Site Meeting Notes, Town of Vail February18, 2011

Martin,
Please review the following list of items that we discussed at our meeting this morning. I am in need of a
letter from the Town of Vail concurring or adjusting these notes.
1) Exterior stair treads/ risers and handrails:
-adjust new treads to be of equal rise each, exceeding 7-3/4 “ to existing 8” would be acceptable since
we are not replacing the stringer. This is acceptable but the new treads themselves must comply for nosing and the solid risers per section 1009.4.2 IBC
- add a closed riser. See previous comment
- new railings either side of the stair stringer must remain 36” clear horizontally at a minimum height of
42” above the plane of the nose of the stair. A Handrail must be added to one side of the guardrail be-
tween 34” and 38” above the plane of the nose of the stair. Maintain no more than a 4” opening in
the guardrail design. This is all correct see sections 1009.12 and 1013.2 IBC.
- it was noticed that the site Entry stair assemblies will need a new fixed handrail… more than 2 risers .
Slight change: handrails on both sides of stairs would be required for site stairs. Reference section 1009.12 IBC.
2) Egress Windows:
- part of the building permit will require the town building official to inspect for compliance of bed-
room egress window codes.
Opening requirements for the egress windows is as following:
1029.2 Minimum size. Emergency escape and rescue openings
shall have a minimum net clear opening of 5.7 square feet
(0.53 m2).
Exception: The minimum net clear opening for emergency
escape and rescue grade-floor openings shall be 5 square
feet (0.46 m2).
1029.2.1 Minimum dimensions. The minimum net clear
opening height dimension shall be 24 inches (610 mm). The
minimum net clear opening width dimension shall be 20
inches (508 mm). The net clear opening dimensions shall be
the result of normal operation of the opening.
1029.3 Maximum height from floor. Emergency escape and
rescue openings shall have the bottom of the clear opening not
greater than 44 inches (1118 mm) measured from the floor.
- the upstairs bedroom windows, North Bedrooms and South Bedrooms do not currently meet egress
requirements. In order to comply the window rough openings will have to be made wider, taller
or both to accompany a larger window size. The resulting symmetry of both the North and South
elevations will be considered by the Town of Vail Design Review Board.
3) Smoke And Carbon Monoxide Detectors
- part of the building permit will require the town building official to inspect for compliance of
smoke and carbon monoxide detectors. One smoke detector in each bedroom and one smoke detector
in the adjacent hallway to a bedroom. There is no gas in these units therefore no carbon monoxide
detectors are required. This is correct. Any time abuilding permit is issued these items are required.
4) Fireplaces and Flues
- as long as the existing wood burning fireplaces stay intact they will not required to be replaced.
The town suggest a camera inspection of the existing flues and replacement if necessary. Flue
replacement will not warrant a fireplace replacement. Correct
5) Electrical and Lighting
-all exterior light fixtures shall be replaced with commonly accepted exterior lighting per the own of
Town of Vail….forgot the generic name? Lights will have to comply with the dark sky requirements
- all existing and proposed heat tape line voltage assemblies must comply with Town of Vail building
codes. Correct. As this is removed o resurface the building it would have to brought up to the current code.
- removal or change of location of television Satellite dishes will not be required by the Town of Vail
True but the DRB may ask for aesthetic improvements such as panting the dishes too match the building
