This Record is in response to a request by the building department to have the custom stair design -�
(manufactured in Switrerland) reviewed by our office. The materials for this stair are manufactured in Europe, (
and therefore, a challenge exists to interpret some of the design values of the material to be used. It is also �
difficult to ascertain the exact stiffness provided by the wood assembly in a quantitative manner, so the stiffness ;
of the wood assembly is assumed to be relatively minor in relation to the steel components. ;
_ I have reviewed the general layout and connections to be used in the stairway construction, and it appears that ;
the strength and stiffness of the assemblies are adequate to meet the requirements of the local building code i.
(2009 Intemational Building Code). However, thesteet must adhere to the following requirements '
i
1. There appears to be a range of allowable bending stress values associated with the actual steel to be used '
for the railing. These values range from 170MPa to 340 MPa (MegaPascals) per documents provided by the k
supplier. The minimum allowable bending stress associated with the steel to be used for the railing shall be at �
least 170 MPa or 24,660 psi(pounds per square inch). ,
�

2. The elasticity of this steel shall be at least 29,000,000 psi or 199,948 MPa. However, keep in mind that it _ ;
appears that this value provides a stiffness that meets, but does not exceed, the required stiffness per code. l
We are anticipating that the wood connections provide additional stiffness, but since this value is not quantified, �
it is uncertain whetheror not a typical custom-design live-foad stiffness of U480 can be achieved. �

Otherwise, it appears that this stairway system will be adequate for the imposed design load. E

On Thursday February 3, 2011 I visited the above mentioned site to observe the progress of the general
structural framing on site. Below is a list of items that were noted during the time of visit.
Sheet S3—Second Floor Framing Plan
- Our drawings indicate a column continuing to the foundation from the (3)-2x6 column supporting the roof ridge
beam on the west end of the building. Provide 2x blocking in the joist space and place the(3)-2x6 column to continue to
the foundation wall.
Sheet S4—Third Floor Framing Plan
- Our drawings indicate 2x blocking in the joist space to match the column above. At the time of visit, this 2x
blocking was missing in the joist space below the (3)-2x6 column supporting the ridge beam on the west end of the
building. 2x blocking shall be added in the joist space between the column above and the column below.
- Our drawings indicate 2x8 joists @ 16"O.C. spanning in the east-west direction at the stair landing. At the time
of visit,the joists were spanning in the north-south direction hanging off of the(2)-2x8 beam. This change is acceptable.
Sheet S4—Roof Framing Plan
- Our drawings indicate a"B"hanger at all(1)-2x12 valley beams. At the time of visit,each valley beam was toe-
nailed into the transfer beam. A minimum of(9)-16d toe-nails are required or a minimum of(5)-LL358 ledgerlok screws
at each valley connection is required.
- Our drawings indicate a "C" hanger at the (2)-2x12 valley beams located at the West dormer. At the time of
visit, each valley beam was toe-nailed into the transfer beam. A minimum of (10)-LL358 ledgerlok screws at the
connection is required.
Other than the items noted,the structural framing on site appeared to conform to the intent of our structural drawings.

Asbestos testing and abatement protects workers, homeowners, neighbors and emergency services from ex-
posure to harmful asbestos. The Town of Vail asbestos abatement program is in addition to the State of Colorado's regu-
lations. It is your responsibility to be in compliance with the State. Please contact the State directly for their requirements
at the contact info listed below.
When is asbestos testing reauired?
ANY building projects disturbing more than these threshold levels of building materials require asbestos testing:
One-and Two-Family Dwellings: 32 square feet
All Others (commercial spaces, hotel rooms, etc): 160 square feet
Definition of a single-family dwelling: any dwelling unit that is used primarily for a single family, including
multi-family/condominium units,and fractional fee units.
Asbestos testing results must be provided with your application for a building permit.
Tests which identify POSITIVE results at more than 1% require abatement by a State-certified and Vail-registered abate-
ment contractor. An asbestos abatement permit must be approved, and the clearance letter must be submitted to the
Town of Vail before the building permit will be issued.

much of the original 1989 EPA ban on the U.S. manufacturing, importation, processing, or distribution in commerce

On January 25, 2010, Mr. Brandon Sinkbeil of DS Consulting, Inc. (DSC) performed a limited inspection and
asbestos sampling at 725 Forest Rd. in Vail, Colorado, in order to identify potentially hazardous friable and
non-friable asbestos-containing materials (ACM) within a portion of the above-referenced, single family
residence scheduled for a remodel. Mr. Sinkbeil performed asbestos bulk-sampling of drywall joint
compound,tape and texture (surfacing materials) in a total of three (3) locations within the residence. All
three (3) bulk-samples were analyzed by Aerobiology Laboratory Associates (NVLAP #200860) with all
three (3) laboratory results being negative for ACM (see AppendixA for laboratory results).

