Dear Mr. Plano:
Jim Hill and I appreciate the opportunity to meet with you and
Charlie Davis June 28, 2007 at the Town of Vail offices to
discuss issues relating to Plan Review Comments as referenced
above. The following responses relate to the written review
comments and the subsequent discussions of June 28, 2007.
1) This first item of the review comments is the most impor-
tant and garnered the majority of the discussion. A clarifica-
tion of the existing conditions for both units illustrated that
there are additional and acceptable methods of exiting each
unit in addition to the proposed entry stair enclosure with
elevator hoistway shown on building permit submittal drawings.
Each unit currently has, and will retain, a minimum three foot
wide door at the lower level that allows each unit a separate
means of egress to the exterior and to the public way.
Therefore, the Scope provision of the International Residential
Code (IRC) is applicable to the subject project and will be the
defining code for the project. Please refer to sheet A2 of the
resubmitted drawings - Lower Level Plan - for the n ewly iden-
tified exit doors.

5) Energy efficiency related requirements shall comply with
the IRC Chapter 11 Section N1101.2.1.1. For the addition as
proposed, the glazed area does not exceed 15 percent of the
gross area of exterior walls (east, south & west). The gross
area of exterior walls is 856.5 square feet. The gross area
of glazing in windows and doors is 98.25 square feet. This
results in 11.47 percent of glazed area to exterior wall.
7) Based on the acceptance of the IRC as the controlling
code for this project, the common stairway is not considered
an exit enclosure. Therefore, the elevator hoistway and
stair can be housed within the same structure.
8) Based on the acceptance of the IRC as the controlling
code for this project, openings shown are not in an exit
enclosure. However, openings shown are to comply with rated
assemblies as called for.

Roof Framing Plan of the structural drawings (sheet 2 of 2)
are call outs for the flat roof. Sloped 2x12 rafters are

12) Based on input from the elevator supplier, the - limited
use limited access (LULA) - elevator proposed for the project
does not require elevator hoistway or machine room ventilation.
13) Guards shall comply with IRC Section R312.
14) Stair rise and run shall comply with IRC Section R311.5.
15) Drawings have been changed to show appropriate snow load
requirements.
16) Drawings have been changed to show appropriate seismic
zone designation.
17) Roof materials as shown on drawings (wood shingles to
match existing) is acceptable in that the Design Review Board
(DRB) approval took place prior to the Town's acceptance of
the new ordinance prohibiting wood shingles. See copy of DRB
Action Form - Exhibit C.
18) The architectural and structural drawings are now in
agreement and indicate a soil bearing pressure of 2000psf.
The structural drawings have deleted the reference to a Soils
Test in that no new testing was deemed necessary for this
proposed modification.
