backhoe at the locations shown in the Locations of Exploratory Test Pits, Fig. 2. Due to the access restrictions from the presence of the overhanging wood deck, test pit TP -1 was only excavated to a depth of 2.0 feet. An engineer from our office was on site during the subsurface exploration to supervise the excavation of the exploratory test pits and to visually classify and document the subsurface soils and ground water conditions. Graphical logs of the subsurface conditions observed within the exploratory test pits are presented on the Logs of Exploratory Test Pits, Fig. 3; and on Legend of Exploratory Test Pits, Fig. 4. A soil sample obtained from exploratory test pit TP -2 was tested in our laboratory to determine its natural moisture content and gradation properties. Results of the laboratory testing is presented on the Logs of Exploratory Test Pits, Fig. 3; and on the Gradation Test Results, Fig. 5. 2 April 30, 2009 Job No. 09 -019 SUBSURFACE CONDITIONS KOECHLEIN CONSULTING ENGINEERS, INC. Geotechnica[ and Materials Engineers Subsurface conditions observed in exploratory test pits TP -1 and TP -2 were similar. The subsurface conditions observed consisted of 8 to 9 inches of existing fill underlain by buried topsoil to varying depths of 0.9 to 1.0 foot. The existing fill is characterized by pink, very dry, dense, sand and gravel with silt. Underlying the topsoil, the subsurface conditions consisted of natural, reddish brown, moist to very moist, dense, silty, sandy, gravel with cobbles and boulders to the maximum depths explored of 2.0 feet in TP -1 and 4.8 feet in TP -2. At the time of excavation, ground water was not observed in any of the exploratory test pits. RADON In recent years, radon gas has become a concern. Radon gas is a colorless, odorless gas that is produced by the decay of minerals in soil and rock. The potential for radon gas in the subsurface strata of mountain terrain is likely. Because we do not anticipate that the proposed addition will be constructed with a below grade level, the risk of radon gas is very low. However, if plans change and a below grade level is added to the proposed addition, then we suggest that the addition be designed with ventilation for all below grade levels. April 30, 2009 KOECHLEIN CONSULTING ENGINEERS, INC. Job No. 09 -019 Geotechnical and Materials Engineers MOLD Mold has become a concern with new construction. Mold tends to develop in dark or damp areas such as below grade areas, under floor spaces, or bathrooms. Recommendations for the prevention, remediation, and /or mitigation of mold is outside the scope of this report. We recommend that the owner contact a Professional Industrial Hygienist for recommendations for the prevention, remediation, and /or mitigation of mold. EXISTING FILL Existing fill was observed in the exploratory test pits to varying depths of 8 to 9 inches. Greater depths of existing fill could be encountered across the site. The existing fill is characterized by pink, dry, dense gravel and sand with silt. It is our opinion that the existing fill free of deleterious material is suitable for reuse as structural fill for this project. Fill should be placed as outlined in the COMPACTED FILL section of this report. GROUND WATER During excavating, ground water was not observed in any of the exploratory test pits to a maximum depth explored of 2.0 feet in TP -1 and 4.8 feet in TP -2. Geotechnical and Materials Engineers conditions observed in test pits TP -1 and TP -2, we do not anticipate that ground water will adversely influence the construction of the proposed addition. However, our subsurface exploration was performed during a dry time of the year. It is possible that ground water may be encountered at shallower depths during wetter times of the year. If ground water is encountered within the excavation for the addition, we should be contacted to provide specific recommendations at that time. EXCAVATIONS We anticipate that excavations up to 3 feet in depth will be necessary for construction of the proposed addition. Because cobbles and boulders were observed in the exploratory test pits, it is our opinion that heavy -duty construction equipment will be necessary to complete the required excavation. Care needs to be exercised during construction so that the excavation slopes remain stable. It is our opinion that the existing fill and the natural sandy gravel classify as Type B soils in accordance with OSHA regulations. OSHA regulations should be followed in all excavations and cuts. Existing fill was encountered to varying depths of 8 to 9 inches. All existing fill should be removed below the proposed addition prior to the