PROJECT OVERVIEW
" I. Introduction
A limited inspection and bulk-sampling for ACM was conducted at 725 Forest Rd. in Vail, Colorado,by Mr.
Sinkbeil on January 25, 2010 at the request of Mr. Tom Solawetz of Beck Building Company. Mr. Sinkbeil
is a Colorado State Certified Building Inspector and has EPA Accreditation #13442 (see Appendix B for
certificate). The purpose of the inspection was to identify, sample and assess potentially hazardous
friable and non-friable ACM within the portions of the residence scheduled for demolition as part of an
upcoming remodel.
II. Structural Design
The structure is a wood-framed,two-story,single family condominium with an unfinished basement.
III. Sampling and Analytical Procedures
The inspection, assessment and sampling were conducted by an EPA and AHERA accredited Building
Inspector qualified by experience, education and training in the recognition of potential ACM and
approved bulk-sampling techniques. The asbestos bulk-sampling was conducted on suspect ACM with a
limited number of bulk-samples being collected within the residence.
The inspection, assessment and sampling were performed in accordance with Environmental Protection
Agency/AHERA recommended procedures. These procedures call for the visual inspection of the area of
concern and the collection and analysis of representative bulk-samples of suspect material.
Some minor destructive sampling was conducted. Walls, columns and perimeter pipe chases were not
broken into in order to locate and quantify suspect ACM. It should be noted that additional ACM might be
located in these and other inaccessible areas.
Random bulk-samples, representative of the suspect asbestos-containing building materials (ACBM) of
each homogeneous area (HA), were collected according to the guidelines published as Environmental
Protection Agency(EPA) Final Rule: Title II of the Toxic Substances Control Act (TSCA), 15 USC, Sections
2641 through 2654 and in compliance with 40 CFR, Part 763. Representative sampling is based on the
following criteria:
1. The distribution of the suspect material throughout the HA.
2. The suspect material's physical characteristics and application.
3. Random sampling patterns determined for each HA.
Suspect materials sampled and analyzed should be considered to be representative of materials in each
HA if:
1. They exhibit similar physical characteristics; and
2. The application of the sampled material can be correlated to the application of un-sampled
material.

Bulk-samples collected were analyzed utilizing the EPA's Method for the Determinati n ofAsbestos in Bulk
Building Materials (EPA 600/R/116, July, 1993) and the McCrone Research Institute's The Asbestos
Particle Atlas as methods references.
Analysis of the bulk-samples was performed on the "date reported," as listed in the bulk-sample analysis
report.
IV. Notes on Report Format
Suspect materials alike in appearance and application were sampled as HAs. Suspect materials were
divided into three classifications:
1. Surfacing material:sprayed or troweled onto structural building member.
2. Thermal System Insulation (TSI): any type of pipe,boiler,tank, or duct insulation.
3. Miscellaneous: other suspect materials, floor tile, sheet vinyl/linoleum, ceiling tiles, insulation,and
finishing materials.
Condition assessments were performed by the accredited inspector at the time of inspection. Condition
assessments are listed in the following section. Ratings of "good," "damaged," and "significantly
damaged"are meant to indicate the overall condition of the material.
A material in "good" condition has no visible damage or deterioration, or showing only very limited
damage or deterioration.
A material in"damaged"condition has the following characteristics: I
■ The surface is crumbling,blistered,water-stained, gouged, marred or otherwise abraded over less
than one-tenth of the surface if the damage is evenly distributed (one-quarter if the damage is
localized).
Accumulation of powder, dust or debris similar in appearance to the suspect material on surfaces
beneath the material can be used as confirmatory evidence.
A material in "significantly damaged"condition has one or more of the following characteristics:
■ The surface is crumbling or blistered over at least one-tenth of the surface if the damage is evenly
distributed (one-quarter if the damage is localized).
■ One-tenth (one-quarter, if localized) of the material is hanging from the surface, deteriorated, or
showing adhesive failure.
■ Water stains, gouges, or mars are over at least one-tenth of the surface if the damage is evenly
distributed (one-quarter if the damage is localized).
Accumulation of powder, dust or debris similar in appearance to the suspect material on surfaces
beneath the material can be used as confirmatory evidence.

