Subject: Observation of Exploratory Pits, Proposed Deck, Lots 2A/2B, Matterhorn
Village, 1705 Geneva Drive, Vail, Colorado
Gentlemen:
As requested, a representative of Hepworth - Pawlak Geotechnical, Inc. observed
exploratory pits at the subject site on September 3, 2010 to evaluate the soils exposed for
foundation support. The findings of our observations and recommendations for the
foundation design are presented in this report. The services were performed in
accordance with our agreement for professional engineering services to Vail PBK, LLC
c/o BZ Construction, dated September 2, 2010.
A new wood deck is proposed to replace the existing wood deck at the east (uphill) side
of the existing residence. The new deck foundation is proposed to consist of five, 24 -inch
diameter "big foot" pads. The pads were sized based on an assumed soil bearing pressure
of 2,000 psf.
At the time of our visit to the site, two exploratory pits had been excavated at the east side
of the existing residence in the area of the proposed wood deck down to the depths of
about 4 and 5 feet below the adjacent ground surface. The subsoils observed in the pits
consisted of medium dense, silty sand and gravel with cobbles and boulders. A large
boulder was observed at the bottom of the south pit. The results of a gradation analysis
performed on a sample of silty sand and gravel (minus 1 %Z inch fraction) obtained from
the north pit are presented on Figure 1. No free water was observed in the pits and the
soils were slightly moist to moist.
Considering the subsoils exposed in the pits and the nature of the proposed construction,
spread footings placed on the undisturbed natural soil designed for an allowable soil
bearing pressure of 2,000 psf can be used for support of the proposed deck foundation.
The exposed soils tend to compress under load and there could be some post - construction
differential settlement between the pads of up to about 1 inch. Loose and disturbed soils
and any existing backfill in footing areas should be removed and the bearing level
extended down to the undisturbed natural granular soils. The bearing soils should be
protected against frost and concrete should not be placed on frozen soils. Footings should

be provided with adequate soil cover above their bearing elevations for frost protection.
Backfill placed around the foundation should be compacted and the surface graded to
prevent ponding within at least 10 feet of the foundaion.
The recommendations submitted in this letter are based on our observation of the soils
exposed within the exploratory pits down to the depths indicated above and our previous
experience in the area. This study is based on the assumption that soils below the
excavated pit depths have equal or better support than those exposed. The risk of
foundation movement may be greater than indicated in this report because of possible
variations in the subsurface conditions. In order to reveal the nature and extent of
variations in the subsurface conditions below the excavation, drilling would be required.
It is possible the data obtained by subsurface exploration could change the
recommendations contained in this letter. Our services do not include determining the
presence, prevention or possibility of mold or other biological contaminants (MOBC)
developing in the future. If the client is concerned about MOBC, then a professional in
this special field of practice should be consulted.
