Attention: Town of Vail- Dept of Building Development
Detailed Scope and location of work: Decks and railings are being replaced as they are 40 year old
original wood materials that have rotted and are now falling down. Safety issues are one main concern.
There are also drainage issues in the back of the house that will also be addressed when rebuilding
decks. Drainage will be improved by installing drain tile, pool liner, and a small dry stack keystone
retaining wall to help redirect water away from foundation. See engineering plan.
1. Elevated decks around house. Replace all old Douglas fir decking which with dark composite
5/4" X 5 -1/2" decking, . Replace all guard rails around elevated decks from cedar post and rail to
all metal brown powder coated guard rails to reduce maintenance and blend in with existing
oxford brown trim and fascia. Replace cedar fascia to match existing 1 x 12" rough cedar and
paint to match existing (oxford brown). Repair any framing members as needed.
2. Rear ground level deck. Remove all old decking and framing material. Grade for improvement
of drainage. Add pond liner and drain tile. New concrete posts and footers. New framing
(pressure treated) and composite decking, all decking will be of same color (gray) and style to
match throughout the project. This existing deck is expanding by 2' (from 10' to 12') to improve
drainage. There will be added a 30" high dry stack retaining wall at the perimeter of the deck,
this is a 50 foot linear wall with one 45 degree bend that will parallel the rear deck. This wall
and drain tile is being added to prevent surface water from reaching the foundation
3. Rear island deck. Replace framing and decking of old deck. Same size deck as before. Will add
built in bench seating around 3 / of the deck perimeter. Composite decking and seating materials
to match all other decks. Replace concrete piers as needed. Existing BBQ to be repaired, some
facing stone has fallen off
4. Replace one small staircase 5 treads between main house deck and island deck. Stringers and
metal stair treads to match other exterior staircase (same as Garage stairs). This is a 5 tread
staircase. Handrail to be of powder coated metal fabrication to match all other guard and hand
rails.
5. There is no landscaping to speak of at the rear of the house, everything existing is currently
natural. There are couple small fir trees that will remain untouched. There are 3 small natural
aspen trees 5 -6" diameter that will be removed to get them away from the foundation and so
we can improve drainage. Last summer all pine beetle killed trees were removed and many of
the dead aspen on the property were cut down in coordination with TOV wildfire coordinator.
We do not propose to replant these three aspen as there are already dozens of naturally
occurring ones at the back of the house. After replacing of decks the rear will be allowed to
return to natural vegetation state with reseeding of natural grasses, (Fitz and Gaylord
Landscaping).

All workers vehicles will be parked on Kinney property in the lower garage driveway.
There should be minimal dirt from excavation at the site as we are mostly replacing the existing
decks. This will be stored on site and reused for back fill of footers. If there is any extra top soil it will
be used to fill behind new retaining wall.
