The VaH Building Department is a//owing this permit to be released with the following corrections because of the time frame the association has dictated for constructions These issues are required to be addressed prior to the framing inspection. Building Department Conditions of Approval: 1- The building is presented as Type IIIA. The exterior walls are to be non-combustible construction. The structural drawings are indicating wood posts supporting the W9x13. Section 2/S6 indicated wood stud wall with wood sheathing. Wood studs supporting Girder Truss B. Wood studs supporting bent header W10x12. The structural drawings are will need to be revised to replace the wood with steel or a stamped letter from the structural engineer indicating fire-treated wood can be used in lieu or doug fir larch #2 as indicated on the plans. (IBC 602.3) 2 The winders as shown do not meet minimum requirements. The walk line is measured 12"from the narrow end of the tread. Here are the code sections governing winders. In occupancies in Group R-3,as applicable in Section 101.2,within dwelling units in occupancies in Group R-2,as applicable in Section 101.2,and in occupancies in Group U,which are accessory to an occupancy in Group R-3,as applicable in Section 101.2,the maximum riser height shall be 7.75 inches(197 nun)and the minimum tread depth shall be 10 inches(254 nun),the minimum winder tread depth at the walk line shall be 10 inches(254 mm),and the minimum winder tread depth shall be 6 inches(152 mm).Anosing not less than 0.75 inch(19.1 mm)but not more than 1.25 inches(32 nun)shall be provided on stairways with solid risers where the tread depth is less than 11 inches(279 mm). The greatest winder tread depth at the 12-inch(305 mm)walk line within any flight of stairs shall not exceed the smallest by more than 0.375 inch(9.5 mm). 3 No insulation values are shown on the plans. Provide documentation that-the envelope of the addition meets 2003 International Energy Conservation Code. The town is accepting a ResCheck report and the insulation is to meet the report. The 9 1/2" BCI roof system may be an issue for the amount of insulation required. 4 Change one of the new windows in each of the existing bedrooms #1, #2 and #3 is required to meet egress requirements. (IBC 1025) Please refer to the cover sheet for information on resubmitting plans. In order to avoid delays in issuance of a permit,please check all requested information is included with the resubmitted plans. Please submit revised plans as a complete set.
