General Information: This application is required for all proposals involving the addition of any floor area, including
net floor area and /or gross residential floor area (GRFA). This also Includes proposals for `residential 250 additions' and
`interior conversions'. Applicable Vail Town Code sections can be found at www.valigov.com under Vail Information -
Town Code Online. All projects requiring design review must receive approval prior to submitting a building permit ap-
plication. An application for Design Review cannot be accepted until all required information is received by the Commu-
nity Development Department, as outlined in the submittal requirements. The project may also need to be reviewed by
the Town Council and /or the Planning and Environmental Commission. Design review approval expires one year from
the date of approval, unless a building permit is issued and construction commences.

Re: Bernstein Residence Remodel and Addition, 2606 Davos Trail: Project Narrative
Dear DRB Members,
I am pleased to submit the above mentioned project for your review and approval.
The Bernstein Residence is a 2,873 square foot, five bedroom, three bath, single family residence
constructed in 1973. The Owners desire is to update the external appearance of the home as
well as to add a small addition to better accommodate a growing extended family. The 707
square foot addition consists of a mud -room, laundry room and expanded recreation room on the
main level, a new master bath on the upper level and an office and storage area on the lower
level. A new deck on the main level will extend over the new office space below.
In addition to the expanded footprint, a significant update to the thermal envelope and mechanical
systems of the structure are proposed. The original boiler system for hot water baseboard
heating is still in use. This system will be upgraded to a new and modern boiler complying with
the Towns efficiency requirements of 92% minimum. The existing exterior walls are 2x4 wood
construction. The thermal efficiency of the walls will be more than doubled by adding rigid
insulation to the exterior surface prior to new siding or stucco being applied as indicated on the
submitted drawings. The original windows and doors will be replaced with modern, low -E units
meeting the U- factors and efficiencies outlined by the Towns adopted requirements. The second
story, trussed roof portion of the home will have additional blown -in insulation installed. The
vaulted, first floor living room area will have a new structured roof applied which will allow a more
than 200% increase in R- Value. The new construction will meet all current R -value requirements.
With the proposed aesthetic and thermal improvements to the structure, it is likely that this home
will remain in the Bernstein family for another 37 years.