start of construction. Buried topsoil was observed underlying the existing fill to varying depths of 0.9 to 1.0 foot. Greater depths of topsoil could be encountered throughout the site. All topsoil beneath 7 April 30, 2009 Job No. 09 -019 KOECHLEIN CONSULTING ENGINEERS, INC. Geotechnical and Materials Engineers the proposed construction should be removed. The topsoil may be used in landscape areas. Backfill should be placed and compacted as recommended in the COMPACTED FILL section of this report. FOUNDATIONS We anticipate that the subsurface conditions at the foundation elevation for the proposed addition will consist of the natural sandy gravel. In our opinion, the proposed addition may be supported by a spread footing foundation system bearing on the sandy gravel with a, low risk of movement. We recommend that spread footings for the proposed addition be designed and constructed to meet the following criteria: Footings may be constructed on the natural sandy gravel or properly moisture conditioned and compacted new structural fill with a low risk of movement. 2. We recommend footings bearing on the sandy gravel or structural fill be designed for a maximum allowable soil bearing pressure of 2,500 psf. 3. Spread footings constructed on the natural, sandy gravel or new structural fill may experience up to 1 inch of differential movement between foundation elements. Because the soils are granular in nature, we anticipate that the majority of the differential settlement will occur during construction. 4. Construction of new foundation excavations next to existing footings may cause undercutting of the soils beneath the existing footings. The loss of support could result in settlement of the existing footings. The location of the new foundation needs to be evaluated in relation to the existing N . April 30, 2009 KOECHLEIN CONSULTING ENGINEERS, INC. Job No. 09 -019 Geotechnical and Materials Engineers footings. Further exploration of the existing structure's foundation may be desired. 5. Excavation for foundations adjacent to existing structures should be performed with care. The excavation should be made so that existing foundations and floor slabs are not undermined. Excavations adjacent to existing structures should be excavated at a 1 to 1 slope (Horizontal to Vertical). 6. Foundation wall backfill should not be considered for support of load bearing footings. Footings should be stepped and supported by undisturbed natural soils and should not be constructed on foundation wall backfill. Foundation walls or grade beams should be designed to span across an excavation backfill zone and should not be constructed with footings within this zone. 7. Wall footings and foundation walls should be designed to span a distance of at least 10.0 feet in order to account for anomalies in the soil. 8. Footings should extend below topsoil or soft surface soils and should be supported by the natural sandy gravel or new structural fill. On this ' , we recommend that the footings be constructed at a minimum dept f 3 feet from the existing ground surface. 9. The base of the exterior footings should be established at a minimum depth below the exterior ground surface, in order to reduce the risk of frost heave. It is our understanding that Eagle County requires a depth for frost protection in the local area of 48 inches. 10. Column footings should have a minimum dimension of 24 inches square and continuous wall footings should have a minimum width of 16 inches. Footing widths may be greater to accommodate structural design loads. 11. We anticipate that cobbles and boulders will be encountered at the foundation elevation. Removal of the cobbles and boulders may result in depressions and rough bottoms in the excavation. The resulting depressions can be backfilled with compacted backfill or lean concrete. Refer to the COMPACTED FILL section of this report for backfill requirements. 4 1 0J April 30, 2009 Job No. 09 -019 KOECHLEIN CONSULTING ENGINEERS, INC. Geotechnical and Materials Engineers 12. Pockets or layers of loose soil may be encountered in the bottom of the completed footing excavations. These materials should be removed to expose the undisturbed natural sandy gravel. The foundations should be constructed on the sandy gravel or new structural fill. 13. A representative of our office should observe the completed foundation excavation. Variations from the conditions described in this report, which were not observed within the exploratory test pits can occur. The representative can observe the excavation to evaluate the exposed subsurface conditions. SLABS -ON -GRADE The subsurface conditions observed at the slab -on -grade elevation could consist of existing fill underlain by buried topsoil. The existing fill and topsoil are not suitable for support of slab -on -grade floors. However, it is our opinion that the natural sandy gravel will support slabs -on -grade with a very low risk of movement. We recommend that slab- on -grade floors be designed and constructed to meet the following criteria: 1. Slabs may be constructed on the natural sandy gravel or new structural fill with a very low risk of movement. 