Verify dimensions in field prior to commencement of work. 3. Work shall be performed in a workmanlike manner to the satisfaction of the architect & the engineer. 4. Labor, materials, and equipment shall conform to the latest applicable editions of local, State of Colorado, and National Codes and ordinances. If conflict between those publications exists, the most stringent requirement shall apply. 5. Provide record drawings to architect. Drawings shall include all addendum items, change orders, alterations, re- routings, etc. 6. The drawings show the intent of the mechanical systems but do not show all details required. It is the responsibility of the contractors to install complete & operable systems, which conform to the manufacturers' installations instructions & industry standards. 7. Systems shall be tested for proper operation. If tests show work is defective, contractor shall make corrections necessary at no cost to owner. 8. Coordinate architectural, structural, electrical, landscaping, fire protection, and interior design drawings with mechanical drawings prior to installation. 9. Offset piping, ductwork, etc. as necessary to accommodate structure, beams, columns, and existing equipment. Remodel & Demolition 10. Visit site prior to bid and verify the conditions. Include in the bid, costs required to make work meet existing conditions, whether indicated or not, 11. In as much as design for remodel and /or rehabilitation requires that certain assumptions be made regarding existing conditions and because some of these assumptions cannot be verified without destroying otherwise adequate or serviceable portions of the building. The engineer cannot assure the owner or the contractor that the professional consulting services herein encompass all contingencies. Field coordination during construction is imperative. Contractors bidding this work must make reasonable allowances for unseen conditions. 12. Field verify locations of all existing piping, equipment, ductwork, etc. 13. All new ductwork, piping, equipment, etc. is shown with dark lineweight. All existing ductwork, piping, equipment, etc. is shown with light lineweight. Insulation 14. Insulate all new piping to match the insulation being installed for the base building systems (white fiberglass type). Minimum insulation thickness per 2009 IECC table 503.2.8 is 1.5" for both heating water and chilled water piping (1.5" piping diameter and less). Insulate all heating water, chilled water, domestic cold water, domestic hot water and domestic hot water recirculation piping. 15. Internally line all new rectangular ductwork with 1" duct liner (R =4.3 minimum), unless noted otherwise. Some locations have 2" insulation specified for additional sound attentuation. 16. Externally wrap all outside air, exhaust air and relief air ductwork as well as all unlined supply air ductwork and the bypass duct with 2" duct wrap with vapor barrier. Minimum R -value shall be 6.5. 22. Copper pipe Valves and Specialties: Gate Valves: Bronze, Class 125,200 lb. W.O.G. Ball Valves: Bronze, Class 125,200 lb. W.O.G. Check Valves: Bronze, Class 125, 200 lb. W.O.G. Balancing Valves: 125 psig w.p. for 250E service tight shut - off, Illinois dual - purpose, balancing/shut -off valve, Hoffman, Sarco, or equivalent. 23. Support pipe with rod and clevis or clamps. No pipe tape allowed. 24. Dielectric Unions - Furnish and install a dielectric union at all connections where non - ferrous material is in contact with ferrous material and fluid in not protected with corrosion inhibitors. 25. Install plumbing clean -outs as required by applicable codes. Ductwork 26. Duct sizes shown on drawings are outside (sheet metal) duct dimensions. 27. Seal all ductwork joints and vapor barrier penetrations at all exterior walls. 28. Provide backdraft dampers at any and all ductwork penetrations through exterior wall (except outside air and combustion air ductwork). 29. Provide turning vanes in all mitered rectangular elbows. 30. Provide volume dampers at all accessible round duct take -offs. 31. Make all final connections to supply GRD's with acoustic flexible duct. Maximum length shall be 6 feet. 32. All ductwork or surfaces which are visible behind a grille, register, or diffuser shall be painted flat black. 33. Sheet metal and fittings to be pursuant to SMACNA and ASHRAE standards. 34. Seal off all ducts during construction. Controls 35. Mount all thermostats 5' -0" above finished floor. 36. All thermostats shall have a temperature range suitable for the application and have adjustable set points. The thermostats shall be able to display temperature setpoint and room temperature. All thermostats shall be approved by the owner. 37. Freeze Detection Thermostats. Each supply system with water coils taking outside air shall have a freeze detection thermostat located on the downstream side of the coil. Thermostats shall be of adjustable electric contact type, silver plated, manual reset with 20' flexible sensing bulb of increment type with any section capable of actuating mechanism on temperature drop below set point, thermostat shall stop fan(s) and close outside air damper. They shall have an isolated set of contacts for alarm system. 38. See Sequence of Operation for additional control information. 39. Smoke detectors shall be installed in return air systems with a design capacity greater than 2,000 CFM, in the return duct or plenum upstream of any filters, exhaust air connections or outdoor air connections. Installation shall comply with NFPA 72 and Section 606 of the 2003 IMC. Upon detection of smoke, fan shall automatically shut down. Pipin Balancing 17.
