This letter describes the intent and extent of the proposed minor exterior remodel at the address stated
a bove.
Currently the building has a south-facing solarium, which in the nearly 30 years of its operation has caused
considerable damage to the building. In the summertime, sunshine shines directly through the glass causing
great discomfort to the occupants. Wintertime cold causes a tremendous amount of condensation on the
inside surface of the glass, which over the years has been draining into the wall cavity causing beams and
studs to rot, necessitating almost yearly drywall repairs inside the unit. Additionally, sliding snow and ice
annually damages the gutter which has been placed at the edge of the unit. The sliding glass doors are
leaky and no longer function properly. The extent of this proposed renovation is as follows:
• The existing solarium shall be dismantled and replaced with a solid, wood-framed roof at the
same pitch and location.
• A skylight will be installed in the roof to allow for light and ventilation.
• The existing angled wall will be removed and any structural damage in the adjacent walls
repaired.
� The sliding doors will be replaced with two windows and an inswinging door.'
• Instead of a gutter, the eave will be extended and the water will drip through a grate in the
wood deck and channeled to daylight via a new french drain system.
• New "dark sky" compliant light fixtures will replace the existing outward-shining lights.
General notes regarding the project:
• No additional square footage is proposed.
The intent of the project is to make the project integrate seamlessly with the existing building.
New windows will match the existing windows, proposed siding shall match the existing siding.
The proposed roofing material — bronze standing seam metal — intends to mimic the existing
solarium aluminum cladding.
