Most of the windows in living room and kitchen are original and need to be replaced due to age, broken seals, and several cracked panes. The window detailing has been susceptible to leakage and does not permit the easy replacement of individual panes. We have selected AIA Industries from Denver, a supplier of commercial grade custom windows and skylights to install the new windows using energy efficient glass that exceeds the Town's requirements. The windows will be mounted on the existing 4x6&4x8 structural members. The fames and flashing will be dark bronze to match the existing windows in the home. Key points: • This project is limited in scope and involves only the replacement of existing windows (same-for-same). • The project has received DRB administrative approval(2/23/11). • The Joint Property Owner Written Approval Letters has been signed. • U-value of glass is 0.28, exceeding the TOV requirements. • Load bearing capacity of the sloped glazing is 186 PSF, exceeding the TOV requirements.