2. All existing fill and topsoil beneath slabs -on -grade should be removed prior to construction of floors. If necessary the area may be brought to grade with properly moisture treated and compacted new structural fill. 3. Slabs should be separated from exterior walls and interior bearing members. Vertical movement of the slabs should not be restricted. 4. Slab- bearing partitions should be minimized. Where such partitions are necessary, a slip joint should be constructed to allow free vertical movement of the partitions. 5. Exterior slabs should be separated from the addition. These slabs should be reinforced to function as independent units. Movement of these slabs 10 April 30, 2009 KOECHLEIN CONSULTING ENGINEERS, INC. Job No. 09 -019 Geotechnical and Materials Engineers should not be transmitted directly to the foundations or walls of the structures. 6. Frequent control joints should be provided in all slabs to reduce problems associated with shrinkage. 7. Structural fill beneath slabs -on -grade may consist of approved on site existing fill free of deleterious material, natural sandy gravel, or imported fill. Fill should be placed and compacted as recommended in the COMPACTED FILL section of this report. Failure to properly moisture treat and compact the soils will result in excessive settlement and potential cracking of slabs -on- grade. Placement and compaction of fill beneath slabs should be observed and tested by a representative of our office. FOUNDATION DRAINAGE Surface water, especially that originating from rain or snowmelt, tends to flow through relatively permeable backfill typically found adjacent to foundations. The water that flows through the fill collects on the surface of relatively impermeable soils occurring at the foundation elevation. Both this surface water and possible ground water can cause wet or moist below grade conditions after construction. Since we do not anticipate the proposed addition will be constructed with a below grade level or crawl space, the installation of a drain along the foundation walls will not be necessary. However, if plans change and a below grade level or crawl space is added to the design, all below grade foundation walls should be constructed with a drain. The drain should consist of a 4 -inch diameter perforated pipe encased in free draining gravel and a manufactured wall drain. The gravel should have a maximum size of 1.5 inches and have a maximum of 3 percent passing the No. 200 sieve. Washed concrete aggregate 11 April 30, 2009 Job No. 09 -019 KOECHLEIN CONSULTING ENGINEERS, INC. Geotechnical and Materials Engineers will be satisfactory for the drainage layer. The drain should be sloped so that water flows to a sump where the water can be removed by pumping or to a positive gravity outlet. Recommended details for a typical foundation wall drain are presented in the Typical Wall Drain Detail, Fig. 6. LATERAL WALL LOADS We do not anticipate that below grade walls will be planned which require lateral earth pressures for design. However, if plans change, lateral earth pressures depend on the type of backfill and the height and type of wall. Walls, which are free to rotate sufficiently to mobilize the strength of the backfill, should be designed to resist the "active" earth pressure condition. Walls, which are restrained, should be designed to resist the "at rest" earth pressure condition. Below grade walls are typically restrained. Equivalent fluid pressures are for a horizontal backfill condition with no hydrostatic pressures or live loads. 