DESCRIPTION
LOT 10, Block H, Vail Dos Schone - Filing No. 2, as filed for record June 25,
1969 as Reception No. 110984, in the Office of the Eagle County Clerk and
Recorder, Eagle County, State of Colorado.
NOTES
1. The purpose of this plat is to resubdivide Lot 10 and create Lot 10-A and Lot
10-B.
2. For zoning purposes, the two lots created by this subdivision are to be treated
as one entity with no more than one two-family residence allowed on the
combined area of the two lots.
3. DATE OF SURVEY: March 2021 & August 2024.
4. STREET ADDRESS: 2447 Garmisch Drive.
5. Lineal dimensions are U.S. Survey Feet.
6. Bearings are based upon the north property line of Lot 10 according to the
above referenced recorded plat, the northeast corner monumented by a found
number 5 rebar with washer LS illegible and the northwest corner m' onumented
by a found 11" diameter aluminum cap on number 5 rebar LS 29048, the
bearing being S 59'56'00" W a measured distance of 245.88 feet (246.00 feet
record distance).
7. A client supplied title commitment prepared by Land Title Guarantee Company
of Vail) CO with commitment number V50073229-10 and an effective date of
January 31, 2025 at 5:00 P.M. was referenced in preparation of this plat.
8. Legal description, location of improvements, lot lines, easements and setbacks
are based upon the above mentioned title commitment, plat of Vail Dos

found at the time of this certification as shown hereon. Setbacks are shown
