The following responses relate to the written review comments and the subsequent discussions of June 28, 2007. 1) This first item of the review comments is the most impor- tant and garnered the majority of the discussion. A clarifica- tion of the existing conditions for both units illustrated that there are additional and acceptable methods of exiting each unit in addition to the proposed entry stair enclosure with elevator hoistway shown on building permit submittal drawings. Each unit currently has, and will retain, a minimum three foot wide door at the lower level that allows each unit a separate means of egress to the exterior and to the public way. Therefore, the Scope provision of the International Residential Code (IRC) is applicable to the subject project and will be the defining code for the project. For the addition as proposed, the glazed area does not exceed 15 percent of the gross area of exterior walls (east, south & west). The gross area of exterior walls is 856.5 square feet. The gross area of glazing in windows and doors is 98.25 square feet. This results in 11.47 percent of glazed area to exterior wall. 7) Based on the acceptance of the IRC as the controlling code for this project, the common stairway is not considered an exit enclosure. Therefore, the elevator hoistway and stair can be housed within the same structure. 8) Based on the acceptance of the IRC as the controlling code for this project, openings shown are not in an exit enclosure. However, openings shown are to comply with rated assemblies as called for. 6) (out of sequence) 2x10 roof rafters shown in center of Roof Framing Plan of the structural drawings (sheet 2 of 2) are call outs for the flat roof. Sloped 2x12 rafters are referenced by note to the right of the Roof Framing Plan. 9) All interior and exterior walls, ceilings and floor - ceiling assemblies are to be one -hour rated assemblies.