Response-action recommendations for asbestos containing HAs are listed in the section VII.
Recommendations may be for more than one HA, if materials are alike. Recommendations are either
"general" or "immediate." An immediate recommendation indicates an imminent hazard exists and
should be addressed as soon as possible. A general recommendation indicates no imminent hazard exists
and no further abatement activities are required for removal of the material.
V. Inspector Comments
No asbestos-containing materials were identified during the bulk-sampling conducted at 725 Forest Rd.
in Vail, Colorado. A total of three (3) bulk-samples were collected from the drywall joint compound,tape
and surfacing texture within the residence. All three (3) bulk-samples tested negative for asbestos.
VI. Homogeneous Area Descriptions
The following section contains sampled HA descriptions and sample locations. Percent-asbestos content
for each sample indicated can vary depending on sample locations, homogeneity of the materials, and
type of application. The following samples were collected from the condominium at 725 Forest Rd. in
Vail, Colorado, on January 25, 2010. The quantities are approximations and are subject to field

VII. Recommendations
GENERAL:
The laboratory results of the potential ACM sampled at 725 Forest Rd. in Vail, Colorado, indicate that all
three (3) bulk-samples were reported as containing no asbestos. All the drywall and surfacing texture
throughout the condominium appear to be of the same type and date of application. Therefore, no
professional abatement activities are recommended to remove the above-referenced material.

Subject: Observation of Hand Dug Pit Excavation, Proposed Basement Addition to

Dear Mr. Angelovich:
As requested, a representati��e of Hepworth-Pawlak Geotechnical, Inc. ohserved the hand
dug pit excavation at the subject site on June l, 2010 to evaluate the soils exposed for
foundation support. The findings of our observations and recommendations for the -
foundation design are presented in this report. The services were performed in
accordance with our agreemeut for professional engineering services to you, dated May
28, 2010.
The residence is the eastei7�half of an unattached duplex on the sifie. The existing
crawlspace of the residence is planned to be deepened about 3'/z feet ta allow for the new
basement construction. The basement walls will be cast-in-place concrete and the
basement floor slab-an-grade. We assume relatively light foundati�n lc�ads.
At the time of our site visit, a hand dug pit had been excavated in fhe northwest carner of
the crawlspace. The pit was dug by others prior to our arrival on-site. The soils exposed
in the pit consisted of relatively dense, slightly silty sandy gravel and cobbles that
extended down to the pit depth of 3% feet. The results of a gradation analysis performed
on a sample of the coarse granular soils (minus 3 inch fraction)obtained from the pit are
presented on Figure 1. No free water was encountered in the pit ar observed in the
crawlspace and the soils were slightly inoist.

Considering the conditions exposed in the pit excavation and the nature of the proposed
construction,spread footittgs placed on the undisturbed natural coazse granular soil
designed for an allowable bearing pressure of 2,500 psf should be adequate for support of
the proposed basement addition. Footings should be a minimum width of 1 S inches for
� continuous waIls and 2 feet for columns. Prior to the footing construction, all existing fill
and any loose disturbed soils should be removed and the bearing level extended down to
the undisturbed natural coarse granular soils. The footing subgrade should then be
moistened and compacted. Exterior footings should be provided with adequate soil cover
above their bearirig elevations for frost protection. Continuous foundation walls should
be wetl reinforced top and bottom to span Iocal anomalies such as by assuming an
unsupported length of at least 12 feet. Foundation walls acting as retaining structures
should also be designed to resist a lateral earth pressure based on att equivalent fluid unit
weight of at least 50 pcf for on-site granular soils, excluding oversized rocks, as backfilL
A perimeter foundation drain should be provided around the basement azea to prevent
tennporary buildup of hydrostatic pressure behind the walls and prevent wetting of the
basement leveL The underdrain system shouId include at least 4 inches o£drain gravel
below the basement floor slab. Backfill placed behind the basement walls should be
compacted to at least 95%standard Proctor density and the surface graded to prevent
ponding within at least 10 feet of the building.
The excavation should be carefully done to prevent undermining of the existing
structures. We expect excavation and basement vc�all construction will need to done'vn
short stretches,typically about 8 to 10 feet widths, to reduce the potential for undermining
the existing foundation. The structural engirxeer should review the existing structure and
foundation conditions, and provide input on the excavation, shoring and new foundation
construction sec�uence. We should observe the new footing area excavations as they are
exposed to evaluate the foundation soil bearing conditions.
The recommendations submitted in this letter are based on our observation of the soils
exposed within the pit exca.vation and do not include subsurface exploration to evaluate
the subsurface conditions within the loaded depth of foundation influence. This study is
based on the assumption that soils beneath the pit depth and at other areas of the have
equaI or better support than those exposed in the pit. The risk of foundation movement
may be greater than indicated in this report because of possi�ble variations in the

