The Scope of Work Includes but is not limited to 1 Replacement of Interior finishes in the Common Areas and patching within existing Condominium Units of Building D of the Northwoods Condominium (except Units D7 and D11, which have been refurbished, and Units D9,D12,and D13,which will be completed by others), generally indicated on the attached plans a Demolition and disposal of existing finishes as required b Installation of new recessed ceiling lighting fixtures in Common Element areas c Installation of new ceiling finishes, matching existing textures, as required The Contractor shall anticipate full "skimming" of ceilings to assure continuous, consistent texture where any patching Is made d Installation of new doors, hardware,trim, and wainscot as indicated on the plans and on the Door Schedule Match existing Unit entry doors, casing, chair rail, and crown moulding installed in Building E of the Northwoods Condominium at Level 1 On all other levels of Building D door and trim finish as well as casing, chair rail, and crown moulding profiles will differ from Building E Note that coffered ceilings installed In Building E will not be similar to those installed in Building D e Design and Installation of an Automatic Fire Extinguishing System (AFES) in all Common Areas and existing Condominium Units Work includes installation of 1 hour rated valve box on each floor Work also Includes design of the AFES In Units D9, D12, and D13 Contractor shall terminate service line to Units D9, D12, and D13 outside the entry door to those Units f Installation of Automatic Fire Extinguishing Systems In Common Areas and existing Condominium Units shall be in accordance with local, state, and national Codes g Refurbishment of existing Elevator(Cash Allowance)and Garage Level Elevator Lobby h Design and Installation of Fire Detection and Notification System in conformance with local regulations, Including approved devices within each Condominium Unit and all view outside the Parking Garage Coordinate with the Architect the location of proposed meters The design shall anticipate service to all existing fireplaces,two gas appliance fireplaces, gas range, outdoor gas grill, and gas oven within each Condominium Unit Work includes extension of gas piping to two of the following three locations existing fireplace, Kitchen, and outdoor gas grill This item Is a Cash Allowance m Labor, Materials, and Design Services for installation of CAN service lines from the Telephone Equipment Room in the Level 2 Mechanical Room to each existing Condominium CATV termination within the Utility Closet shall be contained within approved termination cabinet The Work shall include all efforts necessary to conceal all wiring from view outside the Parking Garage Wiring within the Parking Garage shall be contained in a wire tray Work includes installation of CAN wiring and accessories to Living Room, Kitchen, and two locations within each Bedroom except Units D7, D9, D11, D12, and D13 At Units D7, D9, D11, D12, and D13, the Contractor shall terminate the CAN service lines outside the Unit entry door with a minimum of an additional 15 feet of cable for others to extend to within the Units in the future The Contractor shall verify with the Owner any other locations desired by the Owner and provide Unit Pricing for each additional location desired n Work includes thorough clean up upon completion Clean up includes thorough vacuuming of carpets,washing of tile floors and finished wood surfaces, and dusting of all other surfaces Work includes clean-up of Units D7 and D11 FORM OF AGREEMENT: The Form of Agreement between the Owner and the Contractor shall be AIA Document A111-1997,Standard Form of Agreement Between Owner and Contractor where the Basis for Payment is Cost of Work plus a Fee with a Guaranteed Maximum Price The Contractors Fee will be a fixed amount ALTERNATES: The Contractor shall provide pricing for the following Alternates Pricing shall include all labor, materials, services, and fees to fully complete the stated Alternate to the highest industry standards Alternate1 Eliminate existing ramp from Garage to Elevator Lobby Demolish and remove existing concrete ramp, stairs to stair enclosure, and steel stringer stair(In stair enclosure)from Garage to Level 1 Install new floor within stair enclosure at Level 1with steel framing, concrete topping and creation of a three hour separation Install new cast in place concrete stair as indicated and handrails per Code Install new vertical platform lift(Model CDE 42,standard color, by Nation Wheel-O-Vator 800 551 9095, or equal) in existing stair enclosure to provide access between Garage and Elevator Lobby levels Provide shop drawings Provide dimmer appropriate for the application Lighting controls shall continue to be located In the Mechanical Room on Level 2 Alternate 4 Paint entire Condominium Unit Provide pricing to prepare and paint existing Interior surfaces not altered by installation of new Building systems for each Condominium (except Units D7,D9, D1 1,D2, and D13) For purposes of pricing,the Contractor shall assume restoring existing colors within the Units but shall confirm colors with the Unit Owner prior to commencing painting Contractor shall assume refinishing of painted or stained wood trim except as specifically validity of these Cash Allowance amounts) Cash Allowances associated with Alternates shall not be included In the Base Bid but shall be included in the Alternate Pricing only 1 Labor and material to install fire stopping, required lighting"tenting", and structural steel protection in concealed walls and ceiling areas These are areas that cannot be viewed without demolition Amount $15,000 00 (fifteen thousand dollars) 2 Labor and Material to reactivate Common Area corridor ventilation system which is located in the Level 2 Mechanical Room Amount $5,000 00 (five thousand dollars) 3 Labor and Material to refurbish the interior of the Elevator, including floor and wall finishes as well as new ceiling and cab lighting Allowance also includes installation of new stainless steel doors and iambs at each Floor and maintenance and recalibration of the Elevator as required upon completion of the Work Work includes refurbishment of the Garage Level Elevator Lobby Amount $20,000 00 (twenty chair rail as indicated on the plans, not including preparation of substrate which is included in the Work Amount $ 9500 00 6 Labor and Material to install carpet in locations indicated on the plans Allowance includes pad, and all accessories for termination with other floor finishes Amount $50 00 per sq yd 7 Material only for wall sconce lighting fixtures and "frog eye" emergency lights Labor to install shall be included in the Work Amount $350 00 per fixture 8 Labor and Material to provide and install new signage throughout Building D Amount $2500 00 (two thousand five hundred dollars) 