Unit Guidelines
As you may already know, many exciting unit upgrades have recently been completed at
Montaneros. As we get ready for another busy season of unit renovations this spring, we
would like to remind everyone of remodel procedures set by the Montaneros Homeowner
Association.
Construction procedures are as follows:
• The unit owner in advance of the start of unit remodel or repairs must notify
management.
• Work may commence the day after Vail Mountain closes and continue until June
15 for spring remodels. Fall 2004 remodels may be conducted between September
7 and November 19. All dates are subject to change depending on building
occupancy.
• Work should be performed during the hours of gam to Spm unless other
arrangements are made with management based on unit occupancy.
• Contractors are responsible to research the following when applicable:
o Electrical loads and their impacts
o Weight issues that could impact the building structure
o Noise issues from material installed
• Contractors are responsible to notify the Fire System Monitoring Company
through manager and to protect the smoke and fire detectors in the units against
dust and other materials from entering the detectors. The contractor will be
responsible for all costs related to damage or false alarms.
• Protection of common area flooring, walls, and elevator should all be included in
the cost of the remodel. Contractor will be billed for repairs or cleaning of walls
and floors.
• Contractors are not to use on- property dumpsters. All trash should be removed
from the Montaneros property at contractor's expense. If a dumpster delivery will
be necessary, it should be discussed with management well in advance to the start
of construction.
• Based on the degree of work, a Town of Vail building permit may be necessary.
