parcel a fire station, employee housing and land banking were identified as potential uses Town acquired the “Wendy’s Parcel” in 2007 The site is 1.25 acres The Town paid $2,000,000
The Town acquired the parcel for the purpose of constructing a West Vail Fire Station Previous Master PlanAugust, 2005 Previously adopted master plan included: Employee Housing 18 units
per acre (MDMF Zoning) Fire Station 18,000 sq. ft. station with drive-thru access off of Chamonix Road Dedicated land for community open space and park 20 ft. landscape buffer along
north property boundary Goals Optimize the site’s potential Locate the 18,000 sq ft Fire Station on the former Wendy’s Parcel to ensure best layout and access for emergency service
operations Improved opportunities for high density (25 units/acre) “For Sale” Employee Housing A LEED certifiable design Objectives Form “Advisory Committee” to work with Staff and
Council to steer master planning and design process Form “Focus Groups” representing primary stakeholders and interests: Emergency Services (Fire Department and Police Department) Chamonix
Neighborhood Employee Housing Commercial / Mixed Use Environmental Sustainability Objectives Develop preferred fire station program, layout and design Develop and evaluate a minimum
of three (3) employee housing/mixed-use development scenarios with varying layouts, densities and costs/pro-forma Integrate fire station location, layout and design with remainder of
combined site – optimize the site! Parameters Design an innovative and flexible 18,000 square foot Emergency Services facility to meet the Town’s current and anticipated future staffing
and training needs Provide adequate living quarters for a minimum of nine people (3 on-duty employees and 6 students) within the 18,000 square feet station Incorporate additional community
uses into the development (i.e., meeting rooms, public restrooms, etc.) Provide efficient and safe ingress and egress for Emergency Services uses Parameters Increase development potential
for combined site Enhance pedestrian access through and around site Ensure design is sensitive/responsive to surrounding residential and design with future West Vail commercial re-development
in mind Integrate LEED certifiable design and development principles from inception – to be evaluated within cost estimates, pro-forma and “payback” Project Timeline and Budget Project
