These findings are based upon a geotechnical boring performed at the site and subsequent laboratory analysis of the samples obtained from the boring. All descriptions and evaluations are performed in accordance with established industry procedures and applicable national and local codes. Because of the nature of the soils at the site, an excavation observation is required prior to construction of the structures stated below. The cost of this service is not included with this report. The excavation observation shall be performed before any placement of foundation structure. Establishing an observation appointment is the responsibility of the owner or his designated agent. If the construction described below should be modified, or if soil conditions inconsistent with those described in this report are found during the construction process, Bleier & Associates Engineering Services shall be notified before any further construction proceeds. Any failure to comply with these conditions, or failure to follow the recommendations presented in this report, shall establish that this report will be considered void and any liability for subsequent proximate injury to any property or person as a result of soil movement or soil failure is not the responsibility of Bleier & Associates Engineering Services. ON-SITE CONDITIONS The site is currently occupied by an existing single family residence. The site has vegetation, has adequate surface drainage, and has a slight with steeper slopes at the boundaries of the property. PROPOSED CONSTRUCTION To the best of our understanding, the construction proposed at the site is an addition to the existing residence. It is unknown at the date of this report whether the new construction will include a basement. INVESTIGATION PROCEDURES One exploratory boring was performed on May 9, 2008 using a 4 inch auger at the location described in Figure 1. The boring concluded at a depth of 20 feet. The documentation of the boring is found in the Drill Log, Figure 2. The tests performed on the undisturbed samples include the following: • Gradation • Dry Density • In-situ Moisture Content • Swell/Consolidation INVESTIGATION FINDINGS Based upon the field and laboratory investigation, the soil found at the site is a red/brown sadny gravel to the depth of the boring with evidence of a lens with a greater clat constituency from 7 to 12 feet. No evidence of ground water was found during the drilling process or upon checking the site 24 hours later. No evidence of significantly collapsible soil or significantly expansive soil was found. Remedial measures shall be not required for construction at the site. FOUNDATION IZJH:COMMENllATIONS Based upon analysis of the soil at the site, any structure shall be founded as noted below: FOUNDATION TYPE: SPREAD FOOTING/PAD ALLOWABLE BEARING PRESSURE 4000 PSF (DL + 1/2 LL) -CRAWL SPACE/GARAGE LEVEL EQUIVALENT HYDROSTATIC 40 PCF PRESSURE 1) All foundations shall be placed directly upon undisturbed indigenous soil. 2) All debris, organic material, and loose disturbed soil shall be removed prior to placement of concrete. 3) Indigenous excavated material may be used as backfill for foundation walls. The indigenous material shall be well wetted prior to placement. Great care shall be taken by the contractor responsible for backfilling to achieve proper compaction in 1 foot lifts of backfill while not damaging any foundation walls during construction. 2 of 6 5/13/2008 William Hein Associates For 2570 Bald Mountain Road Eagle County, CO Job #08-0135-01 4) Footings and pads are required to be a minimum of 16 inches wide. All reinforced foundations are required to be a minimum of 9 '/2 inches thick, with a minimum of 3 inches of cover below reinforcement and a minimum of 6 inches of cover above reinforcement. 5) If a footing or pad foundation is used, the bottom of all footings shall bear a minimum of 3 feet below final grade for frost protection. 6) If a thickened slab on grade is used, proper reinforcement, slab slope, impermeable joints, and drainage away from the slab are required. 7) Settlement is not expected to exceed total settlement of 1 inch nor differential settlement of '/2 inch. CONCRETE SLAB CONSTRUCTION It should be noted that all slabs will undergo some movement, regardless of the precautions taken to restrict the movement. Because slabs are a very light type construction, they are especially vulnerable to even the slightest soil movement. The design procedures below are created to minimize the slab movement and the effects on the concrete of that movement. There is a very low to non-existent risk of intolerable movement for all slabs. It is important to maintain proper positive drainage in these areas to mitigate or eliminate the possibility of movement. The following steps shall be part of any slab placement at the site: - Slabs shall be placed directly on indigenous soil. All non-natural cover, debris, and organic material shall be removed before placement of the concrete. - The soil shall be moistened but not wet prior to placement of concrete. The moisture content of the soil during placement should be keep as constant as possible throughout the placement process. Any areas where water is