The documents submitted for this project have been reviewed for compliance with the 2003
International Building Code, 2003 International Residential Code, 2003 International Mechanical
Code, 2003 International Fuel Gas Code, 2003 International Plumbing Code, 2003 International
Energy Conservation Code and 2005 National Electrical Code as modified and adopted by the Town of
Vail.
The following comments will need to be addressed prior to issuance of a building permit.
For processing.
Please submit four complete sets of revised construction documents containing the requested
information with all plan revision items clouded or otherwise identified. Partial plan sets or
loose plan sheets are not accepted.
• Please respond in writing to each comment by marking the attached list or creating a response
letter. Indicate which plan sheet detail, specification or calculation shows the requested
information Please send revisions to the attention of the plans examiner with the building
permit application number noted.
• Please be sure to include on the resubmittal the engineer's or architect's "wet" stamp, signature,
registration number and date on the cover page of any structural calculations, all structural
details and structural sheets of the plans For commercial or multi - family projects all sheets of
the plans must be stamped.

Architectural Comments:
Amend site plan and floor plans to show location of the proposed property line between dwelling
units.
2 Provide one hour fire resistive construction for walls located less than 3' from property line. Provide
a UL or gypsum association listing for the 1 hour wall assembly (R302)
3 Upper level Study 302 does not comply with the minimum ceiling height requirements per (R305.1)
4 Amend stairway design to comply with the following: (R311.5)
- minimum headroom clearance of 6 " -8 "'
See section 1/A4.3 shows less than 6' -8" at the top riser.
Structural steel beam at bottom of stair from Sitting Room 101 appears to encroach on headroom.
5 Provide (2) copies of ResCheck compliance certificate and inspection checklist. Coordinate all
insulation R values shown on the ResCheck report with the building plans and sections.
Structural Comments:
6 Revise structural design. TOV ordinance requires 100psf live load (snow) for roofs <4:12 slope.
7 Include complete construction details for stud pack top and bottom plate connections at knee brace

We received your plan review comments for 3944 Bighorn Road and have these responses; the changes are
clouded on the drawings.
I The Site Plan and Floor Plans have been revised to indicate the property line between the two units.
In a phone call with Eagle Valley Survey, they stated that the likely reason the property line is slightly off
of the party wall is due to the age of the subdivision and that points needed to be pulled from two lots
down; however, that the party wall is effectively the property line.
2 A I -hour fire rated wall has been added to sheet A8.2 (detail 7, W4F) and has been indicated at the
party wall on the plan sheets.
3 The ceiling height of Study 302 has been revised by moving the northern wall to the south so that the
minimum height is now 5' -1 ", reference A2.2 and A4.3.
4 The stair head height was revised at the upper level so the minimum is 6' -8 5/8 "; the stair at the lower
level was revised back to the existing condition; refer to A2.1, A2.2, A2.3 and A4.3.
