GENERAL NOTES: SUNDIAL #C1 REMODEL JOB # 0406-04
DESIGN CRITERIA.
UBC Edition ------------------------- 1987
FOUNDATION DESIGN:
o. Design of individual and continuous footings is booed on on
ooaurnad rnoxhnurn oUowob|o bearing pronauna of 2000 paf (dead
load plus full live load).
b. Footings aho|| be placed on the natural undisturbed soi|, or compacted
structural fill, below frost depth.
C. A representative of the geotechnical engineer shall verify soils conditions
and types during excavation. Because geoteohnioo| information was not
ovoUob|m at the time of preparation of the construction documents, we
have used oaaurned values based on airni|or sites in the area.
Construction of the foundation may not proceed without verifying these
vo|uno. Report any discrepancies from design assumptions to structural
engineer for re-evaluation of foundation design.
REINFORCED CONCRETE:
n' Concrete design is based on the "Building 0ndo Requirements for
Reinforced Concrete" /AQ 318-95\.
b' Structural concrete shall have o rninirnurn 28-day compressive
strength of JOOO psi.
C. Concrete oho}( be proportioned using Type |-|| sulfate-resistant cement.
Admixtures containing chloride oolto sho||'nnt be used.
d' Cold weather concreting d h || be provided as recommended
in the ACI Manual of Concrete Practice.
m. Anchor bolts for baorn and column bearing plates shall be placed with
setting templates.
g. Concrete floor o|oba on grade and on rneto| decking supported by steel
framing shall have gown or tooled contro| - inta at o maximum spacing
of 15'-0" in each direction. Locate control joints along column grid
lines whore possible and provide slab isolation around columns.
h. Concrete coverage for reinforcing steel (/\C| 318-95):
1. Concrete cast against and permanently exposed to earth 3"
2. Concrete exposed to earth or weather
A. #5 bar and onoo|lar 1 1/2
3- Concrete not exposed to weather or in contact with ground:
A. Slabs, vvoUa, joists (#11 bar and onnoUor) 3/4"
REINFORCING STEEL:
o. Detailing, fabrication and placement of reinforcing steel shall be i
accordance with the ACI Manual of Concrete Practice
_. ^-~- whe ot _ .~`~. on t dra ., re ... ~..~ sha .
conform to ASTW Specification A615-79 and oho{| be grade OO except
tieo, field bent bore where permitted by not* on plan, or bore to be
wcNded, which eboU be grade 40,
C. At splices in concrete, lop bars 36 diameters. Do not weld or use
rneohonioo| splicing devices un|amo spaoUico||y approved by engineer
d. At corners, rnoka horizontal bars continuous or provide corner bars
to nnotoh horizontal steel. Around openings ond steps in concrete,
p rovide (2)-#5 bars extending 2 beyond edge of opening or step.
e. Extend reinforcing steel o rninirnurn of 24" through cold joints. Unless
apooifioo||y located on plan or d8toUs, coordinate cold joint locations
with engineer.
f. Welded wire fabric ahoU conform to ASTM Specification A-185. Lop
welded wire fabric o rnin/rnurn of one full noonh plus two inchae. Lops
ahoU be wired togetbmc
g, Metric bar size conversion table:
METRIC
O
3 #4
.STRUCTURAL WOOD FRAMING:
o. Except where noted otherwise, all 2" oorninoi |unnber, except studs,
aho|| be Dougmo Fir-Larch #2 and better, and all solid timber beams
ond posts 3^ nnrn|nol and wider obo|} be Douglas Fir-Larch
b. Studs shall be Stud grade and better Douglas Fir-Larch or Hem Fir.
C. Built-up posts shall consist of Douglas Fir-Larch or Henn Fir #2 or
better 2x4 or 2x6 studs per pion and ohoO be nailed together with 2
rows of 16d noUu 0 G" on center along each stud.
d. Too and bottom o|otma aho|| be Douglas Fir-Larch or Harn Fir #2 and
better. Plates placed directly on concrete no||o or a|obo mho|| be
pressure- treated Hem Fir #2.
a. Within floor joists apooea beneath solid or built-up columns noted on
plans, blocking of area equivalent to column above ohoU be prnvided.
Door or window t[/rnnnero consisting of o single stud do not require
special blocki in the joist space,
t Except on noted otherwise, rnin|nnurn nailing ahoU be provided as specified
in the 2000 IBC Table 2304`9,1.
g. Framing Notes:
2. Interior load bearing walls:
A. |nhahnr load bearing woUo are 2x8 studs (as
indicated on plan) @ 16^ o.t. with 1/2 gypsum
wallboard both sides unless noted otherwise. Cop with o
double top plate installed to provide overlappi at
corners and at intersections with other partitions. If
overlap is not possible, strap top plates with rnoto| strop
ties (Simpson ST292 or equivalent).
B. Floor or roof framing nnarnbera must be aligned to bear
within 5 inches of the studs beneath.
C. Provide (2)-2x1D headers over all openings in wall, with
one 2X4 or 2x0 trimmer and one 2x4 or 2x6 king stud
each end, unless noted otherwise.
D. At beam bearing |800tiVna in stud vvo||a provide nnu|itp|e-
stud posts equal to width of bearing nnarnber unless
noted otherwise.
GENERAL REQUIREMEUISL
a. Structural erection and bracing: The structural drawings illustrate the
completed structure with all elements in their Ono| positions, properly
supported and braced. The Controctor, in the proper sequence, ahoU
provide , shoring and bracing as may be required during construction to
achieve the final oprnoketed structure. Contact the structural engineer
for consultation /not in contract) as required.
b. Existing structures: this construction adjoins on existing structure,
contractor shall be responsible for verifying dimensions, elevations,
framing, foundation and anything else that
on the drawings. Underpinning, shoring and bracing of existing
structures shall be the responsibility of the contractor.
C. D ^ ~'~-'` all d ^ against arch ^ d p
to construction. Do not aoo|e drawings.
d. Construction practices: General Contractor is responsible for rnaono
noothuda techniques, sequences and procedures for construction of
this project. Notify structural engineer of omissions or conflicts
between the working drawings and existing conditions. Coordinate
requirements for rneohon(no| /electrical ng penetrations through
structural e|ornnnta with structural engineer. Jobaite safety in the sole
responsibility of the contractor. All methods used for construction
nhu|| be in accordance with the latest edition of the UBC,
o' It is the responsibility of the contractor to contact the structural
engineer at the appropriate time to perform site observation viaito.
Observation visits to the /oba|te by the engineer are for determination
of general conformance with the construct documents and eho(| not
be construed as inspection.
t Though every effort is made to provide o complete and clear set of
construction doournenta, discrepancies or omissions may occur.
Ro|uosa of these drawings anticipates cooperation and continued
communication between the contractor, architect and engineer to
provide the beet possible etructuro. These drawings have been
prepared for the use of o qualified contractor experienced in the
construction techniques and systems depicted.
