Subject: Boulder Wall Detail and Existing Sewer Line Backfill, Mountain View
Residences, 442 South Frontage Road East, Vail, Colorado
Dear Mr. Byrne:
As requested by Ben Marion with Resort Design Associates International, we are
providing a boulder wall detail and recommendations for trench backfill below the
proposed building at the subject site. We previously conducted a subsoil study for design
of foundations at the site and presented our findings in reports dated May 25 and July 24,
2006, Job No. 106 0297.
A stacked boulder wall typically 6 feet high and about 190 feet long is proposed along the
uphill side of a pedestrian walkway below the building. The slope above the wall will be
graded at 2 horizontal to 1 vertical. A plan view and wall profile are shown on Sheet
C3.2. The contractor, RA Nelson & Associates, has requested additional information on
treatment of an existing sewer line and trench backfill below the building.
Boulder Wall Detail: A stacked boulder wall appears feasible for support of the cut
slope along the uphill side of the walkway. A typical detail is shown on Figure 1,
attached. We assume that the bearing soils of the wall will be natural gravels similar to
those encountered in the exploratory borings and the cut soils will be dry. The west end of
the wall excavation will apparently overlie trench backfill of a new sewer line that should
consist of compacted structural fill. The bearing conditions should be further evaluated at
the time of construction.

Existing Sewer Line: The sewer line will underlie new footing areas. It is proposed to
grout tight the pipe or remove the pipe during construction. Where the pipe is grouted, the
existing backfill should be evaluated for compaction and removed and replaced as needed
to meet the project backfill type and compaction specifications. As an alternative, it may
be feasible to structurally span the trench backfill once the required span distance has
been determined.

1) (11) Provide a hazardous material list for pool equipment room and the generator. Indicate the
classification of each material to Table 307.7(1)/(2) and indicate if it is under the exempt amounts.
Provide hazardous material list when the pool permit is applied for.
Pool design package will be released by October 2007.
2) (25) Provide the STC ratings for the assemblies separating the dwelling units.
Provide the acoustical report prior to the framing inspections of the units.
Acoustical report Pool design package will be released by May 2007.
3) (26) Provide fire- stopping details for all penetrations of fire- resistive assemblies. Include all plumbing
piping, electrical components and mechanical systems.
Provide a complete fire- stopping submittal that includes all penetrating items and all
assemblies to be penetrated that are associated with this project.

8) (83) Provide adequate information on the plans to verify all required elements within the Type B units
comply with ANSI A117.1 -1003.
The response is indicating that "full interior package of scale and interior elevations" will
be submitted as a deferred submittal. This will be required to be submitted and approved prior
to rough inspections within any units.

9) (106) Indicate the type of fireplace that is shown on the 5 th floor terraces. Provide installation
instructions for these fireplaces.
The pre -cast out -door fireplaces are creating concerns regarding the flue termination with the
adjoining eve, the clearances to combustibles and weight of the fire place unit on the
structure. The manufacturer inability to provide installation instructions is questionable. The
manufacturer is to provide documentation that the fireplace has been tested to UL 127 per IMC
903.1.
Outdoor fireplace package will be released by March 2007.
10) The fire department list of 13 items dated December 27, 2007. Include a list of special inspections
and inspectors.
Fire dept. list and inspector /inspection list will be released by April 2007.
11) Special inspections and inspectors to be identified by design team.

12) The 3 entry features currently show combustible construction, these entries will need to be revised to
omit these combustible materials.

feature structural framing has been changed so that there are no
combustible materials in the structure. The fire retardant treated

