● Please respond in writing to each comment with a response letter addressing each comment.
BUILDING DEPARTMENT COMMENTS
Architectural Comments:
1 Revise roof insulation to R-49 minimum per IRC table N1102.1
2 Revise slab edge insulation to minimum R-10 per IRC table N1102.1
3 Revise plans to show finish grade a minimum of 4” below the stucco weep screed per IRC R703.6.2.1
4 Revise plans, the garage door may not swing over a step. IRC R311.3
5 Add note to plans. Carbon monoxide detectors to be provided throughout per IRC R315
Revise plans to provide a 3’x3’ landing at top of ramp and at each intermediate change of direction of ramp per IRC R311.8.2
7 Revise plans, ramp handrail shall be continuous per IRC R311.8.3.3
Structural Comments:
8 Revise foundation plan to indicate rebar size, spacing and anchor bolt size and spacing.
Revise framing plans to specify pressure treated wood where in contact with concrete, or less than 18” to floor slab.
10 Include specifications for lumber species and design value
11 Include shear panel nailing schedule and shear panel material specification
12 Revise plans to indicate stud size and spacing for wall stud framing where stud heights exceed 10’ height
Electrical Comments:
13 Provide electrical plans with panel schedule and load calculations per 2008 NEC.
