The installation of the hot tub will require an addition to the existing concrete patio on grade. The hot tub wiil be screened by a solid railing on two sides - the north and west side - to further screen the hot tubs from the street to the north and the neighbor to the west. One existing spruce tree will be relocated strategically to further screen the hot tub f/ the neighbors. The solid railing will be of horizontal wood to match the siding on the existing house. The face of the exposed foundation walls supporting the patio will be keystone block. The size of the patio is constrained to the west by a 5' utility easement from the property line, an existing block retaining wall down hill to the north, and en existing block retaining wall up hill to the south. The lot also has a limit of disturbance line that was established during the original development of lot 10, 1 1 and 12, and is deeded with the property. The proposed hot tub and patio addition complies with this limit of disturbance line.