TYPES OF CONSTRUCTION
602.4.6 Partitions. Partitions shall be of solid wood con-
struction formed by not less than two layers of 1 -inch (25
mm) matched boards or laminated construction 4 inches
(102 mm) thick, or of 1 -hour fire- resistance -rated construc-
tion.
602.4.7 Exterior structural members. Where a horizontal
separation of 20 feet (6096 mm) or more is provided, wood
columns and arches conforming to heavy timber sizes shall
be permitted to be used externally.
602.5 Type V. Type V construction is that type of construction
in which the structural elements, exterior walls and interior
walls are of any materials permitted by this code.
SECTION 603
COMBUSTIBLE MATERIAL IN TYPE I
AND 11 CONSTRUCTION
603.1 Allowable materials. Combustible materials shall be
permitted in buildings of Type I or 11 construction in the follow-
ing applications and in accordance with Sections 603.1.1
through 603.1.3:
L Fire- retardant - treated wood shall be permitted in:
1.1. Nonbearing partitions where the required fire -re-
sistance rating is 2 hours or less.
1.2. Nonbearing exterior walls where no fire rating is
required.
1.3. Roof construction as permitted in Table 601,
Note c, Item 3.
2. Thermal and acoustical insulation, other than foam
plastics, having a flame spread index of not more than
25.
Exceptions:
1. Insulation placed between two layers of
noncombustible materials without an inter-
vening airspace shall be allowed to have a
flame spread index of not more than 100.
2. Insulation installed between a finished floor
and solid decking without intervening air-
space shall be allowed to have a flame spread
index of not more than 200.
3. Foam plastics in accordance with Chapter 26.
4. Roof coverings that have an A, B or C classification.
5. Interior floor finish and interior finish, trim and mill-
work such as doors, door frames, window sashes and
frames.
6. Where not installed over 15 feet (4572 mm) above
grade, show windows, nailing or furring strips, wooden
bulkheads below show windows, their frames, aprons
and show cases.
7. Finished flooring applied directly to the floor slab or to
wood sleepers that are firestopped in accordance with
Section 717.2.7.
8. Partitions dividing portions of stores, offices or similar
places occupied by one tenant only and which do not es-
tablish a corridor serving an occupant load of 30 or
more shall be permitted to be constructed of fire- retar-
dant - treated wood, 1 -hour fire- resistance -rated con-
struction or of wood panels or similar light construction
up to 6 feet (1829 mm) in height.
9. Platforms as permitted in Section 410.
10. Combustible exterior wall coverings, balconies, bay 4M
or oriel windows, or similar appendages in accor-
dance with Chapter 14.
11. Blocking such as for handrails, millwork, cabinets, and
window and door frames.
12. Light - transmitting plastics as permitted by Chapter 26.
13. Mastics and caulking materials applied to provide flex-
ible seals between components of exterior wall con-
struction.
14. Exterior plastic veneer installed in accordance with
Section 2605.2.
15. Nailing or furring strips as permitted by Section 803.3.
16. Heavy timber as permitted by Note c, Item 2, to Table
601 and Sections 602.4.7 and 1406.3.
17. Aggregates, component materials and admixtures as
permitted by Section 703.2.2.
18. Sprayed cementitious and mineral fiber fire- resis-
tance -rated materials installed to comply with Section
1704.11.
19. Materials used to protect penetrations in fire- resis-
tance -rated assemblies in accordance with Section 712.
20. Materials used to protect joints in fire- resistance -rated
assemblies in accordance with Section 713.
21. Materials allowed in the concealed spaces of buildings
of Type I and II construction in accordance with Section
717.5.
22. Materials exposed within plenums complying with
Section 602 of the International Mechanical Code.
603.1.1 Ducts. The use of nonmetallic ducts shall be permit-
ted when installed in accordance with the limitations of the
International Mechanical Code.
603.1.2 Piping. The use of combustible piping materials
shall be permitted when installed in accordance with the
limitations of the International Mechanical Code and the
International Plumbing Code.
603.1.3 Electrical. The use of electrical wiring methods
with combustible insulation, tubing, raceways and related
components shall be permitted when installed in accordance
with the limitations of the ICC Electrical Code.

a. The structural frame shall be considered to be the columns and the girders, beams, trusses and spandrels having direct connections to the columns and bracing
members designed to carry gravity loads. The members of floor or roof panels which have no connection to the columns shall be considered secondary members
and not a part of the structural frame.
b. Roof supports: Fire - resistance ratings of structural frame and bearing walls are permitted to be reduced by I hour where supporting a roof only.
c. 1. Except in Factory - Industrial (F -1), Hazardous (H), Mercantile (M) and Moderate - Hazard Storage (S -1) occupancies, fire protection of structural members

height increase in accordance with Section 504.2. The I -hour substitution for the fire resistance of exterior walls shall not be permitted.

allowed. The entry features are under two stories and the roof of
the building is type 2B construction over two stories. Refer to
IBC section 603 and revised detail 0.15 (roof assemblies) from the
detail manual. Roof system R4 is new and will be used on the roof
mechanical wells (refer to sketch SK -6).
