NOV O 1 2010 TOWN OF VAIL As requested, BGCE has reviewed the existing plumbing and power infrastructure at the Tivoli Lodge with regard to supporting the proposed build -out of an 870 square foot hotel guest room. We understand this is a rentable guest room and is not considered a dwelling unit as defined by Town of Vail adopted building codes. Our review indicates the existing building infrastructure should be capable of supporting the proposed guest room. Specific systems findings and recommendations follow. PLUMBING SYSTEMS Assuming original plumbing riser construction was completed similar to the design intent (majority of the riser components are concealed behind existing finishes), the plumbing risers in the immediate vicinity of the proposed guestroom should support the waste, vent, hot water, and cold water needs. No natural gas load in this guestroom is anticipated. We recommend extending a 4" waste line to either of the adjacent risers labeled "8" and "15" on the 2007 BGCE design drawings. Horizontal piping should slope, at minimum, 1/8" per foot slope to the new bathroom fixture group and coffee/bar sink. We recommend extending a 3/4" hot water and 3/4" cold water piping from the riser labeled "15" pm the 2007 BGCE design drawings. Piping should be insulated in accordance with the 2009 IECC. Also, we recommend accessible isolation valves be provided within this new guest room to isolate all new cold/hot water fixtures from a single location. We recommend extending a 2 -1/2" vent pipe from either of the adjacent risers labeled "8" and "15" to serve the new fixture group. Please see the attached plan sketch from the original construction documents indicating the approximate locations of these risers. Note, at the time of this review, risers which would be located in the middle of the living space have been relocated to be accommodated within adjacent walls. MECHANICAL SYSTEMS It is our understanding a heating only system consisting of electric baseboard is desired. The calculated heat loss for the guest hotel room is approximately 9,900btu/h. This calculated heat loss does not factor in any heat transfer from the adjacent portions of the building which we understand are often sufficient to keep the existing guest room space at a reasonable temperature. Since this passive heat gain is not reliably predictable and is not controllable by the guest room occupants. To offset this calculated heat loss we recommend an electric resistance baseboard with a total heat output of 2,900 watts be provided within the guest room. We also suggest a small length of baseboard be provided in the bathroom and be equipped with its own thermostat control. We understand code ventilation for the main volume of the guest room will be provided via operable windows. For bathroom ventilation, we recommend providing a cabinet exhaust fan capable of achieving a minimum of 50 cfm at the developed static pressure (dependent on duct sizing and routing). Note, this bath ventilation system should be installed to minimize or eliminate need to penetrate any fire rated construction assemblies. In the event ventilation systems do penetrate fire assemblies, proper opening protection must be provided. ELECTRICAL The overall building electrical service has sufficient capacity to accommodate the proposed guest room. Furthermore, there is sufficient capacity and spare circuits in Panel "W' located adjacent to the proposed guest room. The anticipated guest room loads and general device layout are indicated on the attached sketch and the attached anticipated panel schedule. A master switch located at the room entry to control lighting and switched receptacles will be required per 2009 IECC as adopted by Town of Vail. Lighting fixtures will be specified by the Owner. SMOKE DETECTION/FIRE ALARM SYSTEM/FIRE SUPPRESSION Smoke Detection/Fire Alarm and fire suppression are by others and are not within this scope of work. The above information is intended to respond to the building departments request for systems infrastructure capacity verification. The actual design of these new systems is the responsibility of the design/build contractor. It is also the design/build contractor's responsibility to inform BGCE if the recommendations included in this letter are not achievable.