We have completed our heat loss calculations for this project. The heat loss for the home
is approximately 53,290 Btuh. Calculations are based on 70°F interior temperature and
-20° F exterior design temperature.
This is an existing home that will receive a new high efficiency boiler to accommodate
the project energy loads. There are seven(7)zones of baseboard and radiant floor heat--
three existing zones of baseboard and four new zones of radiant floor heat.
There will be one boiler rated at 285,000 Btuh input serving the home heating zones,
provide energy for domestic hot water production, and provide energy for melting
approximately 740 square feet of project snowmelt. There will be one 120-gallon storage
tank with internal heat exchanger providing domestic hot water to the home.
The upper level master suite will have a ducted air conditioning system installed along
with humidification.
I have enclosed our heat loss calculations, DWV and water schematics, gas piping
schematic,mechanical room plan, and cut sheets on the boiler and hot water sidearm
tank.

As requested by Isaac with Beck Builds, a re�resentative of I-Iepworth-Pawlak �
Geotechnical observed the excavation at the subject site on Septeinber 16, �010 ta
evaluate the soils exposed for foundatian su}�port. The tindings ot'aur observations and �
recommendations for the foundation bearing are presented in this report. We previously �
observed a hand dug pit in the crawlspace area of the residence and provided foundation �
design reeortunendatians in�report dated June 10,2010, Job Na. 110 148A. The �
services were supplemental to our agreemen.t for professional engineering services to you �
dated May 2$, 20l 0. �

The propos�d construction is generally similar to tliat discussed in our previous report. �
An addition with a basemeut level is alsa planned attached to the northwest side of the �
residence. Spread fc�otings bearing on the natural coarse granular sc�ils designed for an �
allowable bearing pressure�f 2,500 psf�vere recoinrnended for foundation su�port. The �
excavation foY the basenient and neu� foi�ndation wa11s will be done in short stretches. �
�
At the time o�'c�ur site visit, the founc3<�tion excavation fi�r the soutl�basem�nt wall a�•ea �
had been cut in one level frvm about 6 fo 8 feet belt�w the adjacent ��ouncl s�.uface. The �
soils exposed in the bottom of the excavatioi�cailsisted of relatively dense, silty sandy �
g1-avel and cobbles with stnall boulders. No free water c�as encoun�ered in the excavatian �
and the soiis were slightly_m.oist. �

The soil conciitions expc�sed in the excavatio�i are consistent with those previously �
eticoutitered on the site a�ld suitable for support c�f s�read footin�s designed fi�r the `
rec�mmended allowable bearing pressure of 2,500 ps£ I,00se a�zd disturbed st�ils shoulci =
be rerrroved in the footing areas to ex��ose the undisturbed natural soils. Qther ;
reconunendations presented in our pr•eviaus report which are applicable should also be �`
crbse�•ved.

�The recommendations submitted in this letter are based on our observation of the soils �
exposed within the excavatian area noted and do not include subsurface exploration to
evaluate the subsurface conditions within the laaded depth of foundation influence. The
risk of foundation mavement may be greater than indicated in this report because of
possible variations in the subsurface conditions. It is possible the data obtained by �
subsurface exploration could change the recommendations contained in this tetter. We �
should observe the ather foundation bearing areas as they are exposed.

Sheet S4—Third Floor Framing Plan
- Our drawings indicate 2x blocking in the joist space to match the column above. At the time of visit, this 2x
blocking was missing in the joist space beloN�the (3)-2x6 column supporting the ridge beam on the west end of the
building. 2x blocking shall be added in the joist space between the column above and the column below.
- Our drawings indicate 2x8 joists @ 16"O.C. spanning in the east-west direction at the stair landing. At the time
of visit,the joists were spanning in the north-south direction hanging off oftfie�2)-2x8 beam. This change is acceptable.
Sheet S4—Roof Framing Plan
- Our drawings indicate a"B"hanger at all(1)-2x12 valley beams. At the time of visit,each valley beam was toe-
nailed into the transfer beam. A minimum of(9)-16d toe-nails are required or a minimum of(5)-LL358 ledgerlok screws
at each valley connection is required.
- Our drawings indicate a "C" hanger at the (2)-2x12 vailey beams located at the West dormer. At the time of
visit, each valley beam was toe-nailed into the transfer beam. A minimum of (10)-LL358 ledgerlok screws at the
connection is required.
Other than the items noted,the structural framing on sife appeared to conform to the intent of our structural drawings.
