The submittal addresses two items. 1. Replacement of the existing metal guardrail at the edge of the roof deck in conjunction with a new fascia/parapet detail for the required additional roof insulation above the deck surFace. The metal handrail will match existing as close as possible, while at the same time bringing the spacing and height requirements up to current code. (See attached details and sketches. ) 2. Ballasted roof deck material. The new repair/replacement of the existing roof structure will allow for the option of returning the new roof to its original design as a"people deck". This will be a new deck surface that is traffic bearing, has a "ballasted" visual appearance and is slightly pitched for required natural drainage. The existing roof is essentially "flat", which contributed to the water problems that led to the deterioration of the existing structure. The proposed deck surface material is the Conklin Roofing Systems "Cool Roof' system. The added "ballast" will be a light-weight, natural aggregate material that is BOTH traffic bearing and has the appearance of stone or gravel ballast. No need to construct a separate "deck" on top of the new deck surface. The proposed material is referred to by name as "bronze" with a Conklin base system color to match. (See photos and sample.)
