The discussion focused on skier drop-off, vehicular access and frontage road curb cuts, and traffic and pedestrian circulation. The comments are those of the Town Staff. Additional comments and requirements may be provided by the Planning & Environmental Commission, Design Review Board and/or the Vail Town Council. The required skier drop off should be located on the western end of the site. Skier drop-off on the west end of the site separates the land uses and improves traffic flows. Skier drop off on the western end of the site can be designed to accommodate a one-way traffic flow. The skier drop off remains a requirement of the Arrabelle at Vail Square project. Preservation of a potential future South Frontage Road access to the site is required. The preserved location for the future potential access point shall fully comply with adopted CDOT access standards. Said location shall be noted and dimensioned on the approved development plan VRDC may propose to use Town-owned land to improve the function of the skier drop-off. Town-owned land shall not be used to accommodate the required employee housing project. The Town may request to be compensation for use of Town-owned land. VRDC shall be responsible for the design costs and the construction of the required West Lionshead Circle roadway improvements. VRDC shall be responsible for the design costs and construction of Improvements to Tract C. The scope of work and actual improvements shall be as depicted on the approved development plan. The skier drop off shall include skier drop off amenities. For example, entry signage, landscaping, site furnishings, lighting, benches, shelter, etc. Said amenities shall be as depicted on the approved development plans. Adequate snow storage shall be required as regulated by the Town’s Zoning Regulations and Development Standards. VRDC shall grant an easement to the Town of Vail for public use of the skier drop-off area. The easement must be in a form acceptable to the Town Attorney and the Vail Town Council. Please provide a revised schedule for the construction of the required 120 employee housing units. 1
