● Submit three complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified.
● Please respond in writing to each comment with a response letter addressing each comment.
BUILDING DEPARTMENT COMMENTS
1 Revise plans to provide a minimum 20” depth hearth from the firebox opening to the hearth per IRC table R1001.1
2 Include flue sizing calculations per IRC table R1003.15.2
3 Provide combustion air per IRC R1006
4 Revise thickness of firebox extension shown on sides and top. 10” solid brick, or 8” where firebrick is used is required per IRC R1001.1
5 Clarify section SK-03. Plywood is not permitted below masonry firebox
6 Revise all details to show 2” clearance from wood cabinets to the firebox per IRC R1001.11
Include BTU rating and gas line sizing for the gas log set proposed.
8 Include a floor plan for the area where the fireplace is located.
FIRE DEPARTMENT COMMENTS
Submit specifications on fire log set.
Show source of combustion air.
Custom doors must be listed for use with log set or log set listing must allow for custom doors.
Show BTU of log set.
Show floor framing and material beneath hearth and firebox.
