This letter summarizes the special inspections GROUND Engineering Consultants, Inc.
(GROUND) performed during the improvements to the Frost Bar at the Vail Plaza Hotel, located in
Vail, Colorado. The observations were performed at times scheduled by the Client, Contractor
and/or Subcontractors.
The structural steel welded and/or bolted connections for the Frost Bar were observed during O,
construction by a certified welding inspector (CWI). These observations were completed on cQ,P
December 14, 2010 as scheduled by the Client, Contractor or Subcontractor. Based on our p;
observations on this date and the documentation received from the Contractor, it is our opinion v:
that the materials tested and/or observed for the structural steel addition were in general
o
accordance with project plans, specifications, or applicable RFI's.
Representatives of GROUND observed the spray-applied fireproofing materials on 11/2312010.
Rio Grande 3M Monocoat was used to patch the work areas. The materials placed for the patches
appeared to be the same approximate thickness as the existing materials.
A GROUND representative observed the fire-stopping materials placed for the floor penetrations
on 12/9/2010. On 12/15/2010 we observed the ceiling gypsum board and fasteners placed at the
Frost Bar. Based on our observations on this date and the documentation received from the
Contractor, it is our opinion that the materials observed for the fire-stopping and ceiling gypsum
board were in general accordance with the project plans and site specifications.
The observations and materials testing as indicated above were performed periodically to provide
data to the Owner, Contractor and Subcontractors to assist them in evaluating the general
compliance of the tested materials and/or work with the contract documents at the times of our
observation and testing. We did not supervise, direct or have any control over any of the
Contractor's or Subcontractor's work. We were not responsible for the Contractor's or

Please find this letter as our understanding of the inspections conducted earlier today;
• Frost Bar (610-0247) received a TCO today with the condition the missing
Regulating Pressure Device (RP Valve) on the beer glass chiller will be installed
no later than December 23, 2010.
• Restrooms (1310-0246) received a TCO today with the condition the (2) exit signs
hanging in the hallway will be raised to U-10" (level with the existing structural
beam) no later than December 24, 2010.
• The Front Vestibule (1310-0193) received a TCO with the condition an astragal is
installed no later than December 23, 2010.

As requested, a representative of GROUND visited the project to perform construction materials
testing. We observed Scott with Ferruco Vail Ventures utilizing Rio Grande 3M Monocote
fireproofing to patch existing fireproofing on the ceiling of the Frost Bar area. We observed that
the fireproofing patches appeared to be the approximate depth of the existing material and at
the time of our visit, it appeared that the patch work completely covered the structural steel
items.
We were unable to take any depth measurements due to the lack of access to the ceiling. Scott
informed us that he was not provided with any depth specifications for the fireproofing material.
