All commercial (large or small) and all multi - family permits will have to follow the above mentioned maximum requirements. Residential and small projects should take a lesser amount of time. However, if residential or smaller projects impact the various above mentioned departments with regard to necessary review, these projects may also take three (3) weeks to review and approve. Dear Mr. Krohn: As requested, a representative of Hepworth- Pawlak Geotechnical, Inc- observed the excavation at the subject site on December 18, 2006 to evaluate the soils exposed for foundation support. The findings of our observations and recommendations for the foundation design are presented in this report. The services were performed in accordance with our agreement for geotechnical engineering services to Rusty Spike Enterprises dated December 18, 2006, Evaluation of potential geologic hazards is beyond the scope of this study. Proposed Construction: We understand that the existing residence at the project site was built in the 1980's and consists of two story wood frame structure over a walkout basement level. The addition will consist of two stories with a garage bay in the lower level and a bathroom in the supper level. The addition will be attached to the east side of the existing structure. Conventional wood frame construction will be used above grade with cast- concrete stem walls and spread footings below grade. The garage floor will be slab -on- grade. Field Observations: At the time of our site visit, the foundation excavation for the north and east walls of the addition had been cut in one level at about 4 feet below the adjacent ground surface. The north addition wall will be dowelled into the steno wall of the existing residence. The south wall of the addition will be supported by an existing stern wall. The east addition wall will be dowelled into the existing stern wall. December 18, 2006 Page 2 The soils exposed in the bottom of the excavation for the proposed north and east walls consisted of medium dense, silty, gravelly sand with cobbles. The upper 3 to 6 inches of soil at subgrade level was loose due to disturbance from excavation equipment. We recommended that the subgrade be compacted prior to concrete placement_ No free water was encountered in the excavation and the soils were moist. Foundation Recommendations: Considering the conditions exposed in the excavation for the north and east addition walls and the nature of the proposed construction, spread footings placed on the undisturbed natural soil designed for an allowable soil bearing pressure of 3,500 pounds per square foot (pst) should be adequate for support of the proposed addition. The exposed soils tend to compress when wetted and there could be some post - construction settlement of the foundation if the bearing soils become wet. Some settlement of the existing residence may occur due to the new adjacent foundation loads of the addition. The connections between the existing residence and addition should account for some differential movement. Footings should be a minimum width of 24 inches. Exterior footings should be provided with adequate soil cover above their bearing elevations for frost protection. Continuous foundation walls should be reinforced top and bottom to span local anomalies such as by assuming an unsupported length of at least 10 feet. Structural fill placed within floor slab areas can consist of the on -site granular soils compacted to at least 95% of standard Proctor (ASTM D- -698) dry density at a moisture content near optimum. Backfill placed around the structure should be compacted and the surface graded to prevent ponding within at least 10 feet of the building. The risk of foundation movement may be greater than indicated in this report because of possible variations in the subsurface conditions. In order to reveal the nature and extent of variations in the subsurface conditions below the excavation, drilling would be required. It is possible the data obtained by subsurface exploration could change the recommendations contained in this. letter. Our services do not include determining the presence, prevention or possibility of mold or other biological contaminants (MOBC) developing in the future.
