We will appreciate being placed on the May 19'h DRB Agenda for Conceptual Review and look forward to questions you may have in the interim. In summary, we propose to remodel and expand this existing structure utilizing remaining available GRFA while leaving the primary (north-south) roof ridge in place and retaining the majority of the area of the existing stone terrace/outdoor spa/fire pit area. Expansion areas are proposed at each level and including the relocation of the garage. We discuss the following key issues: 1. Driveway Retaininq Wall Modifications: The existing crib style retaining wall situated within the Town of Vail Right-Of-Way is being maintained in the existing location with the following modifications, as discussed preliminarily with Planning 8� Public Works: a. Eliminate On-Street Parking; b. Extend the concrete drainage pan from the west, patch the paving, replace the guardrail; c. Reduce the height of the existing wall by 2' to 3' by stepping the wall, grading the north side down and providing landscaping at the newly graded area; d. Provide new stone veneer at the north face with stone caps at the wall steps. 2. Site Slope Greater than 30%: The existing grade (similar to historical grade) along the East and West Lot Lines is in excess of 30% and therefore allows a garage structure to be situated within the Front Setback. 3. Placement of new Garaqe Structure in Front Setback: The garage shall not encroach into a Side Setback and shall otherwise be situated within the Lot Lines. The garage roof overhang will encroach into the Side Setback, as allowed. 4. Buildinq Heiaht: The existing residence ridge height is being maintained and new roof areas are below the allowable Building Height. 5. GRFA: The available GRFA calculations are based on Chapter 15 and include additional square feet based on the `Basement Definition' provisions in Chapter 2, Title 12. 6. Retain Sinale-Family Status: This project contemplates all new and existing areas to be contained within a Single-Family Residence, without any subdivision or separation requests. END MEMORANDUM.