9 piping to two of the following three locations existing fireplace, Kitchen, and outdoor gas grill Amount $25,000 00 (twenty five thousand dollars) RESTRICTIONS ON HOURS OF WORK: Work may commence at 8 am and must terminate prior to 6 pm daily Work is permitted seven days a week The Contractor may commence work on March 31, 2003 Work must terminate and the premises must be thoroughly clean prior to June 30, 2003 Final Completion, including completion of"punch-list" items may be completed in the fall of 2003, but in any case prior to November 21, 2003 The Contractor shall provide a schedule to the Owner prior to initiating Work indicating proposed progress of the Work CHANGE ORDERS: In the event that the execution of the Work requires Change Orders,the Contractor's Fee (for Profit and Overhead)shall not exceed twenty percent The Cost of Work associated with the Change Order shall include supervision (which will not be included in Profit and Overhead) The Contractor shall be eligible for Compensation for efforts associated with pricing Change Orders that are not executed if he receives written authorization prior to commencing those efforts LIQUATED DAMAGES: Liquated Damages, in the amount of five hundred dollars per calendar day,will be assessed for failure to clean-up or achieve Final Completion with the above schedule for the first seven days after the scheduled clean-up or Final Completion, increasing to six hundred dollars per calendar day for the next seven days, increasing to seven hundred dollars per calendar day until clean-up or Final Completion is achieved SUBSTITUTIONS: The Contractor shall determine the cost of the Work as shown on the Drawings and described herein without any substitution of alternate materials or methods DIVISION 1 —GENERAL CONDITIONS 1 The Contractor shall rely solely upon field measurements and physical investigation of existing conditions and shall not rely on plans when preparing the Cost of the Work The Contractor acknowledges that the Building has been subject to extensive modification since it was originally completed and the Cost of the Work is based on thorough investigation of existing conditions 2 Where colors or materials are to be selected by the Owner or Architect,the Contractor shall provide samples (in triplicate) a minimum of two weeks prior to the need for a response from Hardware 3 Material and equipment proposed for substitution shall be subject to the approval by the Architect,without recourse The Cost of the Work shall be based only on the material and equipment specified 4 The Contractor shall warrant all Work of this Project for a period of twenty-four months 5 Before being eligible for Final Payment,the Contractor shall furnish to the Architect(in a form acceptable to the Architect)two copies of"as built" drawings (indicating all sprinkler pipe and wiring locations), all operating data for mechanical equipment, applicable warranties, and shop drawings for each piece of equipment The Architect shall record the location of low pressure gas pipe terminations 6 The Site shall be kept free of debris at all times, the Contractor shall be solely responsible for the safety of workers and all others as well as protection of the personal property of the Owner and each Condominium Unit Owner The Contractor shall be responsible for moving the Owner's belongings, protecting, and replacing the same as required performing the Contractor's duties DIVISION 2—SITE WORK 1 Work includes demolition and removal of all debris Under no circumstances shall the Contractor use the Owner's trash equipment 2 The Contractor may use the existing Elevator for removal and delivery of material The Contractor shall protect Common Elements during the all labor, materials, and accessories to Install new doors, door casing, chair rail, crown moulding as well as misc framing, as Indicated on the drawings and specified herein 2 Finish wood shall match size, profile, species,grade, and surface preparation that Is currently Installed in the Common Element Corridors of Building E of the Northwoods Condominium on Level1 On all other levels of Building D door and trim finish as well as casing, chair rail, and crown moulding profiles will differ from Building E Installation shall be to the highest standards of the American Woodwork Institute 3 Do not install woodwork until required temperature and optimum humidity have been achieved and can be maintained In installation areas 4 Finish Carpentry materials shall be full length or 8 feet long Joints shall be mitered where required 5 Trim shall be installed true and plumb regardless of existing Inconsistencies In the walls Deviations from true of more than 1/16" In an 8-foot length will be PROTECTION 1 Insure that sound batts are Installed In areas separating existing Condominium Units and Corridors and other common Areas that are exposed during construction This Work is a Portion of Cash Allowance No 1 2 Assure required clearance between insulation and lighting fixture 3 Install batt insulation in the cavities of the floor assemblies around the perimeter of Building D Remove existing ceilings as required to gain access to these areas, patch same as areas removed for Installation of piping and wiring Fiberglass batt Insulation shall fill the entire cavity vertically and extend a minimum of 24 Inches inward from the exterior wall Inform Architect of special existing conditions that prevent completion of this portion of the Work Provide Deductive Change Order if this Work is not required DIVISION 8—DOORS AND WINDOWS 1 Work includes all labor, materials, and accessories to Install new doors Indicated on the plans Note that some existing doors are to be eliminated 2 Doors shall match the material, style, and finish of similar doors currently installed In the Common Element Corridors of Building E of the Northwoods Condominium On Level 1 Doors shall match the material and style of similar doors Installed in the Common Elements of Building E but the finish will be different 3 Contractor shall determine the required fire rating for each door assembly and shall provide a Schedule of each door to the Town of Vail Building Official for approval Upon approval by the Building Official,the Contractor shall provide the Architect with a copy of the Schedule and a copy of the approval by the Building Official It Is expected that Corridor Doors will require 20-minute assemblies, while doors Into Shafts will require 90- minute assemblies The Contractor must New Framing shall be metal studs and accessories,verify size and spacing with Architect 4 Millwork, doors, and other exposed wood trim to be finished In the same finish as similar Installations In the Common Elements of Building E of the Northwoods Condominium on Level 1 On all other levels of Building D door and trim finish as well as casing, chair rail, and crown moulding profiles will differ
