RESORT DESIGN ASSOCIATES INTERNATIONAL August 21, 2008 Town of Vail Department of Community Development Attn: George Ruther, Director 75 South Frontage Road Vail, CO 81657 RE: Mountain View Residences on Gore Creek Site and Landscape Design Revisions Dear Mr. Ruther, -C) Attached are the revised site and landscape drawi%s that address the agreed upon changes during the preliminary approval meeting on June 6' 2008 for the above referenced project. These revisions are primarily to accommodate site conditions and improve the landscape design in several areas of the project. This includes the pool area that you have already reviewed and approved, pending submittal of a revised landscape design and planting list attached. These drawings are to be used for your design review approval and Safebuilt code compliance review and approval. SUMMARY OF SITE DESIGN REVISIONS: (please refer to the attached drawings) 1. South hillside between building and Town of Vail path along Gore Creek: a) Delete crusher fines path extending along south side of building adjacent to Level 1 terraces. b) Regrade south area as a result of deleting the path. c) Redesign southeast stair down to the path along Gore Creek to make a more gradual ascent/descent. d) Revise landscape plan and planting list accordingly. 2. Area on the west end of the building: a) Tyrolean deck will remain as is. b) Adjust the tread/riser layout of the upper stair on the west side of the building. c) Modify grading and planters along the path connecting the upper and lower stair on the west side of the building and increased boulder wall on west side of path. South side of north garage between the southwest corner of the garage and the exit door to the east: a) Revise exit stair at the southwest corner of the north garage. b) Modify terraced planter along south wall of garage. Reconfigured lower boulder wall, changed upper boulder wall to a cast -in -place concrete wall with stone veneered face and cap. c) Revise landscape plan and planting list accordingly. 4. Pool area a) There has been only one revision to this area (item c below) since our previous partial submittal. Tile Setting Requirements Tile must be set from the high point of the bond beam. The remainder of the bond beam must be leveled with the top of the tile. Scrape the top of the the to clean away any debris which could cause the tile strip to fit unevenly around the perimeter. 2. Setting the Form DO NOT set forms until the day of the pour. Tile MUST be dry and free of dust. Remove the brown paper from the double -faced tape. Stick forms to the tile, placing the lower radius even with the top of the tile. (See Fig. E.) 3. Pre- Bending the Form It may be necessary to pre -bend the form on radii less than 43 inches. Place strips of bending tape on the form as shown in figure C. Be sure the tape is rubbed down tight for proper adhesion. Pre -bend the form across your knee before removing the paper from the double -faced tape. (See Fig. D.) The Principle to Remember: Rending tape is used to prevent the form from breaking on one side while allowing you to compress the other. 4. (Sec Fig. ii.) it Helpful Hints to Remember On square corners and tight radii, it tnay tie helpful to notch the back of the tile strip to allow for bending. (See Fig. F.) Pruning shears are a useful tool for notching the tilt strip. 5. Application of Tie Wires Secure the form with tie wires 14 inches on center, pushing the wire through the form. This tech- nique braces the formwork to the tile, using the the strip to apply a slightly upward pressure. Drive nails into the bond beam approximately h inches behind the tile. Sccurc tic wires with a turn around the nail while applying slight pressure against the form. (See Fig. G.) Secure the form, file strip and tic wires as you progress around the perimeter of the pool. DO NOT pre -grout the form. For ease of removal when stripping forms, pull E -Z Strip tapes. The continuous filament tape now allows the form to he removed in one section. To hold straight sections true, it may be helpful to use metal corner strips (plaster board corner bead). Push tie wires through bath the corner strip and form and secure to the concrete nail as described above. (See Figs.
