Solaris Sign Program
Chapter 11 -8 -1: Sign Program Description, Vail Town Code, outlines the purpose of a
Sign Program, stating:
The purpose of the sign program is to encourage a comprehensive approach to the design, size,
number, shape, color, and placement of all signs pertaining to a particular development or building
containing a business or group of businesses. A sign program shall convey an organized, innovative,
and unique approach to multiple signs.
With this submittal, Solaris is presenting a proposed Sign Program to the Town of Vail.
Solaris is a large mixed -use project, with approximately 70,000 sq. ft. of commercial
uses on both the plaza and promenade levels. The building itself has a consistent
design theme: high -end natural materials with modern mountain architecture and
aesthetic detailing of the highest quality. This remains the primary theme of this Sign
Program. However, because most of the commercial tenant spaces are fairly
consistent in design, creativity in signage is encouraged, to help individualize the retail
experience. The following graphic indicates the variety of signs that are envisioned
for the Solaris Sign Program. These are not reflective of actual tenants or sign area,
and are provided only to provide an example of the variety of shapes, colors, and
materials that can help create individuality and identity for the uses within Solaris. The
Solaris Sign Program is not intended to supercede the Town of Vail Sign Regulations,
located in Title 11, Vail Town Code.

A. Design
Chapter 5: Design Guidelines and Standards; Sign Measurement, Vail Town Code
provides the framework for the Solaris Sign Program:
A. Be consistent with the scale and architecture already present in the town: Sign location,
configuration, design, and size should be aesthetically harmonious with the mountain setting
and the alpine village atmosphere of the town.
B. Be compatible with the placement of surrounding signs: Similar signs should not be placed within
close proximity of each other, but should instead incorporate variety and visual interest within
the 'view corridor' that they are placed. The staff shall review all proposed signs in the context of
adjacent signage to verify that the sign is appropriately placed.
C. Be composed of predominately natural materials which may include, but are not limited to,
painted, stained, solid, or carved wood; brick, stone; wrought iron or metals such as copper or
brass that have been treated to prevent reflective glare; nonreflective glass and stained glass;
other naturally textured building materials.
D. Use natural colors:
1. Earth tones: Full spectrum of soil, clay, and metallic colors;
2. Neutrals: Off whites to deep brown and black,
3. Bright colors should be used only as accents.
E. Use creative graphics and lettering: The creative use of depth, relief, shading, three - dimensional
projections and other pleasing textural qualities is generally encouraged. The guidelines that
apply to general sign colors likewise apply to graphics and lettering. Three - dimensional
projections shall not be calculated as part of total sign area, but the size, placement, and style
of the projections shall be subject to design review.
F. Be surrounded by landscaping: Landscaping, when appropriate, should be designed in
harmony with surrounding natural landforms and native plants (Xeriscaping).
G. Use inconspicuous lighting: Lighting should be integrated into the overall design of the sign, both
in color and placement, and should be of no greater illumination than is necessary to make the
sign visible at night. Recessed and indirect light sources are encouraged.
In addition to the design guidelines outlined in Chapter 11 -5, the Solaris Sign Program
encourages individual tenants to creatively design signage which highlights the
variety of retail uses and creates a clear unique identity for each retail space. Along
with the name of the business, signage which uses logos and /or graphics to identify
the type and products offered by the tenant are encouraged. When possible, these
may be incorporated into signage, and or the bracket and fixtures used to secure the
signage. If used in the bracket and fixtures, these are not included in the
measurement of the total allowable square footage of signage (as permitted and
limited by Chapter 1 1 -5 -4: Sign Measurement, Vail Town Code.)
B. Size
The sizes of signs shall be limited only to the size limitations as outlined in Chapter 11 -6:
Business and Building Identification Signs, Vail Town Code. No additional limits shall be
imposed on individual tenants as part of the Sign Program.

C. Shape
In order to encourage as much variety and creativity as possible for individual tenants,
no specific shape is required for signs with this Sign Program. It is encouraged that
tenants use the shape of the sign to further the individuality of the tenant space.
D. Color
While Section 11-5-21D of the Sign Regulations recommends the use of natural colors,
including earth tones and neutrals. As a result, a variety of colors and tones shall be
encouraged. As a color palette is chosen for an individual business, the color palette
is encouraged to be used as a unifying theme for such business. For example, a color
palette for a business identification sign for a restaurant may be repeated in the menu
box and specials board that is also permitted. Metallics are also encouraged. Neon
and day -glow colors are prohibited.
E. Placement
Generally, signs shall be affixed to the storefront of the individual tenant space. This
includes, but is not limited to the exterior wall, windows, doors, eaves, facades, etc.,
directly attached to the store front. Exceptions may be made for some signage (i.e..
menu boxes or daily specials boards) which may need to be located elsewhere for
increased visibility. These signs shall be permitted only on Solaris property (i.e.. not in
the publicly owned right -of -way) and the location is subject to written approval by the
property owner. These locations include walls and railings that may not be directly
affixed to the tenant space, but are within proximity to the space and located upon
the privately owned plaza or promenade.
