BUILDING DEPARTMENT COMMENTS Architectural Comments: 1 Revise building sections to show all insulation values for roof, walls, floors, basement walls, slab edge insulation per IRC N1102.1. 2 Revise plans to show 1 hour floor/ceiling and wall construction at wall and floors separating dwelling units. IRC R302.3. Include details with UL listing for the assemblies. Structural Comments: 3 Revise code edition to the 2009 IBC as adopted by Town of Vail 4 Include complete plans for the shoring wall stamped and signed by a Colorado State Licensed Engineer 5 Complete the Town of Vail special inspection forms attached. 6 Revise S2.1 to provide section detail references on all areas of the foundation plan where no detail is currently referenced. 7 Include construction details for embed plates in foundation wall. 8 Complete framing plan for low roof areas on sheet S2. 9 Clarify framing at curved deck area, sheet S2.3, show revised deck framing as necessary. 2x12 @12” o.c. are shown spanning 18’. 10 Provide construction details for bent beam at entry roof. Sheet S2.3 11 Revise S2.2 to label all floor joist size and spacing where labels are missing 12 Revise plans to provide through bolting detail for side loaded (4) member LVL beams 13 Revise sheet S2.4 to provide construction details for bent beam. 14 Revise sheet S2.4 to label all beams where missing. 15 Revise sheet S3.1 to complete wall 12 detail Plumbing Comments: 16 Maximum gas pipe size for exterior firepits is ¾” per TOV ordinance. Mechanical Comments: 17 Show a minimum .35 air changes per hour for the exercise room per IRC R303 18 Show kitchen range exhaust hood and ducting. Include make-up air if over 400 cfm per IRC M1503.4 19 Show clothes dryer exhaust ducts on the plans. Electrical Comments: 20 Revise electrical lighting plans to provide high efficacy for a minimum of 50% of the lighting. 21 Specify tamper resistant receptacles per NEC 22 Coordinate location of panels in the mechanical room with the boiler location. Provide working clearances per NEC PUBLIC WORKS COMMENTS 1. Coordinate with the Eagle River Water and Sanitation District regarding landscaping and stairs in the vicinity of the sanitary sewer main along the west property line. 2. Proposed tree, columns and gas lights (not shown on DRB set) are required to be setback 10' from edge of road per Town Code. 3. Sheet C1 does not match sheet A1.0, coordinate site/grading plans. C1 shows a single wall along the south side of the dwy, A1.0 shows a combination wall. 4. All retaining walls shall be a min of 2' from property line. 5. A separate zone is required for the snowmelt located within the right-of-way. 6. A revocable permit is required for all private improvements located in the right-of-way. 7. Proposed phone and tv service lines are shown on adjacent property. Provide copy of agreement with adjacent property owner for the encroachment or relocate to project's property.
