● Submit three complete sets of revised construction documents containing the requested information with all plan revision items clouded or otherwise identified.
● Please respond in writing to each comment with a response letter addressing each comment.
BUILDING DEPARTMENT COMMENTS
1 Please revise plan submittal to use a consistent plan sheet size. All plans submitted shall be drawn to scale and plotted on the same sheets size
Architectural Comments:
2 All sheets of the architectural plans are required to be stamped and signed by a Colorado State Licensed Architect. IBC 107.1
3 Include floor plan, or site plan showing proposed location of the new firepit. IBC 107
4 Revise architectural plans to provide an accessible service counter area at the new pool bar per ANSI 117.1 2003
5 Revise plans to show accessible route and access to the pool and spas. ANSI 117.1 2003
6 Revise plans to show 4’ minimum height for pool enclosure per IBC 3109.3. All gates shall have self closing and self latching gates.
Structural Comments:
7 Please include complete structural plans stamped and signed by a Colorado State Licensed Engineer for the proposed gunite pool and spa construction. IBC 107
8 Please include analysis from the structural engineer for the proposed additional dead loads in the pool deck planting areas and patio areas. IBC 107
9 Revise plans to include construction plans for the relocation and support of the stainless steel hot tubs. IBC 107
Plumbing Comments:
10 Revise plans to include a gas piping plan for the proposed new firepit per IFGC
11 Please include notes on plans for all suction outlets to comply with IBC 3109.5
