Town Code sections can be found at www.vailgov.com under Vail Information — Town Code Online. All projects re-
quiring design review must receive approval prior to submitting a building permit application. An application for Design
Review cannot be accepted until all required information is received by the Community Development Department, as
outlined in the submittal requirements. The project may also need to be reviewed by the Town Council and /or the Plan-
ning and Environmental Commission. Design review approval expires one year from the date of approval, unless a
building permit is issued and construction commences.

Design Review Board- Project Narrative:
The Wren Condominium Association is proposing upgrades to the exterior finishes of the building for the purpose of lowering maintenance
costs and improving the overall aesthetics. The upgrades include painting the exterior of the building with a new color scheme, replacing
wood siding, installing shutters, and replacing unit doors. During the time of construction existing damage to concrete and stucco will be
repaired.
I. Overall Exterior Appearance
A. New color scheme
B. New unit doors, jambs, and trim
C. Guardrails- paint
D. Belly Band- repair /paint
E. New low maintenance exterior cladding
2. Parking Garage
A. Re seal conc. decking @ Parking (north)
B. Patch all holes
C. Improve drainage including new gutters to grade
D. New guardrail system at all gaps and openings similar in style to guardrails throughout.
E. New parking lot striping
F. Replace combustible storage in garage with open cage system.

Exterior Improvements
- New color scheme (approx 5 colors) throughout property to include the parking
structure.
• Fascia/Belly Bands: SW6006 "Black Bean"
• New Stucco/New Hardi Panelling/Railings /Shutters: SW2806 "Rookwood Brown"
• Northwest Tower: SW6055 "Fiery Brown"
• Upper Floors Stucco: SW6149 "Relaxed Khaki"
• Lower Floors Stucco: SW2841 "Weathered Shingle"
- New Signage showing the Wren's new logo in addition to the signage showing
the properties amenities. (separate application to TOV)
- Demolish all existing wood siding throughout the entire building.
- Install in place of siding 50% Stucco and 50% Hardi Paneling Inlays. Painted to
match new scheme.
- Install false shutters and trim at windows on the south east corner of main
building.
- Install thin rock veneer at North West Entry corner.
Unit Improvements
- Replace 72 unit doors, jambs, trim, and Saflok hardware at all unit locations.
o It is recommended that a mock door be installed for approval of the appearance of the
door, jamb detail, and trim. This was done on another project between Nedbo
Construction & KH Webb Architects for Board Approval.
Electrical Improvements
- Lighting Package to be Supplied and installed by owner. All exterior light fixtures
to be dark sky compliant.