ponding must be cleared of the water through removal. - Any concrete slab shall be constructed as a floating slab. That is, the slab shall be isolated from all foundations, walls, and penetrations by properly placed suitable expansion material. - Control joints are required in slabs greater than 200 square feet in area, or greater than 14 feet in any one dimension. Control joints shall be cut or tooled to be a 3 of 6 5/13/2008 William Hein Associates For 2570 Bald Mountain Road Eagle County, CO Job #08-0135-01 minimum of one third of the thickness of the slab and shall be installed such that no portion of the slab has an area greater than 200 square feet nor 14 feet in any one dimension. - Concrete shall be reinforced by a minimum of/2% of the gross area of the slab with properly placed steel. Either reinforcing bars or welded wire mesh are acceptable reinforcement, depending upon the thickness of the slab. - If a forced-air conditioning is used and the furnace is located on the slab, a minimum 3 inch flexible connection between the furnace and the ductwork should be provided. - Proper 3 inch minimum slip joints shall be used for all bearing walls and stair structure. Additionally, stairs should used strapped connections at the tops of stringers where they connect to the landing or the first floor to ensure that the stair structure properly floats. Water infiltration or a change in water content is the single greatest factor in undesirable slab movement and subsequent cracking. Steps should be taken to prevent water from infiltrating the soil beneath any slab, including but not limited to properly sloped slabs, impermeable joints to adjacent construction, and proper slope away from the slab and structure. SUBSURFACE DRAINAGE Subsurface drainage is required for all habitable space below grade. Though a perimeter drain and dampproofing is not required for structures over crawl spaces or slabs placed at or near grade and structural features such as garages, we recommend that they be treated similarly in order to protect these foundations from the effects of water infiltration. A typical perimeter drainage system is shown in Detail 2 of this report. Note that the perimeter drain system must discharge into either a properly installed sump pit or must daylight to an outside drainage area. Because of the topography of this site, it is possible that it will support a daylighted drainage system. If a sump pit is placed at the site, it is the homeowner's responsibility that the sump pit is drained by a properly functioning and drained sump pump. The pump should be monitored periodically by the homeowner to ensure that it remains in proper working order. A sump pit that is not pumped can cause significant soil movement problems, which in turn can damage foundations and structural elements of the residence. 4 of 6 5/13/2008 William Hein Associates For 2570 Bald Mountain Road Eagle County, CO Job #08-0135-01 SURFACE DRAINAGE Grading shall be performed such that water drains away from any construction at a slope of 10% - 1 foot vertically in 10 feet horizontally - for a minimum of 5 feet from the construction. This will most likely require that material be placed near the exterior foundation walls to enhance the grade. Indigenous material excavated during the construction process may be used for this purpose. Any area near the construction that collects water shall be filled immediately so that water runs away from the area. Properly installed and maintained gutters are very effective in keeping water from penetrating in excessive amounts near any foundation. Downspouts shall discharge into minimum 4 foot long splash blocks directing water away from any foundation or construction. Detail 1 shows typical surface drainage for a structure. Lawns and vegetation requiring irrigation greater than that naturally provided should be planted a minimum of 5 feet from any structure or foundation. Irrigation systems should not be allowed to distribute water closer than 5 feet from any structure or foundation. A sloped buffer of decorative bark or gravel underlain with geofibrous material is a very effective barrier for prevention of water infiltration into foundation areas. Never use expansive soils to backfill areas around foundations unless specifically approved by a qualified engineer. GENERAL COMMENTS This report has been generated by a registered engineer licensed in the State of Colorado. All work pertaining to and related to the report has been performed either by that engineer or under his direct supervision. All recommendations pertain specifically to the project referenced in this report. Any construction performed using those recommendations must be done in the immediate vicinity of the boring locations denoted in this report, which is considered to mean that the excavation must be performed within 25 feet of the boring locations. If the construction moves, Bleier & Associates Engineering Services shall be notified to perform a site visit upon excavation and before any further construction is performed to verify that the soils at the new location are consistent with those in the report. It is possible that new borings may be required at additional cost.
