GENERAL NOTES
1. The Contractor shall furnish all materials, equipment, supplies and labor as
necessary to perform the work described in this specification.
2. All new construction shall be performed in accordance with the Uniform Building
Code with local amendments. The design includes a 100 psf snow load and a 100
mph exposure B wind loading.
3. All lumber for structural framing shall be Douglas Fir Larch No. 2 and better. All
laminated veneer lumber shall be Trus Joist Micro = Lam or Boise Cascade
Versa -Lam.
4. Fasten all lumber with common nails in accordance with UBC Table No. 25Q
(Nailing Schedule). Special connections as called for shall be manufactured by
Simpson or an approved equal and shall utilize nails and bolts as furnished by the
manufacturer.
5. Plywood for the roof shall be APA rated 3 /4 " CDX sheathing with a panel index of
40/20. Place plywood perpendicular to framing and stagger ends. Provide 8d
nails at 6" centers at edges and boundaries and at 12" centers within the field.
6. During the course of the work, the Contractor shall be responsible for all shoring
and bracing.
7. During the course of the work, the Contractor shall be responsible for temporary
protection of opened areas from the weather.
8. Materials and workmanship are subject to the approval of the Engineer.
9. It shall be the Contractor's responsibility to inform the Engineer of any conflicts
which arise between this package and the existing conditions.
10. The Engineer's approval must be secured for all substitutions.
11. The Contractor shall request a site visit by the Engineer prior to covering over the
work contained in this specification.

DEMOLITION NOTES
1. Remove a strip of the ceiling drywall in the unit to the east of the burn unit (to the
east ends of the existing burn unit roof joist tails).
2. Remove the roofing, plywood decking and roof joists over the burn unit and over
the south edge of the roof over the balcony to the east as shown crosshatched on
drawing No. 2.
3. Remove the north exterior wall at the loft as shown on drawing No. 2.
4. Remove wall framing (from floor to roof) at the south end of the west wall and at
the south wall as shown on drawing No. 2 (including studs, posts and headers).
5. Remove the top double plate at the west wall as shown on drawing No. 2.
6. Remove the top double plate at the east wall (adjacent to the porch at the unit to
the east) as shown on drawing No. 2.
7. Remove the east, west and south handrails at the burn unit balcony.
8. Remove the decorative truss and double 2x 12 horizontal band at the burn unit
balcony.
9. Remove the decorative truss at the balcony to the east of the burn unit.
10. Remove the two 6x6 posts at the south end of the burn unit balcony.
11. Remove charred framing at the dropped ceiling over the kitchen cabinets.
12. Remove a strip of siding 5 '' /2 high below the ceiling at the west end of the
balcony to the east of the burn unit (see drawing No. 2).
WALL REPLACEMENT NOTES
13. Replace the north exterior wall at the loft as shown on drawing No. 3. Wall
framing to be composed of 2x4's at 16" centers. The header over the window is
to be composed of two 2x4's. Provide a continuous double 2x4 each side of the
window. Provide a double 2x4 top plate.
14. Scrape and sister charred wall studs at the west exterior wall of the loft as shown
on drawing No. 3. Provide a new double 2x4 top plate.
15. Scrape char from existing wall studs and provide 2x8 sister studs 8' long scabbed
to the top of each existing wall stud at the west exterior wall as shown on drawing
No. 3. Fasten the scabs to the existing studs with two rows of l Od nails at 12"
centers.
16. Scrape char from existing wall studs and provide 2x8 sister studs full height
scabbed to the existing wall studs at the west exterior wall as shown on drawing
No. 3. Fasten the scabs to the existing studs with two rows of l Od nails at 12"
centers.
17. Provide a continuous triple 2x8 wall stud at the north side of the window on the
west exterior wall.
18. Provide a triple 1 3 /4 " x 5 ''/2" Mircro = Lam header over the window at the west
exterior wall.
19. Provide a minimum of a triple 2x8 post at the southwest and southeast corner of
the burn unit as shown on drawing No. 3.
20. Provide two new 4x10 wood posts at the south wall as shown on drawing No. 3.
21. Provide a double 2x12 with a 2x6 top and bottom at the south and west windows
with the top of the member 8' above the floor level as shown on drawing No. 3.
Provide the same member just beneath the roof line at the south wall.
22. Scrape char from existing wall studs and provide 2x6 sister studs scabbed to the
top of each existing wall stud (above existing blocking) at the east exterior wall as
shown on drawing No. 3. Fasten the scabs to the existing studs with two rows of
I Od nails at 12" centers.
23. Install a 2x6 ledger for the west ends of roof joists over the balcony at the unit to
the east. Fasten the ledger to each stud with two pre- drilled' /4" lag bolts.
24. Remove char from studs at the northwest corner of the chimney enclosure.

