Asbestos Testing & Abatement Requirements
Asbestos testing and abatement protects workers, homeowners, neighbors and emergency services responders from ex-
posure to harmful asbestos. The Town of Vail asbestos abatement program is in addition to the State of Colorado's regu-
lations. It is your responsibility to be in compliance with the State. Please contact the State directly for their requirements
at the contact info listed below.
When is asbestos testing required?
ANY building projects disturbing more than these threshold levels of building materials require asbestos testing:
One- and Two - Family Dwellings: 32 square feet
- All Others (commercial spaces, hotel rooms, etc): 160 square feet OKI) — C;�WQ Ci��. >Lertr %
Definition of a single - family dwelling: any dwelling unit that is used primarily or �IingleiAify, in- cluding,�j
multi - family /condominium units, and fractional fee units. \ _
Asbestos testing results must be provided with your application for a building permit.
Tests which identify POSITIVE results at more than 1% require abatement by a State - certified and Vail- registered abate-
ment contractor. An asbestos abatement permit must be approved, and the clearance letter must be submitted to the
Town of Vail before the building permit will be issued.

Tips & Facts:
• Even recent construction projects may include asbestos- containing materials, so buildings of any age require testing.
• The "1989 Ban" on asbestos- containing materials is commonly misunderstood. "In fact, in 1991 the U.S. Fifth Circuit
Court of Appeals vacated much of the so- called "Asbestos Ban and Phaseout" rule and remanded it to the EPA. Thus,
much of the original 1989 EPA ban on the U.S. manufacturing, importation, processing, or distribution in commerce
of many asbestos - containing product categories was set aside and did not take effect." - CDPHE

We indeed closed yesterday. Thanks. Although the deed is yet to be recorded, the acquirer is GMORE
PH, S.A. DE C.V., a Mexican Sociedod Anonima de Capital Variable, and its address is Rio de la Plata #407
Ote., Colonia del Valle, San Pedro Garza Garcia, N.L., Mexico 66220. The Contact Person should be Mr.
Roberto Gonzalez Moreno. I don't know if for purposes of building permit filings the acquirer needs to
own the property "of record ". Kursten: Please advise.
As to the insurance, the property is not insured yet and we are working on that. We understand that the
building is already insured. Considering this, what kind of coverage you think we need for the unit?

I am assuming that Manor Vail Residence #470 closed yesterday — Congrats! I am also assuming that
the entity that owns the Residence is formed and documented. For the Building Permit, we will need the
name of the Owner, its' address, and its' contact person. Can you forward that info to me? We will also
need the Residence to be Insured, or is the Insurance already in place? Thanks.

SCOPE OF WORK SUMMARY 10/4/10
The enclosed Scope of Work Summary, List of Changes/Additions, Specifications, and Drawings
constitute the Construction Documents for a Remodel of an existing penthouse at Manor Vail
Lodge, Vail, Colorado.
Reference is made to the original Construction Documents for this Project titled Manor Vail
Condominiums, Vail, Colorado dated 5/16/07 — Full Permit Response as issued by Zehren and
Associates, Inc. These original Construction Documents are hereby specifically incorporated into
the Manor Vail Residence #470 Remodel project to serve the purpose of reference, guidance, and
to otherwise facilitate coordination and deployment of construction methods, means, and
materials on the part of the General Contractor and Subcontractors. The Contractor shall
familiarize himself and all appropriate Subcontractors /Suppliers with the contents of these
original plans and specifications, as well as existing as -built conditions at the project site, in
accordance of the goal of matching, to the greatest extent possible, all newly remodeled areas to
existing construction materials, finishes, and craftsmanship — unless otherwise addressed in these
remodel drawings and specifications.
The attached remodel specifications and drawings address the scope of work to be included in the
Manor Vail Residence #470 Remodel. In some cases, portions of the original drawings are
`redlined' to more easily highlight the revisions /additions or provide the Contractor with key
reference information pertinent to the original design or existing conditions. In addition, new
supplemental drawings and/or specifications are also provided to delineate the new changes and
revisions to be incorporated into the existing residence.

LIST OF CHANGES /ADDITIONS 10/4/10
1. Relocate the Kitchen Island approximately 12" farther away from the Dining Room
(new dimension from countertop to countertop to be 4' -0 "). The sink, dishwasher,
microwave, and the trash compactor will all move with the cabinet. The 3 pendant
lights in the ceiling should also move about 12" and be changed to 4 pendant lights
(fixtures to be Owner supplied). Delete the 4 columns under the island countertop
and add either 3 or 4 corbels to support the Countertop (design of corbels is TBD).
Repair wood floor as required. Re: Sheet 3.
2. Not Used.
3. Add a duplex outlet and a TV jack at approximately 48" AFF for a flat screen TV at
Bedroom 1, 2, 3, and 4. Add a fourplex outlet and a TV jack at the new Loft built -in.
Add an outlet at Closet 4. Add a TV jack at the Kitchen countertop. Add 2
ceiling/wall speakers at Dining Room and 4 ceiling/wall speakers at Great Room.
Add 2 surround sound speakers at the Loft. Add speakers at Bath 1. Provide controls
as required. Work with Owner Audio/Video Consultant for requirements to
repair /patch drywall damage as required. Re: Sheet 3, 4, 5, 6, and 7.
4. Relocate the Dining Room ceiling j -box to center on the Dining Room table
(dimensions TBD). Hang new chandelier at Dining Room. Re: Sheet 3.
5. Not Used.
6. Add built -in at Loft. Built -in to be wood to match existing wood in Residence. Re:
Sheet 7.
7. Add 2 fourplex outlets in the closet (Audio/Video Closet) opposite the Laundry Room
(possibly connect these outlets to an empty circuit in the electrical panel). Add a
closet light and switch in this closet. Re: Sheet 4.
8. Change paint color at Bedroom #2 (color TBD). Re: Sheet 5.
9. Change Bath 3 to have a shower instead of a tub (shower to have a curb and a
waterproof membrane as required). Match existing tile. Provide Euro -Style shower
door and enclosure similar to Bathroom 2. Relocate towel bar. Re: Sheet 5.
10. Add plastic laminate shelving at Kitchen Pantry. Re: Sheet 3 and 8.
11. Revise the Closet rod/shelf design at Bedroom 1, 2, and 3 and add cubbies at
Bedroom 4. Re: Sheet 4, 5, 6, and 8.