2. A coefficient of friction of 0.4 may be used at the base of spread footings constructed on the natural sandy gravel. Job No. 09 -019 Geotechnical and Materials Engineers compacted as recommended in the COMPACTED FILL section of this report. Placement and compaction of the fill should be observed and tested by a representative of our office. RETAINING WALLS Based on the existing site topography, we do not anticipate that retaining walls could be constructed as part of the development of this site. However, if plans change and retaining walls are added to this site, lateral earth loads for retaining wall designs are presented in the LATERAL WALL LOADS section of this report. In order to reduce the possibility of developing hydrostatic pressures behind retaining walls, a drain should be constructed adjacent to the walls. The drain may consist of a manufactured drain system and gravel. The gravel should have a maximum size of 1.5 inches and have a maximum of 3 percent passing the No. 200 sieve. Washed concrete aggregate will be satisfactory for the drainage layer. The manufactured drain should extend from the bottom of the retaining wall to within 2 feet of subgrade elevation. The water can be drained by a perforated pipe with collection of the water at the bottom of the wall leading to a positive gravity outlet. A typical detail for a retaining wall drain is presented in the Typical Retaining Wall Drain Detail, Fig. 7. 13 April 30, 2009 Job No. 09 -019 SURFACE DRAINAGE KOECHLEIN CONSULTING ENGINEERS, INC. Geotechnical and Materials Engineers Reducing the wetting of structural soils and the potential of developing hydrostatic pressure behind below grade walls can be achieved by carefully planned and maintained surface drainage. We recommend the following precautions be observed during construction and maintained at all times after the addition is completed. 1. Wetting or drying of the open excavation should be minimized during construction. 2. All surface water should be directed away from the top and sides of the excavation during construction. 3. The ground surface surrounding the exterior of the addition should be sloped to drain away from the addition in all directions. We recommend a slope of at least 12 inches in the first 10 feet. 4. Hardscape (concrete and asphalt) should be sloped to drain away from the addition. We recommend a slope of at least 2 percent for all hardscape within 10 feet of the addition. 5. Backfill, especially around foundation walls, should be placed and compacted as recommended in the COMPACTED FILL section of this report. 6. Roof drains should discharge at least 10 feet away from foundation walls with drainage directed away from the addition. 7. Surface drainage for this site should be designed by a Professional Civil Engineer. IRRIGATION Irrigation systems installed next to foundation walls or sidewalks could cause consolidation of backfill below and adjacent to these areas. This can result in settling of 14 April 30, 2009 Job No. 09 -019 KOECHLEIN CONSULTING ENGINEERS, INC. Geotechnical and Materials Engineers exterior steps, patios, and /or sidewalks constructed on these soils. We recommend the following precautions be followed: 1. Do not install an irrigation system next to foundation walls. The irrigation system should be at least 10 feet away from the addition. 2. Irrigation heads should be pointed away from the structure or in a manner that does not allow the spray to come within 5 feet of the addition. 3. The landscape around the irrigation system should be sloped so that no ponding occurs at the irrigation heads. 4. Install landscaping geotextile fabrics to inhibit growth of weeds and to allow normal moisture evaporation. We do not recommend the use of a plastic membrane to inhibit the growth of weeds. 5. Control valve boxes, for automatic irrigation systems, should be located at least 10 feet away from the structure and periodically checked for leaks and flooding. COMPACTED FILL Structural fill for this project may consist of existing fill free of deleterious material, natural sandy gravel, or imported granular fill. Cobbles and boulders larger than 6 inches should be removed from the on -site soils before placement as structural fill. The imported fill may consist of non - expansive silty or clayey sands or gravels with up to 30 percent passing the No. 200 sieve and a maximum plasticity index of 10. No cobbles or boulders larger than 6 inches should be placed in fill areas. Fill areas should be stripped of all vegetation and topsoil, scarified, and then compacted. Topsoil may be used in landscape areas. Fill should be placed in thin loose lifts then moisture treated and 15 April 30, 2009 Job No. 09 -019 KOECHLEIN CONSULTING ENGINEERS, INC. Geotechnical and Materials Engineers compacted as shown in the following table. The recommended compaction varies for the given use of the fill. We recommend that a representative from our office observe and test the placement and compaction of each lift placed for structural fill. Fill placed beneath foundations and slabs -on -grade is considered structural. It has been our experience that without engineering quality control, inappropriate construction techniques can occur which results in unsatisfactory foundation and slab performance.