25. Replace charred framing at the dropped ceiling over the kitchen cabinets
26. Replace the stair to the loft to match the other units in the complex.
27. Install new 6x6 posts at the south side of the balcony.
28. Replace the balcony handrails to match that at other units in the complex.
29. Replace the truss work at the top of the burn unit balcony to match that at other
units within the complex.
30. Replace the truss work at the top of the balcony at the unit to the east of the burn
unit to match that at other units within the complex.
31. Replace interior wall framing at the loft with 2x4's at 16" centers.
32. Replace exterior finishes and trim to match the existing.
ROOF REPLACEMENT NOTES
33. New roof decking to be '/4" plywood. See General Notes for further information.
Provide a 45 degree cant strip at the 7/8" step between the new and existing roofs.
34. New roof joists to be 1 '/4" x 14" Micro = Lams at 24" centers. Provide a
minimum of 3 '' /2" of sound bearing at each support (notify the Engineer if this can
not be achieved). Rip the Micro = Lams to 13 '/4" to match the depth of existing
2 x 14's over the balcony to the east of the burn unit.
35. Provide double 1 '/4" x 14" Micro = Lams for framing at the chimney.
36. Provide double 1 '/4" x 14" Micro = Lams over the south wall and the south side
of the balcony as shown on drawing No. 4.
37. Provide a double 1 '/4" x 14" Micro = Lam ripped to 13 1 /4" at the south side of the
balcony to the east of the burn unit.
38. Provide two continuous lines of blocking for the roof joists as shown on drawing
No. 4. Provide solid blocking over bearing walls.

ROOFING NOTES
39. Provide a ballasted single ply roof over tapered insulation to give a slope of /4"
per foot to the north and south as shown on drawing No. 5. Provide scuppers for
escape of water to adjacent roofs. Provide perimeter flashings and a tie in to the
adjacent existing roof. The weight of the new roof is not to exceed 15 psf.
40. Provide a four ply built -up roof with gravel as shown on drawing No. 5. Provide
perimeter flashings and a tie in to the adjacent existing roof.
41. Provide a new roof to match the existing at the mansard as shown on drawing
No. 5.
42. Install new gutters to match the existing at the south side of the roof.

In summary, Ordinance No. 6 states that it is unlawful for any
person to litter, track or deposit any soil, rock, sand, debris
or material, including trash dumpsters, portable toilets and
workmen vehicles upon any street, sidewalk, alley or public
place or any portion thereof. The right -of -way on all Town of
Vail streets and roads is approximately 5 ft. off pavement.
This ordinance will be strictly enforced by the Town of Vail
Public Works Department. Persons found violating this ordinance
will be given a 24 hour written notice to remove said material.
In the event the person so notified does not comply with the
notice within the 24 hour time specified, the Public Works
Department will remove said material at the expense of person
notified. The provisions of this ordinance shall not be
applicable to construction, maintenance or repair projects of
any street or alley or any utilities in the right -a -way.

Vail Building Department to obtain a copy. Thank you for your

BUILDING PERMIT ISSUANCE TIME FRAME
If this permi,t requires a Town of Vail Fire Department Approval,
Engineer's ( Works) review and approval, a Planning Department
review or Health Department review, and a review by the Building
Department, the estimated time for a total review may take as long
as three weeks.
All commercial ('large or small) and all multi - family permits will
have to follow the above mentioned maximum requirements. Residential
and small projects should take a lesser amount of time. However, if
residential or smaller projects impact the various above mentioned
departments with. regard to necessary review, these projects may
also take the three week period.
Every attempt will be made by this department to expedite this
